            <title>My 2-Storey Cluster House Renovation Journey</title>

            <description>Hi Everyone,&lt;br /&gt;&lt;br /&gt;1st post ever and I&amp;#39;m here to share my renovation experience with everyone for my new house&amp;#33;  &lt;!--emo&amp;:peace:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/icon_rolleyes.gif' border='0' style='vertical-align:middle' alt='icon_rolleyes.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;&lt;br /&gt;Type: standard intermediate 2-Storey Cluster&lt;br /&gt;Land: 34 x 70&lt;br /&gt;Built up: 2,720 sqft&lt;br /&gt;&lt;br /&gt;The following is my original floorplan:&lt;br /&gt;[attachmentid=4351551]&lt;br /&gt;&lt;br /&gt;Yes, its a very non-traditional design with its living hall at the back and toilet in the front setup. The developer also gives you an empty hall and expect you to design your own living, dining and kitchen(all in 1 open hall). The wet kitchen however is designed to be at the outdoor area but the developer only construct half a wall(without roofing) and expect you to finish constructing your own wet kitchen.&lt;br /&gt;&lt;br /&gt;After countless drafts of design and considerations, the following is the final floorplan:&lt;br /&gt;[attachmentid=4351501]&lt;br /&gt;&lt;br /&gt;&lt;b&gt;&lt;u&gt;Basically this is what I am going to do: &lt;/u&gt;&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;1) Extend the external wet kitchen 20 x 6(Ground floor only) and split it into 2 usage. &lt;br /&gt;2) Hack away toilet in the utility room and transform whole room into a laundry room accessible from the indoor&lt;br /&gt;3) Extend existing bathroom beside the laundry room to make way for open concept shower and family spa area&lt;br /&gt;4) Seal up the void in the living room and extending the slab to make room for a bigger bedroom above&lt;br /&gt;5) Bigger storeroom extended from the side of the existing storeroom &lt;br /&gt;6) Removal of all original laminated flooring and replacing with floor tiles for the 1st floor&lt;br /&gt;7) Full house plastering and L-box at selective areas also rewiring for better electricity functionality&lt;br /&gt;8) Original staircase handle change to cement and wood finishing&lt;br /&gt;9) Outdoor Patio covering of raw cement/soil into cement and tiles&lt;br /&gt;10) Alteration of existing Main gate and installation of Auto-gate, CCTV and Alarm&lt;br /&gt;11) Grills for whole house&lt;br /&gt;&lt;br /&gt;&lt;u&gt;&lt;b&gt;KIV (cause of budget constraints  &lt;!--emo&amp;:lol:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/laugh.gif' border='0' style='vertical-align:middle' alt='laugh.gif' /&gt;&lt;!--endemo--&gt; ):&lt;/b&gt;&lt;/u&gt;&lt;br /&gt;&lt;br /&gt;1) Dry kitchen cabinets&lt;br /&gt;2) Master wardrobe&lt;br /&gt;3) Master toilet&lt;br /&gt;4) Roofing for patio area and outdoor furniture and decos&lt;br /&gt;5) TV Console for living and family hall&lt;br /&gt;6) Laundry room wardrobes&lt;br /&gt;7) Tabletops for all toilets&lt;br /&gt;8) Conversion of Balcony into covered Master study and extension of Master bathroom&lt;br /&gt;&lt;br /&gt;The renovation team have just commenced the renovation work these 2 days. &lt;br /&gt;&lt;br /&gt;Will upload some pictures soon so hope everyone is excited as I am&amp;#33;  &lt;!--emo&amp;:thumbs:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/thumbup.gif' border='0' style='vertical-align:middle' alt='thumbup.gif' /&gt;&lt;!--endemo--&gt;</description>
