So far I checked IJN and Tung Shin both are around RM 600 plus. Just wondering whether any other hospitals provides this service

WTF Tint for Window

Hi, I am looking for any tinting material for my apartment window which is around 2 x 5 feet. I think it's quite weird to get someone to come pasang tint in such a small place, hence thinking of DIY, Just that it seems quite difficult to find people selling the tint only.

I once saw an ad in lelong.com regarding this but now no more, previously I bought from toaboa for my kitchen window, but I don't think it's really worth it because postage and the material costs me about RM 100 for a small window.

So if anyone know where I can get the tint please inform me . tq

Hi i want to ask, do anyone here knows a place/person who knows how to cut old grill to make it smaller, story is I renovated my unit, due to some miscommunication with the contractor he cabuted the grill before installing the windows and know dont know how to install it back , problem is I prefer to have grills rather then window only, so im looking for someone who can bakar/potong/install the old grill (condition not that bad still) so that I dont need to waste money to buy and install new grill

So if anyone knows where to find a place to cut the grill please inform me.

Hi , am currently doing renovation for my toilet for an apartment which is 9 years old.

Before the reno, i did stay at the unit for 3-4 days cause my workplace is near that area the bathroom there had no weird smell . So one fine dau i called this contractor Kelvin from Volume Industry Enterprise to do a renovation works, asking him to change the tiles. sinks, closets and doing plaster ceiling for toilet

After his Indon contractor did the reno and changes all the Drain Covers in the bathroom ( I bought the new drain covers), every time I hear water gushing out from the pipes above my toilet, there will be a VERY SMELLY SMELL coming out from the drain cover, so smelly it will stick to your shirt for hours!!!

At first i thought it was from the sewage pipes on the ceiling of my bathroom, I told Kelvin to check and see if got leaking, he told me his indon workers cannot smell anything. I pulak buzy this few days never checked the reno properly until today, all I had to do was wait for the sound of water gushing inside the pipes and then put your nose near the drain cover, and viola can smell the crap from there. Im quite annoyed that none of Kelvin worker pick up this problem earlier, now my washroom is all tiled to the ceiling and all work is done.

If anyone out there can share with me your views on how to resolve this matter or know a plumber who can deal with this type of situation please please tell me, if not how to stay in a apartment with smelly toilet

hi recently i bought a studio room apartment (456 sq ft) bare unit, which I would want to renovate with a small budget.

I got quoted this amount from a Contractor :

Laminating floor: rm 2562
Washroom: shower partition, windows, changing sink etc : rm 4500
Wiring :1000
Kitchen Cabinet :6000
Plaster Ceiling : RM 2500
Change 3 door & door frame : RM2200

As this is my first time renovating, I'm not sure if the price is reasonable hehe
So if anyone can comment on it I would appreciate a lot.

BANK DELAYING RELEASING BANK LOAN MONEY

So my story goes like this bought a sub sale property with strata title (vendor finish paying the bank( so no redemption sum) on September 2014.

Went through hell with the vendor solicitor to get a simple quit rent receipt so that my bank loan solicitor can advise the bank to release money, got all documents last month and the bank loan solicitor advise bank to release money on 31.03.2015

1 st hiccup - After waiting 5 days i decided to call the bank and ask about the status of the loan, was informed that they didn't release the money due to mistake in the MRTA amount in vendor's Letter of Undertaking.

Ok so i made a hell lot of noise to my bank loan solicitor informing them to ratify the mistakes, after three days the bank solicitor again advise the bank to release the money with the correct information in the vendor's letter of undertaking.

2nd hiccup- Call the bank today, only to be informed that the vendor letter of undertaking is not in line with the bank's format and they inquire whether the property i bought was for residential or commercial, (like seriously).

Therefore the bank solicitor now is preparing an opinion on why should they accept the vendor's letter of undertaking and they need to go land office to get the master title of the property (something like that)

What i cannot accept is, i paid for the valuation fees, paid all the necessary stuff from last year and not the bank is giving these excuses not to release the money to the vendor

Worst part is in my 4th Month already and the S&P lapse on 30 April 2015. Therefore even if the bank release the money to the vendor this month i need to pay the penalty

I don't know how you guys this with sub sale purchase with your banks, but this seems to be ridiculous, i mean if the vendor letter of undertaking is not according to their template then inform the 1st time the release was rejected lah.

