            <description>Those that predicted the fall of Apple after the passing of Steve Jobs might have spent the last couple of quarters frustrated. The company has shown positive growth over the last couple of years, even at times when we all criticized its reluctance to adopt new market trends. Apple has just published its Q4 2014 results, and with numbers that shock Cupertino’s own expectations.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Apple has just announced that it made a staggering &amp;#036;42.1 billion in revenue, which is up from &amp;#036;37.5 billion in the same quarter last year, and with a net quarterly profit of &amp;#036;8.5 billion, which is also up from &amp;#036;7.5 billion in the same quarter last year. The sales numbers for separate product lineups are 39.2 million iPhones, 12.3 million iPads, 5.5 million Macs and 2.6 million iPods.&lt;br /&gt;&lt;br /&gt; The results also mention that 60% of this revenue comes from international sales, something interesting if you consider that Apple’s biggest product is the iPhone, and the iPhone sells most in the United States.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;According to Tim Cook, Apple’s fiscal 2014 was one for the record books, as he attributed the success of this quarter’s earnings to what he called “the biggest iPhone launch ever,” in addition to other amazing innovations in the iPad and Mac lineup.             <description>Rehda: GST will push up home prices by 2.6%&lt;br /&gt;Tuesday, 21 October 2014&lt;br /&gt;By: ISABELLE LAI&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;a href='http://www.thestar.com.my/Business/Business-News/2014/10/21/Rehda-GST-will-push-up-home-prices-by-26-But-it-says-still-too-early-to-determine-exact-increase/?style=biz' target='_blank'&gt;http://www.thestar.com.my/Business/Busines...ease/?style=biz&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;   &lt;br /&gt;PETALING JAYA: Home prices will rise by about 2.6% once the goods and services tax (GST) comes into play, said the Real Estate and Housing Developers’ Association Malaysia (Rehda).&lt;br /&gt;&lt;br /&gt;The chairman of the association’s task force on accounting and taxation, Datuk Ng Seing Liong, said that the calculation was based on its consultations with industry experts and member developers.&lt;br /&gt;&lt;br /&gt;Rehda’s 2.6% estimate differs from that of the Customs Department, which expects the GST to have an impact of between 0.5% and 2% on house prices, assuming there’s no change in supply and demand conditions.&lt;br /&gt;&lt;br /&gt;Ng said the association was in full support of the GST and concurred with Customs GST director Datuk Subromaniam Tholasy, who had said that land did not incur the 6% GST rate.&lt;br /&gt;&lt;br /&gt;However, he said land was by no means the largest cost component in property development.&lt;br /&gt;&lt;br /&gt;“As our calculation clearly spells out, the construction cost, which constitutes 46% of the total development, is not only the largest component but also the component which will attract the GST of 6%,” he said in a letter to StarBiz.&lt;br /&gt;&lt;br /&gt;He said the GST on this component would inevitably lead to an increase in house prices.&lt;br /&gt;&lt;br /&gt;Appending calculations for a housing unit originally priced at RM400,000, Ng said the price post-GST would be around RM410,560.&lt;br /&gt;&lt;br /&gt;Under the 46% construction component, costs were broken down into non-service taxable and service taxable segments, representing 44%, or RM176,000, and 2%, or RM8,000, respectively.&lt;br /&gt;&lt;br /&gt;Under the non-service taxable segment comes items such as cement/concrete, steel, bricks and sand, while the service taxable segment includes tiles and fittings/sanitary. Under the existing sales and service tax, no tax is imposed on the non-service taxable category, while the service taxable category has a tax of up to 10% imposed on it.&lt;br /&gt;&lt;br /&gt;Post-GST, Rehda’s calculations showed that the non-service taxable cost had gone up to RM186,560, while the service taxable cost remained at RM8,000.&lt;br /&gt;&lt;br /&gt;It maintained the same cost estimates for other items, including land (15% or RM60,000), infrastructure and pre-development works (10% or RM40,000), professional fees and marketing costs (6% or RM24,000), finance costs (6% or RM24,000) and profit (17% or RM68,000).&lt;br /&gt;&lt;br /&gt;Ng said Rehda also disagreed with Subromaniam, who had said that developers could easily absorb cost increases as their margins were around 30%.&lt;br /&gt;&lt;br /&gt;He said it was currently impossible for developers to earn up to a 30% profit, as most development costs were on the rise, along with various capital contributions and charges imposed on developers.&lt;br /&gt;&lt;br /&gt;“On average, as tabulated in the calculation, developers, most of which are public-listed companies, are only making around 17% at best,” he said.&lt;br /&gt;&lt;br /&gt;However, Ng said it was still too early to determine the actual house price increases post-GST, as Rehda was still in discussions with the Government and there appeared to be many more issues to be ironed out.</description>

