Eco Galleria Johor Bahru

Hello! For those who are unfamiliar, Eco Galleria is like a shopping centre but every individual unit is privately own. Not sure whats the actual word for such concept.
They're 2 in JB now, eco galleria and eco palladium. weekends are full, occupancy rate is like maybe 40% after 4-5 years of completion as of now.

i've been renting a unit here for 2 years. As business is picking up good, we're thinking of buying because:
1. we are staying at this area ( our house is also just 3mins away from here).
2. kids school is also just 1min away from here
3. business is very stable and we wanna get a unit and we can put in more money into the reno and stuff.

But i've always been wary about such commercial projects in MY, such a shoplots in Condo projects, or shoplots in such semi-shopping centre thing. Always see them half-dead or in the end always up in lelong. usually if one day u wanna sell, its impossible to sell.

What are your takes in such projects? Thank you in advance for putting your input here!

Questions regarding mamomogram experience in MY

just a backstory: my mum was diagnosed with stage 1 breast cancer in 2017, we did the surgery in SG as it was them who discovered it (Another whole story why we did it in SG), everything went smoothly and she was declared cancer free. Hence just to be safe, she does mamomogram scanning annually.

as covid happened, we couldnt enter SG as conveniently as we previously, so we started doing the scanning in Malaysia, specifically gleneagles and regency (JB). every year, report comes out good and clean.

2023 Feb: we did another scanning in Regency. all good in scan, no tumor or any calcification.

2023 Oct: we did a scan in Singapore just to keep an update as its been 3 years since we did it there. found out there is unhealthy calcification and huge as well. atleast 8-10months of growth. doctor ask why didnt we do a scan annually and we showed her the report we did in regency and she was furious. we proceed to book a removal for january 2024.

2023 Nov: Nevertheless we did a 2nd opinion with gleneagles in MY as we just wanna make sure (if can do the surgery in MY confirm we do in MY because of financials). and to our horror... the scan came up CLEAN. doctor say my mum is healthy. at that point i was so furious. i showed my doctor the scans i did in SG. DR was taken aback, started asking "ermm where u can get scan from ah?" " lets re-do another scan ok?"

second scan they still cannot pick up anything. Doctor started asking who scanned this and which hospital in SG did we do the scan. and she said " ohhhhh... your doctor is that famous dr XXX?, they have the best equipment in the world, that's why they can pick up this tumour, ours cant".

that was super frustrating to hear from a gleneagles. because your equipment cant scan it, you declare my mum is safe?. and last straw for me was when she say" even though we cant detect it, we can still remove it based on the photos and CD provided by them (the scan from SG)".

just so angry with the experience we had that i feel like writing in a complain/feedback but more importantly to share the experience with you guys.

Volvo owners, how's the car for family ah?

Hello guys! Thinking of trying out the Volvo brand as recent years its been having raving reviews especially the XC60.

with 2 kids, and 2 baby seats, my G20 BMW isnt a good fit right now as behind is basically non-existent. really love the g20 as:
1. good FC ( full tank ususally i can do 740KM on average)
2. its good looking in my books lah

the V60 caught my eye for the super big boot, and i have something for wagons (especially after becoming a dad of 2 hahaha), and beneath the bonet is also something fast (470HP i think). a few concerns i have is

1. the model seems to be already 4-5 years old and there is no facelift. somemore no discount from volvo
2. their "5" year warranty is just a gimmick, its 3 years manufacturer warranty and 2 year insurance warranty ( which forums told me that its close to impossible to claim them )
3. the V series has been planned to phase out in UK/europe it seems

is there any Continental alternatives for good FC and yet family friendly? or is Volvo is really the go to brand now?
finances on owning multiple properties

Hello all. Appreciate if someone can educate me on this. Recently i have been listening to this property "youtuber" (we all know is who la), he talks about how he buys 4-5 houses per years, all are self sustaining etc etc and has double digit property portfolio. And a point which struck me was he puts 99% of his monthly income into buying more properties and installments.

So my question is, how does finances works from that point of view? is it so easy to keep getting loans and loans for multiple properties even if they are self sustaining? with 3rd property above only can loan 70%, was thinking about the liquidity problems of locking down the properties.

sorry i'm just a newbie in properties as only purchase one for own stay but not investment before. so it strike some interest in me.

