Need some advice on this for the next step. Tenant not answering call after fail in few futile promise of paying rent with 4 month pending rental.

Close electric account in process and within 3 working days to remove meter in effectively cut off electric. Here, tenant is not in contract with me, after cutting off electric, even I am not sure whether should I cut off the electric as whether I can just collect my property by entering the premise if my existing key still working.

So, I need advice whether I can collect my property directly by entering by premise as some advice me to make a police report but I am just wondering on what basis that the police will help me. With no contract and no electric, I assume the tenant should be moving out and 1 week notice been given even without any reply from tenant.

Recently, my property rental contract expired on 31 Dec 2019 and tenant due on payment for 3 month. This mean the tenant does not have a valid property contract with me, does this mean I can take over my property anytime I want as the property belongs to me?

Market rate for changing engine oil/gearbox oil

I am just curious whether any range of price consider for changing gearbox oil and engine oil as I found the price is quite ridiculous if we try to see the product online sale price.

Like recently I changed my engine oil semi and the charges is RM148 which I believe is ok but when they charge me RM240 to change the gear box oil of atf honda city dw - 1L (4LITER), I was shock with the price as online the same product seems be cheaper to each liter as RM60.

So, want to see any cheaper option available especially around klang valley, pj, kd area with the same brand product or even a match pricing with online sale price?
