Xiaomi Smart Lock App Usability in Malaysia?

I've been reading a few threads about smart locks in Lowyat, however there seems to be very little detail for the Xiaomi Smart Lock (LOOCK).
Has anybody every tried purchasing any xiaomi smart locks from China before and installed it here?
Are there any problems in using the Mi Home App to sync the smart lock? because I can't seem to find the option for a Xiaomi Smart Lock in the Mi Home App, or the bluetooth will automatically detect the smart lock after we installed? seems quite risky to buy something and then realized you can't control it at all

IKEA Behandla Beeswax problem?

So basically this is my first time trying to polish bare wood. And after consulting uncle Google I decided to try IKEA Behandla beeswax polish.

I followed the instructions, sand my wood, even apply some moisture on the sanded wood because the instructions says it's better like that. Then apply the beeswax and wait for it to dry.

The beeswax itself is white liquid colour, however after leaving the wood to dry, the colour turned so yellow I don't even recognize it anymore. Was it my problem, or it's the nature of beeswax to turn the wood colour yellowish?? I understand that polishing will make the wood color turn darker but this is not "darker", it's yellower...

Chances to get developer to repair after DLP end?

The DLP for my condo ended this year January.
I have met a few tenants that mentioned that they have water leak problem at their master bath. So I manage to file my complaint form to the management around January and get the contractor to come check it before the DLP end. Contractor help to connect the water pipe and no leaks were found, so I asked him to disconnect it (not sure did he do it or not).

Few months passed, I go there every few months because I am not staying yet nor I have started any renovation works, it's a bare unit. No problem with the pipes or whatsoever.
Went there last weekend and my master bathroom was leaking like hell, and the drain wasn't working because the drain they gave was too tight that water cannot escape fast enough, so, basically my bedroom floor and wall all gone case.

So, the question is, what are the chances for me to get the developer/main con to repair this fault? I do not think that it's my responsible to pay for this because I never turn on any tap or use the toilet bowl during my visit there, I would say it's a built defect. However since DLP ended, how can I convince them to rectify this problem?

How to protect earnest deposit if paying full cash

Hi guys,

I recently wanted to buy a property and I am planning to pay full cash for the property. I know if we are paying by bank loan we can include a sentence in the booking form stating full refund if unable to secure loan.

But the question is how do I secure my earnest deposit if let's say the owner decided not to sell or what if I changed my mind before signing the S&P? Normally could you get a full refund back if any of these happen?

Advice for new/pre-launch property in Selangor?

I am thinking of getting a new house (for own stay) recently, have been scouting around lowyat for newly launched properties. I'm thinking of areas like Bukit Jalil, Puchong or Subang. Maybe stretch a *bit* further to PJ also can. But would like to avoid Seri Kembangan area, so jam. Around RM650k (1xxx sf) max for a condo/service apartment.

I went to view the show house for City of Green, and went to the construction area. Even though they say it's at Bukit Jalil, post in lowyat says it's actually Serdang (lowyat rocks). The location seems quite good, quite near from bukit jalil highway exit, which means i might only need to experience minimal traffic jams (correct me if I am wrong). However Bukit Serdang doesn't seem like a good spot..Can give me some advice on COG?

The rest that I have found is Park Hill Phase 2, Casa Green, Arte@Subang West, Z residence (not new anymore?), Twinz Residence, Skyz Residence and Skypod. Have not been to any of the showhouses yet, but seems like it fits my budget. But most of those listed are leasehold which I am reluctant to even think about it..Would prefer freehold.

Anymore recommendations? Thanks!
