            <description>Good evening all,&lt;br /&gt;&lt;br /&gt;Just need some sifu advice whether I should buy this place. Looking to buy a unit here for approx. RM600k 950sqf wit 2BR2B. It is very newly renovated with quality materials&lt;br /&gt;&lt;br /&gt;My first choice would be for own stay but also have the choice for renting out. Key points are:&lt;br /&gt;&lt;br /&gt;1. Good area (near Royal Palace maingate, less than 3 min drive to Publika), however no LRT&lt;br /&gt;2. Taylors college next door&lt;br /&gt;&lt;br /&gt;- Rental yield for the same size would be about RM2.4k but since renovated should fetch just a little more. &lt;br /&gt;- Dont think there will be much capital appreciation as old place.&lt;br /&gt;&lt;br /&gt;Tell me what you guys think. This is my first property and just wanna be extra careful.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Thanks&amp;#33;</description>

            <description>Good evening all, &lt;br /&gt;&lt;br /&gt;I have managed to source an old-ish apartment with 1,100sq ft. with panorama mountain views and fresh, cool air approx. 2-3 hours drive from KL. A big portion of the apartment is supplemented by a partner and I am planning to take a house loan with repayments at approx. RM1,000 per month for this property. &lt;br /&gt;&lt;br /&gt;Will use cash of RM20k and possibly borrowing RM40k from a bank to spruce up and renovate the place to make it unique and chic where families and friends can gather. Hotel and resort rates go for about RM400 per night around this area. &lt;br /&gt;&lt;br /&gt;This apartment has:&lt;br /&gt;&lt;br /&gt;3 bedrooms, HUGE balcony, lovely mountain &amp;amp; forest setting, cool weather.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;a few doubts i have:&lt;br /&gt;&lt;br /&gt;- Whether the house loan &amp;amp; bank loan is the ideal ratio. As of now I do not know how much the repayment for the RM40k borrowing will be.&lt;br /&gt;&lt;br /&gt;- How do I market this unique space to drive up occupancy rates. &lt;br /&gt;&lt;br /&gt;- This property will not appreciate by much anymore.
