            <title>Business License &amp;amp; Renovation Permit</title>

            <description>Hi All,&lt;br /&gt;&lt;br /&gt;There are lot of questions regarding the business license and permit application are asked in my inbox. I will try to help as best as I can…. &lt;!--emo&amp;:D--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/biggrin.gif' border='0' style='vertical-align:middle' alt='biggrin.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;&lt;br /&gt;1.	Business license can be applied through local authorities. Just prepare complete documents like S&amp;amp;P, tenancy agreement, SSM registration etc.&lt;br /&gt;2.	But for some license require owners to provide a copy of renovation permit.&lt;br /&gt;3.	Renovation permit is compulsory for minor renovation that we always do before a business is opened.&lt;br /&gt;4.	Because of that, the owner must apply for a permit from the local authorities to avoid problems during the business license application.&lt;br /&gt;5.	Example :- restaurant, need to apply permit of renovation first. If the restaurant located on the ground floor no need to apply for Bomba.&lt;br /&gt;6.	Some Local Authorities provides a fast track approval which only takes a day and processing fees are only RM 100-300 depends of the size of floor area.&lt;br /&gt;7.	Therefore, the owners must be cautious against any contractor that said renovation permit is not important to run a business. &lt;br /&gt;8.             <title>Good news for residents in DBKL, MPSJ &amp;amp; MPAJ area</title>

            <description>Hi All,&lt;br /&gt;&lt;br /&gt;1. Starts on 1 March 2016 – 28 Feb 2017, residents in MPSJ area are given the flexibility to submit existing extension (Illegal extension).&lt;br /&gt;2. Back extension for 1st floor until boundary (previous guideline – 5’)&lt;br /&gt;3. Balcony extension 10’ (previous guideline – 15’)&lt;br /&gt;4. For those who have built illegal extension are allowed to submit plan and RM500 flat rate compound will be charged. (Previously 10x Compound from processing fees)&lt;br /&gt;5. MPSJ processing fees will be charged as usual excluding tong roro.&lt;br /&gt;6. This application must be through Architects or Registered Building Draughtsman. &lt;br /&gt;7. This is an opportunity for new residents to legalize any extension before.&lt;br /&gt;8.             <title>House Renovation - Approval Plan</title>

            <description>How to get the approval of building plans and work permits&lt;br /&gt;&lt;br /&gt;1.	Owner must finalize the design of renovation before hire someone to do a submission&lt;br /&gt;2.	If contractor volunteer to do the submission, ask them which architect/building draughtman they use and LAM Registered No.&lt;br /&gt;3.	If necessary, owner must hire an engineer to do some calculation, report and structure drawing. (depends on Local Authorities) &lt;br /&gt;4.	Owner must prepare some documents for submission such as cukai taksiran, S&amp;amp;P, existing CF etc.&lt;br /&gt;5.	Consultation fees :-&lt;br /&gt;&lt;br /&gt;RM2500-RM3000 includes architecture endorsement, site survey, building plan drawing, documentation and traveling.&lt;br /&gt;&lt;br /&gt;Owner must prepare some cash around RM1000-RM2000 for deposit, processing fees, tong RORO (construction waste bin) depends on scale of renovation. Deposit will be returned when construction is completed. But for DBKL, no deposit required. Just pay RM100 for renovation less than 1000sqft (CODE B2)&lt;br /&gt;&lt;br /&gt;6.	Approval/Work Permit usually takes about 7-30days depends on ‘Piagam Pelanggan’ from Local Authorities.&lt;br /&gt;&lt;br /&gt;Additional Info:-&lt;br /&gt;&lt;br /&gt;Basic building setback for terrace :-&lt;br /&gt;a) front - 20&amp;#39; clear from wall to boundary (main gate)&lt;br /&gt;b) back - can extend to end of boundary&lt;br /&gt;c) side (corner lot) - 10&amp;#39; clear from wall to boundary&lt;br /&gt;d) side (end lot) - 5&amp;#39; clear from wall to boundary&lt;br /&gt;&lt;br /&gt;The different thing between architect and building draughtsman (BD) is , BD are limited to specifying area only and the fees therefore a bit cheaper than architect. &lt;br /&gt;&lt;br /&gt;Do not pay to enforcement if they ask for ‘kawtim’. Report to Local Authorities if happen.&lt;br /&gt;&lt;br /&gt;Do not start work before get an approval/work permit. If not, you will be fined as much as 10x depends on your processing fees.&lt;br /&gt;&lt;br /&gt;Do not trust contractor if they can ‘kawtim’ with Local Authorities. Some of them didn’t do a submission and if caught, owner will be responsible. &lt;br /&gt;&lt;br /&gt;Architect is the person who will be responsible for the probability of future.             <title>Office Renovation</title>

            <description>Hi,&lt;br /&gt;First of all I want to apologize for not replying some of your questions. I’m not frequently online at the moment.&lt;br /&gt;Today, I want to share with you guys basic calculation for office renovation (partition).&lt;br /&gt;&lt;br /&gt;Normally for submission to local authorities you need to hire architect to submit your plan. They will charge you :-&lt;br /&gt;&lt;br /&gt;1)	Architecture plan only = RM1.50-RM2.00 per sqft&lt;br /&gt;2)	Architecture plan + Bomba = RM2.00-RM3.00 per sqft&lt;br /&gt;3)	Architecture plan + Bomba + Structure Plan = RM3.00-RM4.00 per sqft&lt;br /&gt;&lt;br /&gt;You guys also need to prepare around RM500-RM1000 for drafting and RM300-RM500 for runner.&lt;br /&gt;&lt;br /&gt;Example :-&lt;br /&gt;&lt;br /&gt;1000 sqft shop lot office at Mid Valley to renovate for partition only. &lt;br /&gt;(DBKL code : Borang PB-01) and (Borang G8 for Bomba)&lt;br /&gt;&lt;br /&gt;RM2.00  x 1000sqft = RM2000 (including Bomba)&lt;br /&gt;RM500 for drafting&lt;br /&gt;RM100 for DBKL processing fee&lt;br /&gt;RM300 for Runner&lt;br /&gt;&lt;br /&gt;Total : RM2000 + RM500 + RM100 + RM300 = RM2900.00&lt;br /&gt;&lt;br /&gt;1.	Do not overpay your consultant/contractor for this kind of service.&lt;br /&gt;2.	Make sure your consultant knows how to liaise with Local Authorities.&lt;br /&gt;3.	Double check with consultant for their previous project. Some case consultant just submit plan to Local Authority and Client need to follow up itself.&lt;br /&gt;4.	Base on my experience, renovation less than 1000sqft no need to apply CCC.&lt;br /&gt;5.             <description>Hi,&lt;br /&gt;&lt;br /&gt;Many members of the forum here asking me how to get a work permit from DBKL. This is simple. First of all you need to hired an architect or BD for approval plan. After  approvals, you must pay a work permit by rm50. After the work permit is issued, you can start work on site unhesitatingly.
