4. To monitor and ensure that the outsourced service providers namely security, cleaning, landscaping, pest control and M&E services deliver and perform their services as stated in their service contracts for the well being and peaceful enjoyment of the residents.

5. To execute all contracts for the Condominium after they have been proposed and approved by the Management Committee (MC)

6. To ensure the timely payment of the maintenance charges by the Owners and recommend to the MC on any course of action to be taken in respect of uncollected maintenance charges of more than three months in accordance with the Strata Management Act 2013 ( Act 757)

7. To prepare the annual common property maintenance and sinking fund budgets for MC approval and ensure that expenditure remains within budget.

8. To ensure that all payments from common property and sinking fund accounts are incurred in accordance with the SOPs as contained in the MC’s Charter.

9. To ensure that the common property and facilities are maintained in excellent condition.

10. To build and maintain a good relationship with Residents and Owners.
