            <description>Hi.&lt;br /&gt;&lt;br /&gt;I just bought a condo unit in Penang which I am thinking of renting out. My question is:&lt;br /&gt;1. Who pays the agent commission and how much for a 2 year rental period?&lt;br /&gt;2. How much is the stamp duty say for a &amp;#036;2.5k rent and who pays this?&lt;br /&gt;3. Any other charges landlord needs to pay to agent?</description>

            <description>Hi sifus,&lt;br /&gt;&lt;br /&gt;I am not too sure where to start because it is quite a complicated matter.&lt;br /&gt;&lt;br /&gt;I am an owner of a condo and there are some hereditary problem from developer time. On our condo land title, we own  a strip of land and is paying assessment yearly. However, when developer build our condo, they purposely did not fence up this piece of land as part of our condo but instead built it like a ROAD to allow cars to go through/park on this &amp;quot;ROAD&amp;quot;. Our condo fence is just bordering this &amp;quot;ROAD&amp;quot;. Furthermore, &amp;quot;someone&amp;quot; has caveated the &amp;quot;ROAD&amp;quot; and &amp;quot;given&amp;quot; it to the Majlis Perbandaran. So at this moment, although we are the owners and paying yearly assessment, this land has become a &amp;quot;ROAD&amp;quot; and has even been given a road name. Majlis Perbandaran says we cannot take it back although its shown very clearly it belongs to us on our land title. Our committee has been talking to the Majlis Perbandaran for a few years but still cannot get it back. Why got such thing? So we continue to pay for public to use our land? &lt;br /&gt;&lt;br /&gt;2nd thing. When the developer built our condo more than 10 years ago, they intentionally built 1 more level of car parks within our condo (around 200 car parks) and accesorised it to their &amp;quot;future development&amp;quot; which will be built just next to our strip of land, the &amp;quot;ROAD&amp;quot;. Now after more than 10 years, the developer is finally building their mixed development in front and lawyer says we cannot do anything to get back these 200 car parks because they have taken into account these 200 car parks as part of their available car parks for their mixed development. So this could mean people from the shopping mall in front of my condo can use 1 level of our car park at my condo in future. Ridiculous right? How could such unethical thing be approved? If we think through, the developer seems to have planned all these since day 1 of building our condo: making our strip of land as a ROAD and thereby giving accessibility to the future mixed development cars to come park at the &amp;quot;special&amp;quot; 1 level car park they accessorise to themselves in our condo 10 years ago. By the way, in case you are wondering, they also made a special entrance for this special 1 level car park. So when the time comes, they just need to open the entrance and would not need to drive through our security guard post.&lt;br /&gt;&lt;br /&gt;I cannot fanthom how this developer&amp;#39;s premeditated unscrupulous greedy act was approved by the government. We, the owners, are being taken advantage of. &lt;br /&gt;&lt;br /&gt;Anyone has come across this kind of happening and how did you resolve it?&lt;br /&gt;The mixed development in front of my condo has started piling their foundation. &lt;br /&gt;I wish to find out if there is any avenue to fight this case.&lt;br /&gt;This developer is an active well-known developer. &lt;br /&gt;&lt;br /&gt;</description>
