Major rehabilitative renovation in Penang

Hello all. I have taken charge of a landed property in Penang (mainland) that requires major rehabilitation works. Some details on the property:

Type: Landed, terraced, double storey end lot with no land
Land area: 127 sqm
Build up: 1,400 sqft
Tenure: Freehold
Room: 4 bed, 2 baths
Condition: Rundown - not maintained for about 30 years

To start the ball rolling, I am looking for contractors. I am hoping all the experienced sifus in here from Penang can help me out with contact details of contractors who are honest, reliable and can do reasonably good work at reasonable rates. Thank you.
Quotation for new renovation project

Hi everyone. I've been following many projects here and learnt a lot. Now, it's time for me to start my own renovation. My condo unit is 1,455 sq ft in area and I'm planning to do the following:

1. Dry kitchen cabinet in area with tall cabinet and space for microwave in tall cabinet and space for fridge with cabinets on top of fridge, but WITHOUT built in hobs, hood, etc.). White high gloss door panels (acrylic).

2. Wet kitchen simple L-shaped cabinet with top for chopping and with sink at the window area and tiling the walls with simple tiles that are easy to wipe and clean.

3. Install window with exhaust fan at the corner. to cover up wet kitchen area.

4. Install metal grill door to main entrance.

5. Build shoe cabinet at the entrance.

6. Install L-shaped tempered glass shower with swing door.

7. Plaster ceiling in dry kitchen.

8. Wardrobe master bedroom with sliding doors (anti-jump) and open shelf cabinet up to ceiling and dressing table coming out from open shelf with mirror

9. Hang down cabinet under sink in master bathroom

10. Installation of fans, lights, curtain rails, bathroom fittings

11. Possible installation of up to 5 extra power points

12. Considering low TV cabinet and wood panelling in living area

I have been quoted about RM35,000.00 for the above without no. 12. If with no.12, then the price goes above RM40,000.00

I would like to get some advice from learned forumers here regarding the prices quoted. Thanks a lot.
