[WTA] How to kickout Squatters for 11months+?

Previously I shared about my relative’s case: they rented out their house to a man who was always late on both rental and utilities. For around 8 months, the tenant dragged payments, and the TNB bill shot up to RM1,000 after 4 months of no payment. On top of that, the tenant also owed 3–4 months’ rent. When the red letter from TNB came, my relative was asking whether it was legal to request TNB to cut the electricity directly, without going through the Distress Act 1951. At that time, we were also looking into legal eviction notice procedures.

Now here’s the update — and things have gotten worse.

The same tenant has basically turned into a squatter for almost 11++ months (from what my relative mention). They’ve been heavily using electricity and water but refusing to pay the bills. Out of frustration, my relative finally called up TNB, and they cut off the fuse. But shockingly, the tenant somehow managed to get another fuse and secretly reconnected the electricity at night using my relative’s account. On top of that, they’ve been racking up about RM100++ in water bills every month (the house in Selangor....).

And here’s the biggest frustration: despite all this abuse, legally the tenant can still stay in the house until the 1-year tenancy agreement ends. My relative cannot simply kick them out before that, because tenancy laws in Malaysia tend to protect tenants until the contract finishes, unless there’s a clear legal breach proven in court.

So right now, my relative has filed a Small Claims Court hearing against the tenant. But the main question remains: what else can be done legally to evict them faster?

From what I’ve read and gathered, these are the legal routes:

Specific Relief Act 1950 (Section 7) – gives landlords the right to reclaim possession, but usually enforceable only after tenancy expires, unless the court rules that the tenant has clearly breached the tenancy.

Distress Act 1951 – allows landlords to recover unpaid rent through court action (not by themselves).

Small Claims Court – for claims up to RM5,000. Bigger claims must go to Civil Court.

Seems like once the court grants the order, a bailiff can enforce eviction legally.

It’s really unfair when squatters get to stay rent-free for near a year, while owners suffer losses month after month. If anyone here has successfully dealt with such tenants in Malaysia, would appreciate if you could share what legal steps actually worked?

Hi, my aunt rent out a house to man, the fella always late house + utility payment for like 8 months, and TNB bill rolled up to RM 1k, for 4 months of no payment for TNB, and house rental like 3-4 months.

If Red Letter from TNB came out.

Technically legal to ask TNB to come and cut Electricity, because due to failure of tenant paying direct to TNB?
Without any "Distress Act 1951"?

Hi all, I'm a recent fresh grad, 25 with pipit B40 salary with a nett income about RM 3,500 per month.
Currently I am working out of my home state, and renting room outside with air cond in a basic unfurnished condo shared with 3 other tenants and frequently drive to work because there is no public transportation system to my workplace.
Car is pass down from Family, very seldom go for servicing.

My daily meals are just "Economy" Rice and Noodles, or Ramly Burgers.
I do not COOK. As my rental unit is bare until stove tops pun tak ada.
Atmost I just boil water, make two half boil eggs or instant noodles.

This is the breakdown:

Was considering getting an Insurance with Medical Card too, as I'm staying outside of my hometown and if accident/medical health issues occurs atleast I'm protected...
But seems like eating through my savings.

I now wonder when and how am I going to buy a house with this pipit salary, if my salary keeps stagnant, and price of inflation world wide keep jacking up...
Seems like I would be helping people paying their morgage only if I keep continue long term rent...

Basically this thread is just talking about my insecurities to my current savings. And I'm those people who doesn't like being bottled down with house loans.

Well ever since MCO last year, every afternoon also take away, see my neighbourhood zapfan edi turned off.
Because always see the food macam cold stale, not fresh edi by the time I go tapao.
If go tapao mixed rice, surely need one type of vege, meat protein and egg/tofu.

Been surviving on fast food, Chinese noodles (pan mee/curry mee), chicken and duck rice, chee cheong fun with yong tofu.
Most of the meals also still around RM 10 la.

But everyday eat outside until abit scared edi.

What you guys normally order for lunch on foodpanda/grabfood? Or book those monthly delivery meals?

How do you dispose your pubs hair after trimming?

Want to know what is this plan? Really that good or not?
I'm a University Student, with little knowledge on insurance, going to graduate soon in 2021 May.

