            <title>[WTS] Designer Furnished Semi-D</title>

            <description>Hi Everybody&amp;#33; I&amp;#39;m selling my house that I&amp;#39;ve been staying in for more than 5 years. A Corner Semi-D, fully extended, renovated, and designer furnished. More into that later. You might notice there are no photos in this ad. Reason: at the bottom of this ad. Now about the location:&lt;br /&gt;&lt;br /&gt;Bukit Sungai Long 1 is a small Gated and Guarded community on a piece of elevated land in Bandar Sungai Long. It is close enough to the booming commercial streets of the old Bandar Sungai Long (10 minutes walk/2 minutes drive) to be extremely convenient and yet is detached from the hustle and bustle to be peaceful, green, and exclusive. Neighbours are Bukit Sungai Long 2 &amp;amp; 3. &lt;br /&gt;&lt;br /&gt;BSL 1 currently has access to the Cheras-Kajang Highway (Grand Saga) and the SILK highway. A new access road to the SILK highway is being built as an extension of the main Persiaran Bukit Sungai Long, expected to be finished by September 2015. Access by road to both directions: Balakong/Cheras/Serdang/KL City and Kajang/Putrajaya/Cyberjaya/KLIA is fantastic. MRT1 which is slated for completion by end 2016-mid 2017 has many stations nearby: the nearest by distance is Bukit Dukung MRT (feeder buses will be available from Sungai Long), whereas most convenient ones to park and ride would probably be Taman Koperasi Cuepacs MRT or Bandar Tun Hussein Onn MRT, all within 8 minutes drive.&lt;br /&gt;&lt;br /&gt;Bandar Sungai Long might be known to you for the famous Sungai Long Golf and Country Club, the very first Jack Nicklaus-designed gold course in the whole of Malaysia. It also might suggest images in your mind of the classic black and white English country bungalows and red brick condominium and terraces. Recently Bandar Sungai Long, especially the commerical areas, has boomed from the opening of the UTAR campus. If that is not enough for you, the neighbouring township Bandar Mahkota Cheras boasts an AEON and an even larger commercial district. Despite the commercial conveniences that inevitably follow universities (which includes a hospital), the township remains green and cooling. I personally do not use air conditioners OR fans when sleeping.&lt;br /&gt;&lt;br /&gt;My house has been fully extended and renovated. &lt;br /&gt;&lt;br /&gt;List of ground floor rooms:&lt;br /&gt;Living Room&lt;br /&gt;Dining Room&lt;br /&gt;Gym&lt;br /&gt;Dry Kitchen&lt;br /&gt;Wet Kitchen&lt;br /&gt;Powder Room&lt;br /&gt;Soundproofed Music Studio (can be a home cinema or soundproof study room)&lt;br /&gt;Soundproofed Music Library attached to the Studio (can be a normal library)&lt;br /&gt;Laundry Area &lt;br /&gt;&lt;br /&gt;List of 1st floor rooms:&lt;br /&gt;Master Bedroom 1&lt;br /&gt;Study Room attached to Master Bedroom 1&lt;br /&gt;Walk-in Wardrobe attached to Master Bedroom 1 (Huge one)&lt;br /&gt;Master Bedroom 2&lt;br /&gt;Study/Living Room attached to Master Bedroom 2&lt;br /&gt;Library Area attached to Master Bedroom 2&lt;br /&gt;Guest Room (with attached bathroom)&lt;br /&gt;&lt;br /&gt;The house is fully designer built and furnished. Large Sony Bravia TVs for the Living Room and Gym. Only Iranian Marble, Niro Granite Tiles, MML Tiles, or 12mm laminates used throughout the house, for the best possible flooring, ensuring the house remains cooling while termite-free. The kitchens are done by Signature Kitchen and boast appliances by Teka and Electrolux. Attention has been paid to the smallest details: no materials from China are used in the kitchen, even the door hinges are German-made. Iranian/Persian handwoven carpets are abundant in the house, easily 150k spent just on the carpets. All bathrooms are installed with imported appliances from Duravit, Hansgrohe, and American Standard. 10 Daikin airconditioners ensure the house never succumbs to the Malaysian heat. A large water tank and 2 powerful pumps mean that I have never run out of water, even through the 2014 drought, where taps ran dry for up to one week straight. Fibre optic cables are laid and ready. As a professional musician, my studio and library has been soundproofed with a special door and sound foam treatments. The house also has a designer garden, a mix of Japanese and tropical, with large willow trees surrounding the walls, giving the house privacy. CCTVs and burglar alarm with a control room, with remote access by your smartphone have been set up, but are superfluous as this community has enjoyed years of zero break-ins due to a diligent committee and good guards.&lt;br /&gt;&lt;br /&gt;I will make no pretence of the fact that the asking price is higher than most houses in the area. But take a look at the area, location, facilities, and most importantly, the quality designing and furnishing of my house. Take into account: there are hardly any houses for sale in the Bukit Sungai Long area, proving how satisfied most people are with their life here.&lt;br /&gt;&lt;br /&gt;And yet, why am I selling? Reason: my job requires me to work at odd hours and most often at locations in the city centre, so I have no choice but to move into the city for work convenience. &lt;br /&gt;&lt;br /&gt;I value my privacy and time, so please only contact me if you are really interested in my house, or have a real potential buyer, and I will show you photos of the house.             <title>Build then Sell or Just Sell?</title>

            <description>Hi Sifus all, &lt;br /&gt;&lt;br /&gt;My family acquired a bungalow land some years ago intending to build our own home and live there, but my work recently has been all in the city and all sorts of odd hours so we will probably be maintaining our existing house and I will try get a working home in the city. &lt;br /&gt;&lt;br /&gt;I have been trying to sell it for a couple of months but notice that its really difficult because the MOF for empty land is really low, 50% right? Would it be recommended for us to use some cash and build a simple structure on the land so that we can sell it as a bungalow so that buyers MOF can be higher?&lt;br /&gt;&lt;br /&gt;If yes, any sifu know a recommended builder, or how extensive the structure needs to be, to qualify as a &amp;quot;bungalow&amp;quot; for the higher MOF for buyers?&lt;br /&gt;&lt;br /&gt;Thanks in advance.</description>
