Hi, anyone sending their kids to this Taylor's international school (TIS) KL branch in Maluri? Previously known as Sri Garden.

Can share experiences with the school? Good? Bad?

I kind of know the fees structure from their website, relative affordable compared to other super expensive international schools. Saw from other forums that the students in TIS KL are predominantly local Malaysians, but this doesn't bother me if the school's overall quality and environment is good e.g. teachers, systems, school disciplines and etc.

Any real experience can share?

Hi, anyone/sifu can share whether there is a condo in city centre with many family of locals? To my understanding nearly most of the condos in city centre are rented to foreigners. Trying to find one with "family feel".

After the first BLR increase in July, it is possible to have a second increase by the end of 2014, potentially as early as September, or later in November.

Positive cash flows deal harder to come by, with gross rental yields already compressed due to stagnant or moderating rentals and high prices.

Highly speculative projects with investors club and more people buy to flip will get hit. holding power is key, but the second question is whether to stay on to continue bleeding every month.

Landed properties in prime location as usual will always be in demand, but those in far flung area bought by majority if speculators will find it difficult to get tenants at all, and prices will adjust itself. Well located n established area with good neighbourhood or public transport will remain resilient.

We will likely see through a period of "the survival of the fittest ones, and the bad apples to be rotten".

Think twice, on what we buy, and how much we pay.

Do you want to stay in serviced apartments? I kind of like the concept of having amenities and shops within easy reach in walking distance, do my grocery during weekdays, quite often with LRT/MRT access.

But i still find that majority of the people still against staying in serviced apartments, about lacking of "home" feel. In fact it is merely "a condominiums built on commercial title" rather than residential title, although there some differences in e.g. utility bills, assessment rates.

With numerous serviced apartments under construction, there is the current trend, and it might become a common type of choice that eventually people don't really differentiate so much about it being serviced apartments or condominiums, in time, especially for young professionals.

What is your take?

Just want to know how more people's view on this nowadays

Condominiums vacancy rate for high end properties in 2013, sourced from CH Williams Talhar & Wong:

Ampang: 37%

Damansara heights: 35%

Mont kiara/Sri Hartamas: 33%

Central KL area: 33%

Bangsar/Kenny Hills area: 17-20%

If BLR increase, will you buy, sell, or no change?

As many of you would have read this on The Star (link below), bank rate hike is on the cards, which mean higher BLR, and surely higher monthly instalments.

If this were to happen, will this affect your property investment or purchase decision? What if BLR increase 0.25%? What if increase 0.50%, or higher? Am interested to know people thoughts and views, and how this will affect your decision making.

Paid deposit, been waiting 5 months for S&P

Hi, any one out there has similar experience? Paid deposit for an apartment in a project, but after 5 months still no news of when to sign the S&P, keep postponing again and again, allegedly still pending AP. Is this reasonable?