My insurance agent been bugging me to upgrade to this Medical Plan, since I recently changed the ownership of my plan under my name for above 18++ from my parents name.
Because he claims economy getting worst, and insurance company won't "give" such a good plan anymore in the near future...

First time getting these type of plans. Any advice and precaution that I will need to be warry about?

Well, I haven't went to a gathering reunion in a long while.
I think I have been disconnected for so long, I have no idea on what to talk about anymore, nor perform any socialization with people at all.

I have problems in voicing out my opinions anymore.
I have developed a sudden lost of words in any languages with them.
I don't know how to even talk within my group of old friends.

The conversation was mostly silent for me with them, I have nothing in mind to express with them.
Nor any particular interest that tickled my fancy in a long time.
It always interest me how my friends have so much life experiences to share, while I only just scratch the surface of what they have experienced.

Careful walking to Jaya Shopping Centre

I was walking towards to Asia Jaya LRT Station after work from Jaya Shopping Centre using this walkway.

A chinese girl was walking a few steps infront of me during the time being, when suddenly an Indian man in Military Camo Jacket walking from the opposite direction, and stop at the small tree infront of the house of cars.
He then suddenly checked out the girl and me, and asked me whether I was her boyfriend.

I didn't said anything, and walked passed him, ignoring him.

Moments later, he suddenly raised his voice, starting shouting gibberish / profanities, and I looked back, seems like this guy want to find trouble.

And I started to flee the scene, and I thought the mad man was trying to chase me, fortunately he just shouting like a mad man on the same place.

And the girl and I kinda picked up our walking pace and left the scene.

I suspect the man either high on drugs or alcohol, or nothing to do want to cari gaduh or flash his weiner at the girl or plan to ragut me / the girl...
Damn scary sia.

After listening to our VC’s speech at the Malay Dignity Congress, this is what I WhatsApp our Deputy VC, asking for the favour to pass my message to him.

Hi Prof. Aziz. I listened to our VC's speech yesterday, it's a total disgrace to UM, whereby the most prominent figure in our varsity, he chooses to promote hatred and racism.

UM should be an inclusive campus, promoting racial harmony and national unity, nurturing critical thinking intellectuals, provide a safe place for academic freedom, upholding universal values which shared by all mankind, NOT becoming a segregated place. How should we put ourselves for those who are non-Malays? He even mentioned, 'kuasa politik yang sepatutnya milik kita', where 'kita' refer to Melayu. I thought every Malaysian has equal political rights, why only one particular race is allowed to have it, but not shared equally by every citizen?

What should be addressed are the problems faced by the rakyat, not just one particular race. Tycoons are the one dominate the economy or the markets, not Chinese, why a person like me from B40 should become the victim to be blamed when the NEP doesn't work.

UMANY would like to be cooperative with administration, we have initiated a lot of reformation for student autonomy and welfare, even on currently we are working out to propose 'Student Benefits' card plan, draft a proposal to provide better shuttle bus service with limited budget given, prepare a memorandum to lobby with MPs and related ministries to make sure UM no longer need to suffer from the budget cut, propose UMSU constitution and etc....

But VC himself chooses not to be, he rather put his efforts of becoming a political puppet, helping the politicians to organize racial congress as a rival to the coalition of UMNO-PAS.

Prof, I know you are an understanding person, that's why I write the message to you.

60 years of independence, we are still stuck in a racial dilemma. Politicians playing with their agenda to keep them in power, even Pakatan Harapan which labelled themselves as New Malaysia choose to follow the trending of politics.

If so, aren't universities playing a bigger role right now? University is a place where we seek for truth and reason, provide knowledge to enlighten people from their ignorance, promote social change or even social justice. Shouldn't we guide and empower the people to be more critical and independent, able to identify the truth or false, to be more rational than just being a political animal who is easily get manipulated by hatred statements from politicians?

You might say, let's just face the reality, the problem has been there for 60 years, we can't fight with those who in power. But, aren't the university is the place for idealism. Yes, I agree, the change that we made might be small, we might not able to witness the effects up until 10 years. But, does it become the valid reason for ignoring our duty? We receive the funds by the taxpayers, shouldn't we have the obligation to contribute it back to the society, and move the society forward?