To new sub-sale buyer be careful although 3-4 months looks like a long time it can be delayed if the bank loan get screwed up badly like in my case

Hi i want to ask if anyone have heard of this, its basically a very very bad infection to the ear, my friend have been having this problem since she was a kid, she has been seeing her uncle doctor to get treatment. it kind of an off and on thing. Just that this time her uncle is going on leave CNY for 10 days and she kena again, so just want to ask if any ENT doctors can treat this sort of problem, anyone who has this same problem please share with me. Vendor Solicitor Banyak Susah

Ok my problem is this, i bought a small unit apt for subsale paid the deposit and stuff but now the vendor has this vendor solicitor who i don't know why is obsessed in delaying the process. First the draft S &P we sent it to her then 3 weeks later follow up, oh not yet done thought the purchaser haven't got a loan (although i told the agent i got the loan already) then keep on commenting not agreeable to this and that (took nearly 3 months just to do the finalized version), then later for the consent we gave the documents to her then waited 2 weeks nothing, follow up then only find out vendor have not even sign the consent form yet (haiyoo) then when obtained the consent only inform my lawyer 2 weeks after that.

Then now my bank''s lawyer has submitted the letter of undertaking to the vendor solicitor and requesting for the original title, quit rent and assessment rent receipt to present to the land office and then to advise the banks to release the money for the loan to the vendor. Here comes the big problem from January till now the vendor solicitor been informing she cannot give the documents cause owner haven't paid for quit rent and assessment (so still got tertunggak). The problem is this is a small unit apt im buying furthermore the vendor is going to get nearly 1 and a half times more $$$ then his original purchase price. I don't understand how come the vendor/vendor lawyer wants to keep on delaying this and wont get his $$$.

I asked my lawyer and the only thing we can do is to follow up and bugged them to pay and sent the documents to my loan lawyer. Even an experience conveyancing lawyer said this is the first time encountering this situation usually the vendor will give the documents quickly so that he can get his $$$

Right now im just worried that the vendor / vendor lawyer is going to keep on delaying for another few months. I already inform the agent that i wish to stay there and not buying for investment so i hope that i can get it quickly cause i am currently renting. If i know so much problem for a sub sale i should buy a new property which will be completed this year or next year, at least there is a target but now it seems that all i can do is wait wait wait. been waiting for 7 months already dont know how long need to wait wait wait(

HI,

I just want to share my story on this Sub sale purchase i bought in Taman Bukit Serdang.

Basically i sent the booking fee on end of July, then i took a lawyer for my side to draft the S and P ( then banking stuff no problem), ok so my lawyer sent to this Vendor's lawyer our first draft early august. She didn't do anything until my lawyer reminded her then on she sent back 2 weeks later, the worst part is it is without any comments (basically she just delete delete delete) . Ok so my lawyer see where we can agree and agreed but there were some clauses we didn't agree (due to me taking a housing loan and the current house is still tenanted)

Again she took her time and forwarded a copy only on Friday evening, so my lawyer gave comments then sent back, (i believe this is the usual way). Again she come back and said a lot of stuff not agreeable (and make sarcastic remark like :This is an apartment not a house , so the clause on the owner not making renovation doesn't apply). MY lawyer told that sometimes it does happen and it's difficult for the management to agree to paint the building then only she agree.

So my lawyer sent our draft back to her today. Suddenly the agent who i bought the property call me today and was like super mad, saying i delaying the signing of the s and p and asking for unreasonable stuff, to be honest there is nothing unreasonable in the s and p just the usual stuff like buying in as and where basis, making sure the house is in vacant possession and that's all. Of course i also got angry then told the agent that if not because of the delay by the vendor's solicitor i can sign the s and p already. But this agent banyak cilaka said that want to cancel the transaction since cannot agree la, say that no one in the world draw up the s and p like mine lah, bla bla bla , basically it was just whacking me upside down even saying im buying it cheap d. Luckily i was in the office so i kept my cool.

To be honest i really like the place and want to settle there soon, but in the s and p of course as a buyer i need to protect my interest to, there are thing also which i cant control like delay from the financier solicitor my lawyer even remove to maintain fixtures and fittings in the s and p cause the lawyer cannot agree.

But then i realise can the lawyer actually divulge the information of the s and p to the agent? i believe the s and p being a contract should be confidential documents, why on earth would the vendor lawyer mention to the agent? i got fed up and inform the agent that this is normal she give comments then we see , if we can accept then accept, but for the lawyer to use the agent to threatened me is just ridiculous

Truthfully im really pissed about this but there nothing much i can do, housing loan also approved already,banyak susah oh