So i post fast source first.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;德勤税务有限公司（Deloitte）认同，明年开征收消费税（GST）可显著提高国家收入及加强国家財务状况，並预测消费税在2020年將上升至8%到10%。	&lt;br /&gt;&lt;br /&gt;德勤税务公司今天举办了一场研討会，主要探討2015年財政预算案和消费税。4名主讲嘉宾是：德勤董事经理余永平；兴业投行股市、企业及投资银行服务部门主管顏锦坤；马美商会会长桑吉，以及国库控股研究与投资策略董事莫哈末里端。&lt;br /&gt;&lt;br /&gt;余永平在大会上表示，政府明年起征收消费税，以及削减汽油津贴，都是正面及正確的举措，以便进一步提升政府的收入和强化国家的財政状况。&lt;br /&gt;&lt;br /&gt;同时，顏锦坤赞同余永平的看法。他说，政府向其他先进国看齐征收消费税，是为了要有效率地降低財政赤字，以及避免过于依赖石油收入和个人及企业所得税。&lt;br /&gt;&lt;br /&gt;根据德勤向现场500多名出席者所进行的一项调查，共有52%出席者认为，消费税將在2020年上升至10%；同时有58.5%的出席者认为大马无法在2020年达致收支平衡。&lt;br /&gt;&lt;br /&gt;余永平对此表示，「我们的看法和出席者相当一致，我们预测消费税在2020年將上升至介於8%至10%，表示消费税于明年上路后，接著每一年会涨1%。」&lt;br /&gt;&lt;br /&gt;另一方面，毕马威（KPMG）税务部门执行董事纪凌政今天在另外一场研討会上则预测，消费税將在未来3至5年后才调涨，至於涨幅则取决於政府收入的比重。纪氏指出，市场也希望政府调涨消费税时，可同时削减个人及企业所得税。而驻香港毕马威税务合伙人王磊（Lachlan Wolfers）也表示，经济合作发展组织（OECD）目前的消费税为19%，而亚太区的平均消费税则为12.5%。&lt;br /&gt;&lt;br /&gt;免税清单太长&lt;br /&gt;&lt;br /&gt;无论如何，顏锦坤在较后的记者会上强调，「我认为免税清单太长，但相信政府將逐年减少免税项目。实际上，汽油不应被列入免税清单，因为这將导致汽油走私活动更加猖獗。政府之所以將汽油列入免税事项，主要是考虑到民眾对汽油的需求，以及要爭取选民的支持。」&lt;br /&gt;&lt;br /&gt;此外，余永平称，目前的財政整顿措施正面，但仍有改善空间。政府接下来应该向高收入阶层征收更高的税务。他也说，政府必须擬定更具竞爭力和效率的税务架构，在消费税上路后，预计企业税在未来5年將下降至20%-25%。&lt;br /&gt;&lt;br /&gt;此外，余永平和顏锦坤均重申，政府有必要征收消费税来提升国家收入，尤其是大马已不能长期依赖石油收入。同时，政府也应持续吸引更多跨国公司（MNC）来马投资，才能更快地带动经济成长。&lt;br /&gt;&lt;br /&gt;余永平提醒，「我们不能太依赖石油收入，即使这是我国的主要收入来源。隨著国际原油价近期大幅滑落，石油收入料显著下降。国油公司（Petronas）接下来还能找到多少片新油田仍是个未知数。」&lt;br /&gt;&lt;br /&gt;无论如何，虽然顏锦坤认同政府征收消费税，但同时认为消费税免税清单太长，不止令商家和消费者感混淆，政府也因此蒙受数额不小的税收损失。</description>

Government financial support is undermining that goal.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;All 800,000 Emirati citizens get free education and health care, and subsidized utilities. Emirati men can claim free land and no-interest loans to build homes. Other benefits include a &lt;span style='font-size:16pt;line-height:100%'&gt;&amp;#036;19,000 payment &lt;/span&gt;toward wedding costs.&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;The handouts, based on traditions of royal patronage dating back centuries to Bedouin society, now discourage citizens from working, academics say. Expatriates outnumber Emiratis and dominate fields such as banking, law and technology. The quandary for Sheikh Mohammed is how to reduce the culture of dependence without alienating his people.&lt;br /&gt;&lt;br /&gt;``The relationship between work and income is broken,&amp;#39;&amp;#39; says Kenneth Wilson, Dubai-based director of the Economic and Policy Research Unit at Zayed University, a school for Emirati women that opened in 1998. ``That&amp;#39;s unlikely to change until the government starts trying to give incentives to work in the private or corporate sector.&amp;#39;&amp;#39;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Thanks largely to the country&amp;#39;s oil-fueled economic boom, the average male Emirati receives benefits worth about &lt;span style='font-size:14pt;line-height:100%'&gt;204,000 dirhams (&amp;#036;55,500) a year&lt;/span&gt;, according to the university&amp;#39;s research.&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;Khalid Saeed, 30, &lt;span style='font-size:16pt;line-height:100%'&gt;&lt;b&gt;is building a villa on a 15,000 square-foot plot of land he received free from the government.&lt;/b&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Saeed, who has a bachelor&amp;#39;s degree from U.A.E. University and a master&amp;#39;s from Heriot-Watt University in Edinburgh, is living with his parents until his villa is built. &lt;b&gt;Their house sits on a 40,000-square-foot plot, and has enough room for Saeed, his wife and three daughters, as well as his brother and his wife. Rooms at the back are rented out to Asian workers.&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;Lacking Skills&lt;br /&gt;&lt;br /&gt;``The biggest expense in our lives is taken care of,&amp;#39;&amp;#39; says Saeed, who works as a planning manager for state-owned Dubai Properties, where he helps coordinate residential and commercial real-estate projects.