I know it's easy to speak compared to act. But I believe everyone can start to make a small change, it will create a huge impact from the accumulation of every progressive step we make. We should stop to rely on political parties to help, but we should help our self. I am sure university play a significant role now if we want to escape the racial dilemma or change the old political environment.

Despite our races or religion, every Rakyat should be our priority. I am here to beg the university administration, beyond any political parties, engage with the real social problem, to stand with Rakyat.

If VC still has his conscience, he should apologise publicly for his racist remarks and resign. Be a responsible intellectual.

Lost E&E Engineering Student in soon tobe Industry

Hello Education Essentials, I'm currently a Year 3 student progressing well in academic studies with a CGPA of 3.82.
But despite the high CGPA, I'm generally "lost" in what to do with my rest of my life, as there is so "little" academic can offers in this wild fields of Electrical and Electronics Engineering.
As what I'm currently doing in Academic, is just memorize and regurgitate answers scripts, and replicating theory answers in Lab, and I don't feel joy doing all this now.

I was passionate about joining the IC Design industries, at first. But soon learning from lecturers who were from that particular industry, it would be hard for me to join, as I would be joining as a clean slate. As my Private University most likely can't bridge the gap between this field, as we don't offer such Microelectronics Subjects, despite having "Electronics" stated in my degree. Making the matters worst for employment.
Also, hearing from their personal experience, that they left this industry because they didn't find joy over the stressful workloads just to meet deadlines for clients projects, because of high demands from their superiors / clients. Until it became quite unsatisfying to work in.

My personal current struggle is that I don't find Electrical Machines / Power Systems / Control Systems that interesting from the Electrical Side, as it seems like a dangerous jobs.
As it seems like the academic textbook, is just wanting students to regurgitate steps and formula to calculate the solutions.

Furthermore from my 3 years in university, I didn't really build something that personally "wow" myself for my accomplishments in my group projects due to my lack of arduino programming skills, and most of the time the programming is done by my friends, as they are from diploma background and more exposed to programming. And I feel that I am not good enough to what their level of imagination and creativity in designing a system.

The only happy days in University was doing C++ programming on Codeblocks, as I can see what I am doing on my laptop. And troubleshoot why my program didn't work until it runs.
But I don't think what I learn can be actually applicable in the real world, due to the syllabus only restricts my boundaries towards mostly if... else... statements and arrays.
If my other CS friends told me to work with pointers, I have no idea what I'll be doing with it.

Basically I find my university syllabus pretty much is taught halfway, in a sense that alot of students can score well, but students like me can't connect the dots if they actually wanted to specialize in any field.
Or really struggle during industrial training finding what they want to join after graduating.

Also is it me or the lists of companies in Malaysia for EEE are quite vague and sketchy at times. Especially those Jobstreet listing.

Hi /k, I rage quit liao.

Short story, TS is having sem break, I go cari kerja on facebook, plan to work for 3 weeks.
So found this contracted advertising company who recently heavily advertising online by giving out money.
I worked for 3 days outside and online, feel like no point continue working for dodgy company to promotion adoption of a certain eWallet app.
Also is already a saturated market, went to 2 malls, already saw 5-8 promoters on the same spot promoting.

The Contracted "Company" doesn't seems to be a licensed company, doesn't have actual permit for us to do work, nor provide us with advertising equipment, then I guess contracted boss songlap advertising money, because most of us doesn't have promoter T-Shirt, or banner to advertise.

Supervisor ask us go shopping complex "pandai-pandai" promote, and don't get chased out by security, because no paid for permit/permission to advertise.

Also I signed a 3 week contract with has "no company name" also the contract doesn't even have an address, and now it seems like an empty shell company, so hopefully no legal charges if I quit.
And also took photo of the contract before giving back.

Already WhatsApp supervisor, I will quit after promoting for today.
Not sure what to do now, but rest and watch Netflix or Educational Youtube.

Celaka Betul Logitech with their new mouses nowdays.

From 2014 til now, use Logitech all line up from normal to silent mouse. Always use few months, then the mouse left clicks starts to fail and registers as double clicks.
Then will kena complain by forum users.

From M185, M280, M331 to now M325 all died from using left click.
Can't find a proper mouse for more than 1 year use nowadays without the left click failing me
Always the left click switch starts to fail.
