Reduce House Loan: Knock Off 8.5 years from loan!

Hello,

In regards to the article below:

http://michaelyeoh.com.my/knock-out/

TLDR; version:

1) Instead of paying monthly for your housing loan installment, pay bi-weekly. That basically means that you will be paying every 2 weeks once.
2) Topup another 10% from your installment amount so that the additional payment would knock off the principal amount and reduce the interest even further subsequently.

I'm wondering, is there anyone that is following either or one of the method mentioned above? I'm with Ambank for now, do they even allow bi-weekly payment? Or is there a hidden catch somewhere?

Do share your experience. Thanks!

HELP: Samsung HD LED TV + Samsung Home Theatre

Hi guys,

I hope I'm asking this in the correct forum.

I have the following:

TV - Samsung UA48H5150AR
http://www.samsung.com/my/consumer/tv-av/t.../UA48H5150ARXXM
2 USB
2 HDMI (One of it being ARC-enabled)
Mini jack

Home Theatre - Samsung HT-F5500 5.1Ch Smart 3D Blu-ray
http://www.samsung.com/nz/consumer/tv-av/a...tem/HT-F5500/XY
1 HDMI
1 Optical

Satellite Set Top Box
1 HDMI
1 SPDIF (Coaxial)

What I'm trying to achieve is:

I wanted the sound from my Satellite STB to be output via the 5.1 Samsung speakers but my STB box only has an HDMI output (which has been connected to the TV) and one SPDIF Coaxial. I'm not sure either if Digital Optical to Coaxial converter is freely available here.

My questions are:

[EDITED] Just realised that my TV doesn't have any Optical out port. Looks like mini jack > AUX is the only way but not sure if this would produce 5.1 surround sound.

Thanks!

Hello,

I planned to do a L-box plaster ceiling just like below:

15' x 15' = 225sqft (living hall)

Price including plaster ceiling, light through, wiring works, purchase of lights/downlights (A ~ Z) = RM2500

And, wanted to cement off the turfing at my backyard. Total cost to cement 22' x 3' at backyard turfing (half of the turfing will still be visible) = RM500

Is this cheap?

Thanks!

Buying Electrical Appliances

Hi guys,

I recently bought a newly built house and the construction is scheduled to be completed in December 2014. That being said, I am in the midst of surveying for electrical appliances to be purchased for my new house ranging from a TV down to a rice cooker. As such, I have some questions as follows:

1) In view of the upcoming GST, is it recommended to purchase them from now onwards or should I wait once the house is handed over to me (or once I get my keys, which, in worst case scenario, *might* be delayed up to April 2015)?

2) Do you buy everything one shot or buy them separately (assuming that you have the budget), probably waiting for some 'SALE' offers or something?

3) Do you buy everything at the same place or from different places?

4) Is it recommended to take up their 'installment' plans, say, from COURTS?

Thanks!

Sambung bayar to a relative

Hi there,

My current scenario:

Myvi
Pending bank loan: RM17k
Years remaining: 4 years
Monthly repayment: RM500

I have this Myvi that I thought of 'handing it over' to my relative who is in a desperate situation to have a car due to her geographical location. I totally understand the cons of doing a sambung bayar kind of thing but I am just wondering, is there a way where I could just change the loan agreement to her name so that she can continue the rest of the payment for the next 4 years?

I know we can do that for JPJ (car ownership) but what should we do with the loan agreement? I don't want the loan to be still under my name. Is there a way that I could 'transfer' the loan to her so that she can continue the payment?

Thanks.

Hi guys,

Anyone managed to force their financial institution to update the CCRIS record in BNM by request? If I'm not mistaken, banks will send the updated records by end of the month and it is up to BNM to update the CCRIS by 15th of every month?

I am currently having an issue with CIMB whereby they loaded an unknown car loan worth RM88k into my CCRIS and reported it under 'Outstanding' (albeit the outstanding amount is zero). I have lodged a complain with CIMB and they are looking into it currently, been 10 days now .. Even CIMB said that this happens to be a very rare case

Can I sue CIMB for this?

Get back the 2% deposit paid to agent

Hey guys,

I recently saw a subsale property worth RM550k and decided to pay 2% which is RM11k to the agent's company to secure the unit. Our special clause was:

1) Booking period 30 working days before the deposit is forfeited
2) Full booking fee to be refunded if failed to secure loan 90% loan from the RM550k

So I tried and tried but most of the banks rejected the application because I just joined a new job hence not confirmed yet. One of the bank (HSBC) already given me the loan rejection letter as well.

Then in the 22nd day, I told the agent all the stories and he told me that he got a few bankers as well that might help in this. So all my docs had been given to him and now one of the bank is processing the application. Due to CNY holidays, most of the bank officials are on leave it seems and they promised to get this sorted out before the 30th day.