&lt;br /&gt;&lt;br /&gt;Eighty percent of employed Emiratis work directly for the government, and most of the rest work for state-owned companies, according to government statistics. Fewer than 10 percent have jobs in private industry, and many of those who do were hired under a government quota system.&lt;br /&gt;&lt;br /&gt;Most U.A.E. citizens lack the skills to compete with expatriates for jobs, according to the International Monetary Fund&amp;#39;s latest report on the country, published in 2005. Two-thirds of nationals who graduated from university between 2000 and 2003 earned degrees in the arts, education and religion, the report showed.&lt;br /&gt;&lt;br /&gt;No CFOs&lt;br /&gt;&lt;br /&gt;Because the law requires U.A.E. companies to be majority-owned by locals, most businesses have Emirati chairmen and chief executive officers. Yet only one of the 28 members of the Dubai Financial Market General Index has an Emirati chief financial officer.&lt;br /&gt;&lt;br /&gt;``The CFO needs more hard knowledge in terms of accounting and compliance, which many of today&amp;#39;s Emiratis don&amp;#39;t have,&amp;#39;&amp;#39; says Eckart Woertz, an economist at the Gulf Research Center in Dubai, which focuses on social, economic and political change in the Middle East.&lt;br /&gt;&lt;br /&gt;Citizens make up less than a fifth of the U.A.E.&amp;#39;s 4.3 million residents. They account for 3 percent in Dubai, the second-largest of the state&amp;#39;s seven sheikhdoms, Wilson says.&lt;br /&gt;&lt;br /&gt;The proportion of citizens dropped as the labor force more than doubled in the decade through 2004, reflecting the economy&amp;#39;s shift away from oil into finance, real estate and tourism.&lt;br /&gt;&lt;br /&gt;While people have piled into the U.A.E. to work as laborers, housemaids, bankers and executives, the National Human Resources and Development Authority estimates unemployment among Emiratis is 17 percent.&lt;br /&gt;&lt;br /&gt;Longer Hours&lt;br /&gt;&lt;br /&gt;In an April speech in the capital, Abu Dhabi, Sheikh Mohammed pledged to improve the education system and reduce quotas for hiring nationals to encourage locals to increase their qualifications.&lt;br /&gt;&lt;br /&gt;``The government strategy seeks to move from the concept of social welfare to social development,&amp;#39;&amp;#39; he said in the speech.&lt;br /&gt;&lt;br /&gt;Sheikh Mohammed has already implemented some changes. Beginning last July, civil servants started working an hour longer each day, from 7:30 a.m. to 3:30 p.m.&lt;br /&gt;&lt;br /&gt;Government benefits are a holdover from a time when the sheikh&amp;#39;s ancestors gave gifts to Bedouin tribesmen to ensure their allegiance, says Wilson of Zayed University. For Emiratis, such reciprocity is ``well-ingrained in their psyche,&amp;#39;&amp;#39; he says.&lt;br /&gt;&lt;br /&gt;Social Contract&lt;br /&gt;&lt;br /&gt;More significant steps to reduce privileges for Emiratis may be met with resistance, says Anthony Harris, a former U.K. ambassador to the U.A.E. who lives in Dubai.&lt;br /&gt;&lt;br /&gt;``I&amp;#39;m sure there would be a call from within the royal family to change the sheikh to one that provided the benefits if there was a move to remove them,&amp;#39;&amp;#39; Harris says. ``The social contract is that you get given things by the sheikh and in return you give the sheikh your allegiance.&amp;#39;&amp;#39;&lt;br /&gt;&lt;br /&gt;During his lunch break on a recent weekday, Saeed sat eating ice cream with two friends at a shopping mall. After the video of the shocking incident went viral, people have been expressing their own point of views about the incident. Some claim that the people, who were pelting stones to distract the tiger provoked the wild cat to attack the man because the big creature  was curiously watching him for about 15 minutes before the pelting started.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Now, another theory that has been put forward which is as hilarious as it is nonsensical. A message is being spread on social media that claims the forensic report of the incident says the tiger was trying to save that man from stones thrown by on lookers and kept him far from public, just as a tigress catches its kids by the neck to save them from threat. Unfortunately, according to them, tiger’s teeth caused the death of that man. The message justifies its claim saying that there were no injuries on the boy’s body except a wounded throat.&lt;br /&gt;&lt;br /&gt;Just one point is enough to puncture the claim is that the animal was male and its name is Vijay. Why such hullabaloos is created over an incident in which tiger reacted according to its natural instinct.
