            <description>Hi guys, &lt;br /&gt;As more and more big boys are joining in the development scene, there&amp;#39;s over 100&amp;#39;s of new developments around in Greater KL.&lt;br /&gt;&lt;br /&gt;Do share your expertise on the factors you consider when you are looking at a new development. Hopefully all the taikor can share their experience.&lt;br /&gt;&lt;br /&gt;I&amp;#39;ll start....&lt;br /&gt;&lt;br /&gt;1. &lt;b&gt;Whether it&amp;#39;s under HDA &lt;/b&gt;&lt;br /&gt;In recent years, developers have been trying to sell these projects under fancy names like SOVO,SOFO etc. And now they are packaged as &amp;quot;office suites&amp;quot;. I think many buyers have confusion over such developments.  These are strictly OFFICE&amp;#33;&amp;#33;&amp;#33; Yes, developer sells them as residence with the bed in their artist illustration etc but it is not meant for residential use. &lt;br /&gt;Development under COMMERCIAL land which can be used as RESIDENTIALS: SOHO &amp;amp; Service Apartment Only&lt;br /&gt;*buy at own risk  &lt;!--emo&amp;:D--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/biggrin.gif' border='0' style='vertical-align:middle' alt='biggrin.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;&lt;br /&gt;2. &lt;b&gt;MRT line (major plus point)&lt;/b&gt;&lt;br /&gt;With 3 MRT lines coming in, these are definitely going to be a booster in the new developments. These projects will definitely have a boost in price once the MRT&amp;#39;s are completed. Aside from that, they also help increase occupancy rates of a development (more convenient)&lt;br /&gt;&lt;a href='http://www.mymrt.com.my/' target='_blank'&gt;http://www.mymrt.com.my/&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;3. &lt;b&gt;Density wise (per acre calculation) &lt;/b&gt;&lt;br /&gt;There are many developments which are pushing the limits with 1000&amp;#39;s of units. These in term will create internal competition for both rental and sales of ur unit. The lower density, the less competition you have.&lt;br /&gt;Comparing density/acre helps for comparing developments around the same area.&lt;br /&gt;Project A: 1000 units/ 1 acre&lt;br /&gt;Project B: 1000 units/ 2 acres&lt;br /&gt;Given all factors are equal, Project B is a better buy. &lt;br /&gt;You can give a variance of % according to weightage of their pros and cons for comparing.&lt;br /&gt;&lt;br /&gt;4. &lt;b&gt;Dual Key&lt;/b&gt;&lt;br /&gt;First of all, I&amp;#39;m a huge fan of dual key units (was fascinated by the dual key returns in Solaris Dutamas back then) You&amp;#39;re buying 2 units indirectly and is spreading the risks. Smaller units tend to have a higher ROI as well. &lt;br /&gt;Scenario(given everything the same):&lt;br /&gt;Unit A: 1000sf - you have to rent RM5000 out&lt;br /&gt;Unit B: 1000sf (dual key) - you have to rent 2x RM2500 out&lt;br /&gt;Generally, the higher the price of rental, the less demand. It will be easier to rent 2 units at RM2500 compared to one unit of RM5000. Aside from that, you spread the risk into 2. If one of the split unit is rented out, you cover 50% of your return already while it may take a longer time to rent out the RM5000.&lt;br /&gt;*Check the existing rentals surrounding the area so you can have an idea of the demand in rental&lt;br /&gt;&lt;br /&gt;There&amp;#39;s a lot more in depth analysis but probably need a long time to write  &lt;!--emo&amp;:sweat:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/sweat.gif' border='0' style='vertical-align:middle' alt='sweat.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;&lt;br /&gt;What I&amp;#39;m quoting is based on a general rule.