I'm just wondering, if the loan processing takes more than the 30 days period, I can still show the agent/owner one of the bank rejection letter and get back the booking fee right? Or will there be any hiccup in this since the other bank is 'processing the loan application'?

I requested for extension of the booking period but the agent declined.

Thanks.

Loan approved verbally but never signed offer

Hi guys,

I recently applied for a car loan in which Maybank and CIMB approved the loan. Both bankers gave me a call saying that the loan got approved and fixed a date for me to come over to their branch to sign the offer letter.

However, I decided not to proceed with the car purchase and told the bankers that I am rejecting the offer. The bankers told me that the loan will have a 'validity period' of 3 months so I need not worry much.

Then like last week, I tried applied for a housing loan and the banker told me that I got a lot of commitment, in which I got a shock! To my surprise, the loan that got verbally approved made their way into BNM as a part of my 'commitment'!

I called up the bankers again and was told that I need to give them a loan cancellation letter it seems. I've already given that but I am not sure how long it would take for BNM to clear off my name from the list.

Any idea guys? Or anyone went into the same issue?

Thanks.

HELP! Dev wants to deduct RM300 due to S&P

Hi all,

I recently applied loan for a property worth RM450000 and already paid the booking fee worth RM2000 in which the agent had clearly stated that the full booking amount will be refunded if the loan is rejected.

So, I applied loan in 2 banks and both also rejected because I just changed 2 jobs in a short period of time so it showed my record as being 'unstable'. Fine, but then the whole loan process was dragged and the Developer people kept on chasing me to chase the bankers as I am already suppose to sign the S&P. The developer then told me that they'd extended the S&P signing period for another 2 weeks since I applied loan from another bank (which I mentioned earlier had rejected).

In the end, I called up the developer and told them that both banks had rejected the loan and I asked for a refund of the booking fee. That was when they said that they will deduct RM300 for a so-called administration fee as 'they had prepared the S&P agreement it seems, so an amount of RM300 will be deducted'.

Now my concern is, is this thing legit? I never agreed to anything saying that RM300 will be deducted for this and that and now suddenly, they are telling this. I am clueless as what I should do next. Even the sales agent told me that this thing is nonsense and he asked me to double check with the developer as well. Any advise would be appreciated.

Thanks all!

KTM riders, come in!

Hello,

KTM Sungai Buloh just increased their parking rates from RM3 per entry to RM5 per entry and now I am thinking of trying out KTM Kuang since my house to both KTMs are somewhat the same, just that in order to go to KTM Kuang I would have to travel a little bit deep inside.

I just wanted to know whether is the parking free? Can I park outside along the road side / near shoplots? I surveyed last weekend and noticed a notice stating that the parking rate is RM4 per entry but however, the guard house seems to be empty and no 'palang' was seen

Thanks.

HELP! Black ants all over my car!

I parked my car at the usual spot in front of my office at KL but yesterday, I parked it a bit inside in such a way that my back bonnet touches the tree branches.

After I returned to my car around 5.40pm, it was full of black ants all over my roof-top, bonnet and bumper. Luckily, most of them never managed to get inside. I quickly drove to the nearest car wash and washed my car thoroughly.

Today, while getting into my car in my condo, I noticed that the ants had returned. I had no choice this time but to spray Ridsect all over.

Is there any way for me to get rid of the ants? Do black ants keep coming if there are any dead insects in my car?

Thanks

QUOTE

ATTENTION!!! Facebook now requires page administrators to pay to promote their updates if we want our content to be seen by our fans. If we do not pay to promote our posts, only about 10% of the fans receive the updates on the Facebook home page feed. To keep RECEIVING ALL POSTS FROM pages you like you have to open our page, hover the mouse on the "Like" button near the gear symbol. In the pop-up select "ADD TO THE INTEREST LISTS". Then create an interest list (Make a Name for your sites). Then when you select that interest list you will see ALL of the posts and you won`t miss anything important! We recommend that you follow the above instructions for ANY Facebook page you care about, so you can continue seeing all the posts from the pages you love. Please share.

At first, it seems to be as if yet another FB rumour but it happens to be true.

http://www.thatsnonsense.com/view.php?id=1...0List%20Message

How many of you realised this?
Applying jobs while doing degree

Hello,

Need some advise here. I am currently working in an IT company and thought of applying for a job in some other companies as it is time for me to move on with my life. The problem is, I am still doing my degree (Part-time) and will finish in approximately 2 semesters. I can't get hold of the transcript either due to some PTPTN payment issues.

Can I just print out the course history (which looks somewhat similar to transcript) and attend interviews? Will the employers accept this as a proof of my degree?

Your advise/experience is highly appreciated.
