Different Market Value from Banks and Valuer

Hi Sifus,

I need your expertise.

I am planning to sell off my house.

I have contacted few agents to check market value of my house to determine the selling price.

What happen is all agents got back with different market value and some is very huge diferrent i.e. RM100K.

When i question them why other banks offer lower/higher market value and they said it is depends on the banks. Some banks can offer higher/lower market.

So, my question is which market value i should follow? Dont we have standard market value?

What are the options that tenant have if landlord refuse to return deposits?

Tenant paid up to his expiry of tenancy agreement and didnt want to continue the tenancy.

Tenant not paying rental

I would like to get advise on tenant not paying rental. My tenant has not been paying rental for 2 months (Sept & Oct 14) and electricity bills outstanding RM4000. TNB didn’t cut the electric and when I check with them, they said they went to my house to cut electricity but tenant not around and the gate locked. I have signed tenancy agreement for one year only but subsequent years I didn’t sign the agreement (now in 3rd year). The tenant mentioned that he was cheated and he couldn’t run his business. He said that he was declared as bankruptcy and he is working as driver now. He is not responding to my calls and messages. I’m very worried and not sure what to do now. Can someone advise what I can do. Many thanks.
