Dear sifu,

My situation is like this

The house subsale price is rm275k.

However, the total cash i have now is only rm15k.

The downpayment is rm27.5k plus other about rm 13k for legal fees and stamp duty.

Any sifu can help me or advise on how to purchase the house?

Is it possible i call the owner to increase the housing price so that i can borrow higher loan? If the higher subsale price, any additonal cost will be incurred?

Does anyone have any idea where can i buy foldable wooden table top at petaling jaya?

If yes, what is the roughyly cost?

reason to buy: to use during family gathering as the existing table is suitable for 6 persons only. With the table top like normal restaurant i can extend the size?

Dear sifu,

Please help me to clarify below items:

Currently, I am having my mortgage loan with standard chartered. My lock in period is 7 Years. I wish to refinance to my company staff loan.

Total amount borrowed: RM378,000
Compaun : 3% of total borrowed amount
Years = 30 years

May I know what is the total cost that I need to spare in order to change to my staff loan?

1) Compaun = RM378000*3% = RM11,340
2) Loan agreement = RM3500

Total amount money needed = RM3500 + RM11340 = RM14480

Please let me know if my calculation is correct.

Any other cost that I am not included in the calculation please let me know.

Secondly, please let me know what is the procedures to refinance and normally how long do it take

Most of the forum and internet states on how are the procedures and charges calculator for buying a house.

May I know what are the charges/cost incurred for selling a landed properties?

For examples:

1) Legal fees
2) RPGT

etc

Any calculator online that can estimate how much total money I need to spend for selling a house?

If not please provide details breakdown on all the calculation.

Anyone know any tuition center or home tuition that will provide on japanese language?

I know nothing about japanese. I wish to learn japanese on how to write and communication I wish the class to be interactive and let say 1 and 1/2 hour I able to absorb 60% mininum. (Target 3 years course that I am able to read(min 50%) and talk fluently (80%).

Somemore i need to have full flexibility coz sometimes i will travel outstation.

Do you all sifu know any tuition center have courses something like this or only home tutor got only?

1) I wish to have a 42" TV - Budget Below Rm3200
Prefer as long as warranty as possible- mostly oni 2 years now. i wish to hv 5 years o. Any shops?
I am unable to decide to go for LCD or Plasma after refer to the thread in lowyat v1,v2,v3 and v4.
There is so many pros and cons between LCD and Plasma.
I am so worrying about the lifespan of the LCD and Plasma. Ai..
I am so worrying about the IR and burn in for Plasma. Ai...
Should I go for Full HD or not?

Do anyone buy an apartment of condomium at Plaza 393?

1) What is the price of the apartment or condominium?
2) I heard the rental price is quite high. If so, how much?
