For kitchen area extension, architect MUST?

Hi all, just wanted to ask some questions based on your experience. If I were to extend my kitchen at the back yard, must I engage architect to draw the blueprints? This is with MBSJ. I read from several sources and seems like the information is pretty divided. Some said can just buy the standard templates but some said must engage architect. In fact the MBSJ officer also said need to engage architect. The cost for drawings and approvals are more than 10k. May I know if there's really standard template that we can purchase? Thanks in advance.

I have already excluded the photos and videos, but still taking me like 1 hour minimum :S Anyway to speed it up? Thanks...

Can't imagine if I'm also backing up the photos and videos, it might need to take 1 whole day to backup? and another day to restore?

if there are too many landed houses being built in an area where you have bought one for investment, do you guys think it will make sense to sell it before the remaining say 50% is built? Although people are telling me that i should keep the landed as it will surely appreciate over the time, but i just don't think that makes sense as that area still has plenty of lands...

Got an email from the Berjaya office today on the Link 2 Phase 2 (Tropika) show unit being open to public starting 15 December. Anyone going to check this out? Am not sure if this is so called the official launch though.

Did a quick check and was told that the indicative per square feet price would be around RM750/sqft and comes with 3 sizes: 700++, 900++ and 1300++.
