Poor Rectification at Setia Alam home

Despite collecting my keys since many months ago, I have requested S P Setia to do rectifications. Rectification forms have been submitted one after another after every key collection upon rectification. In fact, the supervisor walked through the list of rectifications, and he himself felt that I should not signed the form, which is supposed to be signed to indicate my satisfactory of the rectification done.

Now, my home has water leakage from upper floor, cracks, poor painting at various spots. I somehow am not confident that S P Setia takes rectification seriously.

I need to know the next step. Anyone has such experience? How can we FORCE Setia or developer to do the rectifications? Thanks.

FD for down-payment?

Here's a condition. Say I have RM150,000 in FD and Unit Trust. I was informed by a bank officer that my income only allows me to apply for at most RM270,000 home loan for a second property. Now, since I have a big sum in my account, can someone advise me on this:

1. Can I buy a second property for investment with a price tag of RM 420,000? This means my down-payment is paid using FD as well?
2. Is it advisable to do so?
3. Any advice how to purchase second property under such condition?

Extra Charges on Top of Monthly Maintenance Fees

Ridzuan Condominium charges each owner RM 200 for "Improvement of Facilities", which is on top of month maintenance fees. I wanted to ask if such request is legal?

Isn't the monthly maintenance fees are used for upgrading of facilities such as lift and so on? Why the extra charges?

This condo has charges extra on top of monthly maintenance fees for several accounts, and I wonder this happens to most condominium. Anyone share your experience?
