Developer Promoting Constant Advertisements

Dear Property enthusiasts..

Im just curious... There have been alot of advertisements by developers, particularly promoting their properties online and offline.

My question is, are these hard to sell properties or rather high demand or developer constantly seeking for public attention?

Most of these properties i see are from bigger developers and the types of properties are usually high rise and landed properties located in very outskirt area.

Whereas some properties barely have much information about them, typically landed properties, either very minimal advertisement or no advertisement at all. These proeprties are particularly new launch landed properties or landed properties in the city area. Is it because the products sell by itself or minimum quantity of product?

Just my curiosity.

With regards to the abovementioned..

Just wanna know the timeline of developer launches..

Usually, when a developer launch each phase of terrace houses. How long does it take to launch the subsequent phases? Eg: Phase 2, 3 ,4 and so forth? is there a specific timeline after each successfully launches, waiting period for the initial phase to be sold out or etc.

Would like to know the above information..

Owner pull out last minute after sign booking form

Hi,

Just curious.

If i have signed the booking form and collect the booking form from the prospective tenant.

Can i back out because i found out that the tenant is not a good tenant. Because afraid that they might not be able to pay rental and furthermore the rental is lower than expected.

Found out last minute also that the tenant smokes which i do not want them to smoke in the house. But they are heavy smoker and has tattoo which scares me.

As an owner, do we have the right to terminate the booking form signed?

I've seen more and more developers building studio units in outer CBD areas such as PJ, Subang, Shah Alam, Bangi,Kajang etc..

Just wondering, in times to come.. What will be the take up rate of studio units?

Anyone have the statistics of the occupancy rate of the current completed studios in these areas.

Just curious to know if it's worth it to invest in studio units this time around.

1 Month Notice to move out? Contract Lapse.

Am asking on behalf of my friend.

His landlord ask to move out with 1 month notice only.

His contract has lapse. But owner didnt serve any notice but suddenly serve with 1 month notice of moving out.

His question is:
Is the notice of moving out sufficient and does this protect the rights of my friend as a tenant?

From what i understand, it's 2 months notice.

Need input to advice my friend.

I am contemplating to sell off my condo.I've got an offer from a prospective buyer for my condo unit.

Currently the unit is rented out at an attractive rate. ROi is 12%.

Hi all Sifus out there....

Recently i just bought a property and wants to know the likelihood of the loan approval if i've got a CTOS problem...

I have previously settled my RHB Personal Loan with the bank. Made full settlement with release letter.

And i've got another one with P1 Wimax.... Which i do not know how to settle that.. Cause they overcharged me... And my name was on CTOS...

Was wondering.. What till be the chances of my bank loan approval...

Any Sifu can provide any advices or recommendations on loan approval????
