            <description>dear, sifu&lt;br /&gt;&lt;br /&gt;i plan to buy 1 property in the future&lt;br /&gt;&lt;br /&gt;my gross salary around 11k/month  no bonus&lt;br /&gt;&lt;br /&gt;my debt obligation&lt;br /&gt;&lt;br /&gt;personal loan rm 1815/month , to finish by 04/2016&lt;br /&gt;house loan   1.  rm 2663 for 30 year&lt;br /&gt;house loan 2     rm  2249 for 30 year&lt;br /&gt;car loan       3.   rm 1874 for 5 year&lt;br /&gt;&lt;br /&gt;total rm 8600&lt;br /&gt;&lt;br /&gt;rental&lt;br /&gt;house 1 rm 1600 /month for 24 month, most likely will be cont&lt;br /&gt;house 2 rm1500/month  for 12 month , tenant want to stay for 1 year only , most likely need to look for new tenant&lt;br /&gt;&lt;br /&gt;if i plan to buy 1 more property,  how much loan will i be able to obtained?&lt;br /&gt;no issue with downpayment&lt;br /&gt;and when i can  maximise my loan ? after i finish my personal loan?&lt;br /&gt;&lt;br /&gt;thanks&lt;br /&gt;</description>

            <description>hi sifu,&lt;br /&gt;&lt;br /&gt;my property was a free hold property&lt;br /&gt;i just receive all the relevant document&lt;br /&gt;in my document(geran)&lt;br /&gt;it was stated&lt;br /&gt;&lt;br /&gt;SEKATAN-SEKATAN KEPENTINGAN&lt;br /&gt;&lt;br /&gt;Tanah ini hanya boleh dipindah milik atau dipajakkan dengan kebenaran bertulis oleh pihak berkuasa.Sekatan ini dikecualikan kepada kaum bumiputera bagi pindah milik kedua dan seterusnya..&lt;br /&gt;&lt;br /&gt;what does this mean?&lt;br /&gt;&lt;br /&gt;my property is bumiputera land?&lt;br /&gt;&lt;br /&gt;any problem if i want to sell in the future?&lt;br /&gt;&lt;br /&gt;can i sell to non bumi in the future?&lt;br /&gt;&lt;br /&gt;will this affect my property price?</description>

            <title>need help, cukai tanah and cukai pintu</title>

            <description>dear sifu,&lt;br /&gt;&lt;br /&gt;i need some help here&lt;br /&gt;&lt;br /&gt;i had bought a house from developer&lt;br /&gt;but the developer never told me its under bumi quota.&lt;br /&gt;&lt;br /&gt;i only found out after signing s &amp;amp;p on may 2013.&lt;br /&gt;&lt;br /&gt;problem started as the bank didnt want to release the loan until the transfer of the title was settle,&lt;br /&gt;&lt;br /&gt;the transfer of title was dragged til 28  Jan 2015 and completed after settle with all the relevant authority and now the geran is under my name but dipajakkan to the bank .&lt;br /&gt;&lt;br /&gt;my problem was, do i need to pay the cukai pintu and cukai tanah before the date of the transfer of the title,&lt;br /&gt;&lt;br /&gt;as i think its not fair for me to pay during the period that the title was not register under my name..&lt;br /&gt;&lt;br /&gt;i am going to collect the key before CNY&lt;br /&gt;&lt;br /&gt;please kindly advise..&lt;br /&gt;&lt;br /&gt;thanks for yr help</description>

            <title>after sign S&amp;amp;P only know its bumi lot, any prob?</title>

            <description>hi.&lt;br /&gt;&lt;br /&gt;I had purchase a landed property in IPOH for my in laws. We was not told by the developer and lawyer that the house is a bumi lot. We had signed the s&amp;amp;p on may 2013 after my loan was approved by bank. i had paid 12 % deposit.&lt;br /&gt;&lt;br /&gt;i had subsequently paid all the stamp duty and lawyer legal fee for s&amp;amp;p and loan legal fee to the lawyer.&lt;br /&gt;&lt;br /&gt;My S &amp;amp;P was stamped and subsequently given to me.&lt;br /&gt;&lt;br /&gt;My problem started from here. After a few month, i tried to find out that whether my loan was released to developer. However the bank still unable to release the loan to the developer due the the land title is for bumi lot.&lt;br /&gt;&lt;br /&gt;i only knew that my unit is a bumi lot after being informed by my bank officer.&lt;br /&gt;&lt;br /&gt;so now my question, any implication to me as a buyer if&lt;br /&gt;1. the land transfer from bumi lot to non bumi is unsuccessful.. the developer keep saying just need MB consent and they will get it soon..( i am worried becoz i had paid 12 % deposit as well as had paid all legal fee + stamp duty for s&amp;amp;p and bank loan)&lt;br /&gt;&lt;br /&gt;2. in the future if i want to sell the house, any implication or restriction to me?&lt;br /&gt;&lt;br /&gt;3. if the developer fail to deliver the house after 24 month of S &amp;amp;P as promised , can i get compensation from the developer?&lt;br /&gt;&lt;br /&gt;4. my unit is FREEHOLD&lt;br /&gt;&lt;br /&gt;i hope some sifu can help me..&lt;br /&gt;as usual the developer and lawyer will convince u there will be no issue, i just need some advice from sifu here?</description>
