            <title>1 Year Free Maintenance Fee?</title>

            <description>Dear Lowyat forum Sifu&amp;#39;s&lt;br /&gt;&lt;br /&gt;I have a question in regards to the free 1 year maintenance fee by developers.  &lt;br /&gt;&lt;br /&gt;Signed the offer letter with developer which states that we would get one year free maintenance upon VP.&lt;br /&gt;Also signed the SPA which states that upon VP, we have to pay 4 months in advance of maintenance fee.&lt;br /&gt;&lt;br /&gt;I would like to ask. In such a scenario, would the developer be paying for the 4 months maintenance fee for me? As they are currently requesting for it. &lt;br /&gt;&lt;br /&gt;In my understanding, when it says free, it does not mean waived, it merely meant that developer will be paying on my behalf.&lt;br /&gt;&lt;br /&gt;The scenario i was thinking of is,&lt;br /&gt;VP - April &lt;br /&gt;1 - 4 months - Paid by developer&lt;br /&gt;5 - 12 months - Paid by developer&lt;br /&gt;13 - 16 months - Paid by me.&lt;br /&gt;&lt;br /&gt;The current situation that developer is suggesting is&lt;br /&gt;VP - April &lt;br /&gt;1 - 4 months - Paid by me (Contradicts the offer letter which says that 1 year free maintenance upon VP)&lt;br /&gt;5 - 12 months - Paid by developer&lt;br /&gt;13 - 16 months - Paid by developer&lt;br /&gt;&lt;br /&gt;In both cases, it should not breach the SPA as someone is paying for the 4 months advance.&lt;br /&gt;&lt;br /&gt;If my reasoning is incorrect, do correct me.I am also curious about the situation. Would like to get this right before i commit to any payment. &lt;br /&gt;&lt;br /&gt;Thank You.</description>

            <title>Whats the Standard BBQ Pit Rental in Condo?</title>

            <description>Hi Forum Sifus,&lt;br /&gt;&lt;br /&gt;Want to ask how much is the standard bbq pit rental for a condo in Klang Valley?&lt;br /&gt;&lt;br /&gt;I recently moved into a service apt (MAIN PLACE USJ). And I pay the Maintenance fee regularly. I understand that there is a separate charge for BBQ pit and is not included in the maintenance fee.&lt;br /&gt;&lt;br /&gt;But the price they gave me to rent the BBQ pit is sky high in my opinion. This is the amount they request for&lt;br /&gt;&lt;br /&gt;BBQ Pit Rental = RM 300&lt;br /&gt;BBQ Pit Deposit = RM 500&lt;br /&gt;&lt;b&gt;Total = RM 800&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;Items included (BBQ PIT ONLY and the area... NO TABLES, CHAIRS OR ANYTHING ELSE)&lt;br /&gt;&lt;br /&gt;Is this the standard price nowadays? I was expecting it to be around RM100++... &lt;br /&gt;&lt;br /&gt;If its too expensive, is there any regulatory body that we could go to other than the JMB? because i have no idea who the JMB is.</description>
