Guys -
I was watching TikTok video about this Dato Vince explaining how to make passive income..
The way he describe, you can buy a house and then sub it out for rental and then use the money to buy another house again ..

So if you have $$ .. should you invest in property or put in reliable stocks like PB or CIMB?

Your thoughts .. i will be receiving $$$ from US stock trading so dunno which should be good option as inflation will take place and amount in FD will become smaller in the future.

I am not expert in stocks or even crypto .. so afraid will lose instead.

Hello,
I would like to hear LYN $$$ experts on what should i do with an amount of USD150K?
How to do improve the gain or take advantage of this amount?
Options available -

1- Considering buying a property in KL as investment and renting it out, foresee getting back rental of RM1500 pending on location?
If i purchase a condo for RM500K and take 50K to reno .. might take 30yrs to recover back the except the property will be mine (Given to children)
Maybe price will appreciate .. i am not sure about shoplot ..
2- Transfer to FCFD, as in USD FD rate, which is getting 4% per annum.
3- Buy stocks or bonds (Seems like trend now .. as many banks are offering this)
4- Buy SG reit stocks and see the returns in dividend SGD but which REIT is good .. newbie in this.
5- Convert back to RM and keep in FD and move some EPF (Max of 100K only .. )

Can someone given some good advise .. i am retiring in 5yrs.

Guys .. freaking hot !! Any recommendation on type of portable fan or aircond?
Saw one Philip tower fan@RM300, air blown quite good but not sure how far … then visit another shop, recommending me to buy Sharp fan/aircond @RM600that put in iceblock and blower to blow ..

location to put is at dining table and hv aircond .. cannot always switch on .. very kaw leh ..
So 1/2hr meal time .. no need aircond so considering this option since i cannot install ceiling fan.

Any recommendation?

I want to buy it for emergency usage since i go offroad lot.

I read some reviews saying these pump cannot pump enough air for rim size above 17in? Is it true?

If you want to buy a house, should you include MRTA in the loan as it gives a lower/3.75 % or not, which is just principle loan amount with higher rate/ 4%.
I read that it is not compulsory but recommended incase of sudden death/ permanent disability.
if without the MRTA, life insurance can help off the house ..

I want to take 250K housing loan for 20yrs but uncle is 50yrs old. With MRTA, it is 10% of the loan.
I have calculated and the different is RM100 in monthly payment for next 20yrs.

I noticed my eyes bags are getting bad, like puffy and dark rings while my facial skin looks tired and haggard. Any recommendation type of products that is good esp i have oily skin.
I dont use any facial products at all due to skin sensitive (After outburst of acnes using Clinique).

Anyone heard of Lumin Skincare or other recommended brands ..

Dont lah ask me use my semen or "something" juice lah ... old man already .. dont have that much also.

Hello,
I would to hear your opinions on single storey house.
I am staying in s/s terrace firewall separation (35 x 75) now. I have a friend who wants to sell his semi-D s/s, which slightly smaller (30 x 70).
Is it a good buy and move to the semi-D then sell off this existing house? My existing home is estimated to be 70% of the semi-D value but i need to top up for major renovation since it is very old.

Both are freehold but it is true that value of the house is always higher if it is classified as semi-D instead of terrace when i want to sell it in the future?
