            <title>Interior Finishing</title>

            <description>Hi,&lt;br /&gt;&lt;br /&gt;My house is currently going through the interior finishing with these works left to be done..&lt;br /&gt;&lt;br /&gt;1. Painting&lt;br /&gt;2. Install staircase handle (considering the glass type)&lt;br /&gt;3. Laminated floor (for staircase and upper floor)&lt;br /&gt;&lt;br /&gt;Any thought on which work should go first?</description>

            <title>House with poor workmanship &amp;amp; materials</title>

            <description>I purchased a double storey terrace corner unit by signing the SPA around mid-January 2010. Early December 2011, the developer claimed that the property had been completed and I received the keys from the developer without receiving any prior notice or signing any sort of formal letter regarding taking over of the property. At that time, the developer also claimed that he had already applied for the issuance of CF from the local council.&lt;br /&gt;&lt;br /&gt;After receiving the keys, I carried out an inspection on the house without the presence of the developer or his representative as he allowed me to do so and he said I can complain (verbally) later if there&amp;#39;s any defect or any repair that needs to be done. To my dismay, I discovered severe defective workmanship &amp;amp; materials. The doors &amp;amp; windows were all of low grade qualities (they look like rejected materials), bad wall leakage in the kitchen &amp;amp; living room (can flood during heavy rain), poor wall finishing, poor paintwork, cracks at the driveway, perimeter drain &amp;amp; fencing, all the water taps yet to be installed, etc etc etc.. In short, the house is not fit to live in. I consulted my SPA lawyer and he asked me to write an official complaint letter.&lt;br /&gt;&lt;br /&gt;I wrote the letter to the developer regarding the problems but he said he could not carry out the repair work as his contractor is currently very busy. So, he asked me to find my own contractor and come up with the quotation for the cost of repair. I appointed 2 contractors and both gave me approximately the same amount which was nearly RM70k. When I forward the quotation, the developer seems to be trying to run away by ignoring my calls. I consulted my lawyer again and he said I have every right to demand that much for the damages on the house.&lt;br /&gt;&lt;br /&gt;Luckily enough, I managed to reach the developer earlier this week. He said the amout that I claimed was ridiculous and he wanted to meet me next Tuesday to discuss on this.&lt;br /&gt;&lt;br /&gt;At the same time, I&amp;#39;ve checked with the local council regarding the CF and to my surprise they told me that actually the developer have yet to apply for it.&lt;br /&gt;&lt;br /&gt;The problem now is, if I were to bring this matter to the tribunal and claim my rights, the house needs to have a CF and that the developer&amp;#39;s licence needs to be valid.&lt;br /&gt;&lt;br /&gt;Now I don&amp;#39;t know what to do if we cannot come to an agreement regarding the repair cost, and if the house will be forever without CF.&lt;br /&gt;&lt;br /&gt;Any advice from you guys?
