Japanese Inspired minimalist house bungalow

A 2 storey with lower ground floor Architecture and Interior design bungalow proposal with requested minimalist concept by client. Design to emphasis the triangular land shape with open plan layout and celebrating the natural outdoor environment . Land Size 620 MeterSq with Build Up area of 625 MeterSq.
4 month of preliminary design to final design confirmation. My structure engineer is blowing his heads off designing the overhang roof/ cantilevered roof to be structurally buildable. hahahaha

Current Status- Appplication for Building Plan submission to Majlis Perbandaran Selayang (MPS) for approval development.

Bungalow Design with slope terrain

Proposal is to compliment existing site terrain while ensuring stability, aesthetics and comfort.

Structure Integrity Test on Existing Structure

A Semi-D sub sale unit in KL purchased by client and their intention is to extend new Master Bedroom , Master Bathroom and additional room on the existing R.C Slab without demolishing and rebuild new structure. A non destructive test to be conducted to get the actual structure and concrete strength of the existing R.C column , beam and slab.
Test need to be done to see if structurally feasible to maintain existing structure or demolished and redo new structure to support new extension on 1st floor and new roof slab for water tank.

Just want to share with you all if you have some doubts on your existing or purchased subsale unit that have the same similarity to this project im doing.

Hai wanted to let go my Captain America Metal Shield for RM 600 inclusive with the shield stand. Condition 8/10.. got few scratches
reason to let go : taking to much space inside the new office .. no place to display the shield.... use for display / conversation piece....

Half past Six contractor's Job Extension

Hai there, Izwan here, want to share with future house owner who is doing house extension-e.g Kitchen, porch etc...

So 2 years back got this owner who basically got a house at nilai...after giving all the proper quotations ... owner keep quiet and decided to get a cheaper Indonesian contractor. instead...so just wish him all the best on the renovations lor....
Got a call last week, ,and he ask to come over and asking for an advice regarding this situation his having....im assuming those typical roof leaking, water seepage since malaysia is currently having its monsoon season....

To my surprise, the renovation extension went horribly wrong.

On my findings , this is the issues that the house is having:-

1) The new ground and first floor back extension is not properly structurally design. The first floor floor beam and the roof beam is tie to the original existing beam.
and same goes to the first floor R.C slab.....
A new extension should have created another new column after the existing building so that this old and new building have different structure loading purpose.

2) The ground beam missing... hahahaha..... crazy.....

3) Column design / R.C footing under design... so the double storey extension load cannot catered by the Footing and column thus settlement occurred .
The new beam and slab connecting to the existing building is producing "shear stress" that causes the building to have a major crack....

So... my question is to you all.... what do you think you all should do if this situation suddenly occurred to your house...?????

Hai... Any house owner interested to declare their house and get proper CCC certificate ? This is for the house owner that had already renovated their house without a proper MPAJ approval permit and drawings. MPAJ is only doing this once every 2-3 years. Applicable for houses within MPAJ area only.

Benefit of getting proper CCC and as built drawings.
1) Property value can increase and chances to sell the house is much easier
2) Can apply for house (building ) insurance (fire and flood)
3) Higher value for Refinance / revalue of asset .
4) Less troublesome in sales and purchase transfer to new owner. (in terms of documentation)

this is a good quality plywood... suitable for table top granite/ quatz / marble -plywood backing or roofing construction
marine grade plywood is a more water-durable version of regular plywood

Looking for a registered town planner for MPAJ

Anyone knows a reasonable town planner for me to complete this bungalow submission that i am currently doing.
I know that they do not come in cheap in terms of the services..since this is a simple small bungalow single storey design, and the budget wise should not exceed on a certain amount.
if Anyone knows someone who can help me with this part would very much appreciated.
Project under MPAJ jurisdiction ..and MPAJ do required a KEBENARARAN MERANCANG proposal with endorsement from town planner or registered architect in town planning.
