            <description>New Condo in Cyberjaya by Nextgram and Top Valley.. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Nexgram Land makes debut in Cyberjaya and Putrajaya&lt;br /&gt;By Zatil Husna Wan Fauzi / The Edge Financial Daily | March 20, 2015 : 11:26 AM MYT &lt;br /&gt;&lt;br /&gt;KUALA LUMPUR: Nexgram Land Sdn Bhd will be involved in mixed developments in Cyberjaya and Putrajaya from mid-2015, with the projects expected to yield a total net profit of RM293 million in the next five years.&lt;br /&gt;&lt;br /&gt;Nexgram Land chief executive officer Tey Por Yee said the two projects will be sold to MyAngkasa Bina Sdn Bhd, a wholly-owned subsidiary of Angkatan Koperasi Kebangsaan Malaysia Bhd, for a total value of approximately RM1.5 billion upon completion.&lt;br /&gt;&lt;br /&gt;“MyAngkasa entered into an agreement with Nexgram Land to guarantee the purchase of both projects,” said Tey in a press release. A sale and purchase agreement between Nexgram Land and MyAngkasa was inked last December.&lt;br /&gt;&lt;br /&gt;Tey said the company will earn net profit of RM262 million from the Cyberjaya development and RM31 million from the Putrajaya project.&lt;br /&gt;&lt;br /&gt;The projects mark a milestone in the company’s diversification into property development, Tey added.&lt;br /&gt;&lt;br /&gt;The Cyberjaya mixed development, between the Cyberjaya and Putrajaya borders, will comprise 19 commercial shop units, a block of 360 units of high-end small office/versatile office residences, a five-star hotel serviced suite block, and a corporate office tower block. Patsawan has already obtained the development order for the project from local authorities.&lt;br /&gt;&lt;br /&gt;E&amp;amp;O said the shareholders&amp;#39; agreement was executed simultaneously with the execution of a sale and purchase agreement, dated March 20, 2015, between Samudra and MFA for the disposal by Samudra to MFA of a 49% stake in Patsawan (or 68,600 ordinary shares of RM1 each) for RM82.37 million.&lt;br /&gt;&lt;br /&gt;Of that, RM53.92 million was consideration for the sale of the equity stake while RM28.46 million was for a loan to be advanced by MFA to Patsawan to repay an existing loan that was granted by Samudra to Patsawan.&lt;br /&gt;&lt;br /&gt;E&amp;amp;O (fundamental: 1, valuation: 0.6) expects to realise an estimated one-off gain of approximately RM48.8 million from the proposed stake disposal.&lt;br /&gt;&lt;br /&gt;&amp;quot;The proposed disposal is expected to contribute additional earning of approximately RM0.04 per share to the E&amp;amp;O Group for the financial year ending 31 March 2015. The units are expected to be completed by 2017.&lt;br /&gt;&lt;br /&gt;Botanika@ Tebrau Coast is a waterfront development comprising three high-rise blocks with a total of 792 units spanning 12 acres. The project, which overlooks the Sungai Tebrau and Sungai Plentong is being developed by Bayou Bay Development Sdn Bhd, a wholly-owned subsidiary of TTB.&lt;br /&gt;&lt;br /&gt;TTB, in which the Johor government holds a substantial interest through Kumpulan Prasarana Rakyat Johor, has been a developer of affordable housing the past 15 years.&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;TTB is a 47.16% associate company of Tan Sri Lim Kang Hoo’s Iskandar Waterfront Holdings Sdn Bhd.&lt;br /&gt;&lt;br /&gt;The first block of the waterfront project was sold at RM550 per sq ft, the company said in a statement. The development comes with extensive landscaping and full condominium facilities. It is located with access to the city and the CIQ (customs, immigration and quarantine complex) to Singapore via the Eastern Dispersal. &lt;br /&gt;&lt;br /&gt;A network of amenities such as international school, medical centre, golf course and shopping mall are within a 10km radius.&lt;br /&gt;&lt;br /&gt;TTB’s move to switch to high-end property development is in tandem with its Tebrau Coast Masterplan, which will see the creation of five new precincts – Tebrau River City Hub, Molek Landing, Plentong Cove, Tebrau Waterfront City and TebrauRiverwalk – over the next 10-15 years, the statement said.&lt;br /&gt;&lt;br /&gt;TTB is discussing with local and international property players to partner the company to develop these waterfront land parcels spread over a 1,000-acre site in the Tebrau-Plentong river basin.&lt;br /&gt;&lt;br /&gt;“Botanika is the first luxury residential project under this development plan.
