Recently i got a mail from the stock company that i bought years ago. The content of mail is about proposed Selective Capital Reduction (SCR)

Appreciate if someone can help explain what is SCR? Anything i need to do from my end?

Autogate issue

Hi All,

Recently my underground power cable for autogate was faulty and i asked contractor to pull a new cable for me.

After the cable replaced something stranged happened.

The autogate are not able to open and close both side simultaneously. It open one side first, second press it will open another side and close the first side, im not able to use the gate and had to manually off it for now.

Same happen when i use the physical button and remote so i suspect this is nothing to do with the wiring as the remote are behaving the same.

Anyone experienced similiar and any advise is welcome.

On top of that any good technician can recommend if diy is not able to fix the issue.

Tortoise suddenly back legs paralyze

Hi Guys,

I need advised from anyone that have experience with the tortoise that sudden both back legs are paralyzed?

I was fine in the morning and still happily crawling around but suddenly one of the leg was paralyzed in the afternoon and another legs also seems to be paralyzed now.

Anyone have such experience and mind to share what might have caused the issue?

I check online and some people mentioned that it might be infected by bacteria, i usually change water every day and let the tortoise walk around at my car porch after feed it with fruits / vegie.

Any reptiles vet specialist can recommend? i will bring it to vet if it doesn't get well tomorrow.

I've been approached by a Manulife Insurance agent selling me a Life Insurance and Medical Card.

With the same amount of premium paid, i got almost triple on the coverage for the dead and critical illness compare to my existing Great Eastern policy.

Was considering to switch over now and doing on reading of the policy

Did anyone here deal with Manulife before and mind to share your experience with this insurance company?

I just bought an landed property and all process are done except the land title transfer, my lawyer told me that the title is not ready and she can't even tell me estimate of time when it will be ready, can i know anyone here can advice how can i check it? is it must go through lawyer or is there any other way to check it?

Also usually it take how long for a title to transfer? I've waited for about a month

Hi All,

Im buying a house and now are in the middle of process.

I'm going for MRTA with Etiqa which already paid and loan are out from bank.

I just received an email from Etiqa asking me to pay RM450+ for a annual housing insurance for sum of insured about 400k.

My question is, is it the price normal as i found some online calculator shows me only cost about 250-350?

If, i would like to get insured by other insurance company is it possible?

Hope someone can guide me on this.

Owner unable to present CF upon S&P signing

Hi All,

I would like to seek for some advice here as i'm buying a Terrance house recently. 2% deposit paid to agent and applied loan for the house, prior the S&P my lawyer called me and told me that owner unable to present the CF when he done his house renovation many years before and request to remove the clause from the S&P. As i know recently DBKL are launching a ‘amnesty’ program to for those completed renovation without CF.

After done some research i know that the fine of illegal renovation can up to 50k which i don't want to take the risk getting fined for the mistake done by the previous owner.

Can i know what should i do and give some comments? Please correct me if i'm wrong.

What if i reject to remove the clause in S&P and he reject to proceed? what will happen to my deposit and the lawyer fees?
