            <description>Owners of Low Cost homes are advised to evict their tenants within 30 days failing which they may face possible jail time. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;GEORGE TOWN, April 8 ― Low-cost homeowners must evict their tenants and move into the units themselves within the month or face possible jail time, the Penang government warned today.&lt;br /&gt;&lt;br /&gt;Housing development state executive councillor Jagdeep Singh Deo told the owners that renting out the homes is a breach of their low-cost housing contracts.&lt;br /&gt;&lt;br /&gt;“So, this Friday, at the state exco meeting, I will have the state legal advisor go through the legal notices that we will be sending to all LC owners to evict their tenants in 30 days time,” he told a press conference this morning.&lt;br /&gt;&lt;br /&gt;Under the sale and purchase contracts signed by LC purchasers with the state government, owners are prohibited from renting out their units and must live in it themselves.&lt;br /&gt;&lt;br /&gt;The contract also states that if they fail to do so, the state reserves the right to repossess the homes and charge them in court for cheating, under section 420 of the Penal Code, which stipulates a jail term of not more than a year and not less than 10 years or whipping or fine upon conviction.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;For more read &lt;a href='https://my.news.yahoo.com/boot-tenants-face-court-action-penang-tells-low-065300661.html' target='_blank'&gt;here&lt;/a&gt;</description>

            <description>PRIME LOCATION: Developer plans 2 six-star hotels, serviced apartments, retail mall and customised offices &lt;br /&gt;SINGAPORE-listed Oxley Holdings Ltd is planning a RM3.5 billion first-of-its-kind mixed-use project here called Oxley Towers.&lt;br /&gt;&lt;br /&gt;  Oxley Towers will feature two six-star hotels as well as posh serviced apartments, a niche retail mall and multimedia super corridor (MSC)-status custom-built offices, sources said.&lt;br /&gt;&lt;br /&gt;  The project is located on a 1.4ha freehold tract near the Petronas Twin Towers.&lt;br /&gt;&lt;br /&gt;  The land was acquired by Oxley for around RM450 million, or a record RM3,300 per sq ft, last November.&lt;br /&gt;&lt;br /&gt;  The project will be carried out by its subsidiary Oxley Holdings (Malaysia) Sdn Bhd, which is headed by its new chief executive officer Datuk Othman Omar.&lt;br /&gt;&lt;br /&gt;  The sources said the project has received the approval to begin development and the launch will take place in the third or fourth quarter of this year.&lt;br /&gt;&lt;br /&gt;  According to them, the gross development cost for the project will be around RM1 billion to RM1.5 billion.&lt;br /&gt;&lt;br /&gt;  The sources said Oxley Malaysia will appoint international operators from either Japan or the United States  to run the mall.&lt;br /&gt;&lt;br /&gt;  For the two hotels, the company will seek international operators from the United States and the Middle East, who will operate in Malaysia for the first time, the sources added.&lt;br /&gt;&lt;br /&gt;  “Oxley Malaysia plans to retain the two hotels and mall for recurring income. But if there is a good offer from the operators, the company will not hesitate to sell,” one of the sources said.&lt;br /&gt;&lt;br /&gt;  The serviced apartments and the offices will be marketed worldwide.&lt;br /&gt;&lt;br /&gt;Oxley Malaysia aims to sell  70 per cent of the properties to foreign buyers and the rest to locals, the source said.&lt;br /&gt;&lt;br /&gt;  The source added that the project has generated strong interest from investors in Singapore, the United States, China and the Middle East.&lt;br /&gt;&lt;br /&gt;  “The average launch price for the serviced apartments will be around RM3,000 per sq ft.             <description>Two blocks of serviced apartments, comprising 469 units, is planned to be built on the present parking lot (former Sentosa Cinema) in Section 17, Petaling Jaya.&lt;br /&gt;&lt;br /&gt;Read &lt;a href='http://www.malaysiapropertynews.net/2014/04/landmark-section-17-petaling-jaya.html' target='_blank'&gt;here&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;By THE STAR&lt;br /&gt;&lt;br /&gt;PETALING JAYA: Business operators and house owners in Happy Garden or Section 17, Petaling Jaya have received a notice by Kampung Manis Realty Sdn Bhd informing them that building surveying works would be carried out on their properties, prior to the commencement of construction works at the site of the former Sentosa Cinema.&lt;br /&gt;&lt;br /&gt;Kampung Manis and building surveyor K &amp;amp; P Cove Consultancy Sdn Bhd indicated that there were plans to convert the site, which is currently being used as a public car parking area, into a two-block serviced apartment project.&lt;br /&gt;&lt;br /&gt;The project will be undertaken by land owner Kampung Manis, an associate of construction group Conlay Construction Sdn Bhd. Its director Lim Lian Chee declined to comment. Attempts to call the other two Conlay directors Chu Chee Choon and Ng Kay Yip were not successful.&lt;br /&gt;&lt;br /&gt;Information derived from different parties linked to the project shows that Kampung Manis is planning to build two blocks, an 18 and a 19-storey project, on that site of about two acres.&lt;br /&gt;&lt;br /&gt;StarBiz learns that there will be a seven-storey podium to accommodate two retail commercial floors, four car park floors and an amenities floor. There will also be two floors reserved for a dry and wet market and a police beat. It is unclear if the market will share the space with the retail commercial floors.&lt;br /&gt;&lt;br /&gt;The two blocks of serviced apartments, comprising 469 units, will sit on top of this seven-storey podium block.&lt;br /&gt;&lt;br /&gt;The development, to be sited on flat land, is bordered by Jalan 17/44, Jalan 17/27, Jalan 17/38 and Jalan 17/29.&lt;br /&gt;&lt;br /&gt;The project will be built on three contiguous pieces of land, namely Lot 11973, 11974 and Lot PT 471 and part of the road reserve of Jalan 17/27. A park, of about 27,000 sq ft, which is about a third of the total development site of about two acres, and which is located adjacent to public car parking lot, is expected to make way for the project.&lt;br /&gt;&lt;br /&gt;“The daily morning wet market, which operates on Jalan 17/27, will be temporarily moved to facilitate the development,” an employee from Kampung Manis said. Business owners in the area confirmed this but they were uncertain where the morning market would be temporarily moved to.&lt;br /&gt;&lt;br /&gt;The Kampung Manis personnel also said piling work was expected to begin in June. The project is expected to be launched in July or August this year.&lt;br /&gt;&lt;br /&gt;On pricing, the Kampung Manis personnel said the company would benchmark it against the serviced apartment projects undertaken in Section 13, Petaling Jaya.&lt;br /&gt;&lt;br /&gt;“Section 13 serviced apartments are currently being sold for about RM800 per sq ft,” he said.&lt;br /&gt;&lt;br /&gt;The 469 units will comprise studio units with a built-up area of about 500 sq ft while three-bedders will have a built-up area of about 1,200 sq ft. There would be other sizes between this range, a marketing staff of the Kampung Manis said.&lt;br /&gt;&lt;br /&gt;The former Sentosa Cinema used to be the focal point of the Section 17 commercial area. After it was closed down decades ago, the main business activity in that area was the morning wet market located on Jalan 17/27. If the development goes as planned, the 18 and 19-storey blocks will be the tallest building in that square bordered by shop lots.</description>
