Hi guys,
Would like to ask are these will be affecting the unit above it and below it in long term?
Found on chinese social media this is called as “槽钢层”， not sure what exact english term called as, but direct translated is "Channel steel layer".

Mentioned there might be water leaking issue, noise issue, are these true?
Leftover unit, thinking whether good to take it or else go for high floor unit.

Some info from agent (Correct me if I am wrong):
- Freehold
- Residential Title
- Official Launch during January 2024
- Changed new layout added balcony since April/May 2024
- Entitled 10% discount + 5% discount(if chosen opt out partial furnished option)
- Price: Rm550k++
- Only 1 layout size, but able custom internal layout whether to hack the wall
- Developer most recent project @ Laville Cheras

Pros:
- added shuttle bus service along new layout
- more towards own stay, quiet place yet near olive hill (food, clinic, cafe etc...)
- Freehold in serdang
- Near to mrt UPM station, but need park and ride or use shuttle bus
- Low maintenance fee
- Low density
- Near to highway especially MEX highway

Cons:
- Heavy Jam at olive hill, only one main exit, the back exit not really convenient
- Not suitable for investment? (Near to UPM tho)
- Limited Facilities
- 3 years standard/common construction period, so you need to wait
- Abandoned small pond along condo entrance road

One Equine vs Parkland Residence @Kajang 2

Looking around condo 2 room layout and at the end uncertainty which to choose between this 2 after survey quite number of new projects.
Need some sifu advice on both of these.

Personal analysis/views on both as below(Might not correct ):

One Equine
------------
+ Strategic Location, near mall, MEX highway, shops etc
+ More mature location
+ Near UPM
- Leasehold (But for me not much difference with freehold)
- Crazy traffic there, after completion of this One Equine, can't imagine traffic there with such narrow road.
- MRT by walk is quiet far (They do provide shuttle service to MRT, but wonder how long can this service sustain?)
- High Density (2k+ units)

Parkland Residence @Kajang 2
------------
+ Developer build quality (Went to visit their completed B11 project, melaka)
+ Very near to KTM station (40min+ direct to Midvalley, 1 station interchange mrt)
+ Near UKM, German-Malaysia Institute
+ Lower Density (<1k units)
- Location too far
- Uncertainty on future development on that area
+ Freehold

Both of them around same sqft same middle-high level, one equine about 410k, Parkland Residence about 320k

Forex Trading In Malaysia

Would like to ask is trading forex through regulated brokers is considered legal in local?
I using some brokers such as Tickmill, Avatrade & XM.
Some of traders said if you deposit/withdraw money from broker, bank will call you first time for verification.
And if you reply the money is from forex, they will freeze your account, same goes to if remarks there written any forex related words during making deposit.
And their solution is by creating an SSM and withdraw to that account, think so something related to income tax.
But some traders said is ok to reply bank is from forex trading.
Any sifu can give details explaination? Will bank freeze account?

Is MateBook D15 worth buy? Any others recommend?

Eyewear branded lenses

Today I visited a local optical shop and the boss give me a quotation on hoya lens only around RM350, TOG lens around RM300(didn't hear before, but boss advice this one similar to hoya lens and better transparency, hoya more expensive due to branded and more yellowish than TOG brand), transitition lens RM400, w/o any frames, if add frames most basic RM100.
I show him the catalog of the famous optical shop like OWL eyewear, whoosh eyewear etc to him and asked why these famous shop can offer so much cheaper such as OWL price range from RM179 for cheapest frames and addon RM199 for transitions lens.

So did the OWL eyewear/others famous optical shop price is legit? As the local optical shop told me its impossible to add on RM199 for the transitions lens, the quality might be different, he also shows me the official catalog/retail price guideline for the optical shop, and the retail price in the catalog written rm500 for transitions lens.

Can someone/sifu/optical related topic expert provide some feedback to me? Is it the transitions lens/blue light lens sold in famous optical shop is legit or got different with the local optical shop as the local optical shop boss said the lenses are different with that kind of "impossible price"? Confused with their statements and to proceed which one.

My personal usage more on web surfing, light gaming (d2. csgo etc) due to work, basic multimedia usage, vmware usage to use others os for study.
My budget capped on Rm3.6k.
Current using Msi Gp60 2pe leopard, which i feel quite heavy to carry around and plan to trade in and get newer spec notebook before SST, but lightweight notebook are expensive, so i can accept around max 2.5kg.

Initially aiming on xiaomi notebook air, however its quite expensive & i heard the warranty hard to claim also as malaysia not yet selling, so i think not worth dig the bank and take the risk even i am quite interested on it.
So any sifu can give suggestion on my three selection? Or any recommendation that similar to my selection?

What is the differences between Original Badminton Racquet vs Replica?
Will it differences a lot?
As in shopee, lazada, 11street can be found that racquet like Arcsaber11 have many selection.
1. Seller claim that 100% original but Rm80 only
2. Seller selling at RM 400-600
