I have some questions in my mind since i'm newbie in buying property.
I had place a booking fee for the new property last week, and had signed the order form with the agent who resale it for the owner.
The unit is already completed and is awaiting for CF and key to pass to owner.

In the order form, awas stated given 14 working days for the preparation of S&P to seller for signatory. Currently, i had my mortgage process done and waiting for final rate approval. to be exact, i have another 7 working days to settle the S&P, will pass the documents needed by my lawyer tomorrow.

So, 1st question is just wondering is this timing enough?

2nd is buying property without CF yet diferrent procedure? Agent mention the balance money bank will release to seller's bank only upon CF released.

Any advice please feel free to reply and thanks in advance for your guides.

PB Bank Debt Collection Dept

Hp CNY to all Lowyat Forummers.
Well, if you couldnt get what i meant in the topic. Let me elaborate further.
I serve one of P*blic Bank mortgage loan packages. I had 2 late payments for the installation due to some urgent personal issue.
I get calls from Debt Collection Dept (I believe so) who sound very rude (might as well said this lady speak like Tai Yi Long).
Well, ok with her volume of voice but major problem is she called up my company to speak to my boss without acknowledging me.
Long story short to the point, i'm jobless due to their Debt collector call to my EX company boss.

Two clarifications i wish to know are:
1. Are they allow to contact office/ company boss directly? without acknowledgement of the loan owner?
2. For sure, will like to know beside complaining to PBBank Complaint Dept, any other authority shall i go to? BNM?

If there is other advices out there for me to take my next step, please feel free to reply it here.

thanks
Aliluya

Please advise further on my financial management

hi guys..i'm seeking some advices and suggestion that i can apply for my financial management...
i had several CCs which accumulated the current debts of RM60k and also another RM60k which is already in Balance Transfer plan.

First of all, my main goal here is to have the lowest interest charged as possible. Since i'm having a trading company, the debt will come back whenever i paid back.

In my mind, there are few option to achieve the lowest interest charged by bank, just will like to have the opinions from you guys. My options as below:
1. Refinance 1 property to clear the debt of RM60k and leave the Transferred balance RM 60k going on.
2. Switching the balance transfer which cost 0% after 3/6 months offered by bank frequently when comes to the dateline and at the same time paying the minimum figure.
3. Applying the additional PBB CC and do balance transfer for 24 months charged 5% upfront to settle the debt, but at the same time the debt grow back since the business is still on.
4. Sell the property i meant at suggestion (1) to clear off the debt and have extra money for small investment.

Will like to have some views and opinions from you guys. Other idea is welcome.

thanks in advance.
Aliluya notworthy.gif

If moderator found this topic is irrelevant.please close it and share with me the link to one which i can have some idea to further seek advise from.

thanks again