Re-stepping into the photography game

hi guys, i've been out from the photography game for many years and think of stepping back in. Previously the last camera i bought was a D7000, Which was at least 13 years ago!
Main subjects of photography would be products photography (watches) as recently i've gain a huge following on my side project, im thinking of getting a decent camera for this job. video wise would just be doing 1080p. no fast moving action or etc.
I'm now in a dilemma of getting either the Sony A6000 or A6300. i hope you can provide your input into making my decision. if you have other to recommend please do as well!

need advice on my property management company

Hello all, as per previous threads in the past, i've purchased a 8.8k sq ft bungalow in nusajaya Johor bahru under UEM sunrise.

we started renovation smoothly until one day a neighbour complained that we were renovating "illegally" and called the police. at that moment we didnt know much but the management in charge said that the police gonna lock up my contractor's worker if we dont stop now. so we stopped just to check what is wrong. we drove there and found out that we got stopped because the neighbour said he's working from home and its noisy. However we called the police and the police said that as long as you have MITI (during phase 2), you can work as you like according the the management's approve time (which we did)

after that incident, we found out from the police that all they wanted was the contractor's MITI and the person in the management mr ABC, just didnt want to give the police our MITI and chose to lie that the police wanna lock up our contractors. After that happened, the police suggest us to make a counter-police report on the mr ABC just to defend ourself incase this fellow try to create a fuss again.

that is when things start to be a mess, initially we were told interior construction need not have MBIP approval. suddenly now need MBIP approval. hence we requested for the original architectural plan and the property master key plan. the management just delayed and delayed and didnt want to give us. then after 2 weeks of delaying, they told us " go buy from architect". i'm like wow, you cant even provide me the plans for MBIP approval and you tell me to go buy?

as of now, we submitted to MBIP for approval. However it got weird that we did not get any response from MBIP. my architect called and the PIC in MBIP told us that " eh why your management keep call everyday? keep say this house is making illegal renovation etc etc, now delaying your process as not we have to handle his queries". my reaction is like why maangement can kacau my submission?

so i called the management and say what issue you have with my architectual drawing? He say no issue ah, i just wanna call and kacau and delay your renovatatioin. i'm like what the heck, how can you be so unprofessional?? you're like doing a personal attack on me now.

jeez any advice on what i should do next? i've complained officially to UEM KL as per advice by my architect and lawyer and they were also shocked on what issue im facing right now.

Internet only my desktop(only) become trash after

just gotten 100mbps unifi recently (on the first floor) and was provided the standard white router. initially it was bad on my desktop (2nd floor) as i was using a 2.4gb receiver. upgraded to one which can receive 5.0 (600mbps) and was enjoying the speed of unifi for the first time (house area has always been streamyx).

then came my my cctv dude who suggested upgrading the whole house to deco as the cctv hub which was installed in the 2nd floor stopped working due to weak signal of the unifi router on the 1st floor. whole house got installed with deco and now my internet is trash again, disconnecting even 1-2min, youtube music stops etc, cant do speed test as it just cuts off.

however on my wife's macbook/phones/laptops, none are facing this issue as what i'm facing on my desktop. can some sifu explain to me the issue? is it my desktop receiver issue? i've tried with 3 wifi receivers on my desktop and non are performing as well as the initiall white unifi router,

better to find ID to fully manage the project

good afternoon all, recently my family has purchased a 9,00sq ft bungalow we're in the dilemma of how we should handle the renovation.

we've gotten a few quotes and the prices we got were cut-throat prices with bad quoted quality materials, with prices ranging from 400k-600k (wetworks + built in) which is crazier than we planned. individually quoted stuff (built in cabinets, wet works, electric, extentsion, etc) got us to around 300k+.

the question is it wise for us to handle the project fully ourself ? our work is quite flexible and we're able to make site visits daily as well. does anybody have any experience as we do not want to make a big mistake in this renovation.

can use USB boot drive to install win10 on

hello all! have a few old computers laying around the house. just want them to run whatsapp web which is only available from windoes 8 onwards.

Currently the 2006/2007 computers are on pentium 4, 2GB ddr2 rams and running on window XP. i know it might be slow on windows 10 but i would like to try it.

read online that microsoft media creation tool doesnt work. hence i did try using rufus to create a bootable USB drive but it seems that its not detecting it when i set my usb drive as the boot drive from the bios.

any alternative solutions or better guide?
