Trinity Aquata vs. The Starz KL south

Both condo located quite close to each other, however some info i got is as below:

Trinity Aquata is closer to TBS, however the entrance of this condo will be sharing the same road with the existing melayu kampung which the view could be less preferred. It's also further from future MRT 2 Kuchai Lama station but closer to future MRT 2 & existing LRT station Sungai Besi.

The Starz is very close to MRT 2 Kuchai Lama, just located next to the main road but next to central residence which is directly the opposite Malay Cemetery. It's also further away to current TBS.

Which one you think is better? Thanks.

Enquiry on Cash buy RM950k for S&P RM 1.5m condo

There are some ads saying someone can CASH purchase a luxury condo near KLCC area with RM950K but preferred S&P state RM 1.5m (93% completion at the moment). Is it true or a scam? Btw, i don't have RM950k cash. Just curious to find out about this. Which once again prove the rich can get rich so easily if it's true. thanks.

Land clearing besides TBS, sungai besi

Anyone know what is going to happen to the land besides kampung melayu tambahan/Terminal bersepadu selatan (TBS)? Massive tree has been chopped off and beginning to see this big piece of empty land. Previously i heard it's designated for commercial development, but not too sure how true is it. It's sandwiched between Anyaman condo (building in progress) and Trinity condo (awaiting launching). Looks interesting! Anyone would kindly share any exciting insight? TQVM.

1) What is the square area with some buildings located at the higher ground at upper right hand side of DALE with separated guarded access from the Trillium?

2) What is the DBKL announced upgrade project for the heritage side of Pekan Sungai Besi?

3) What is the status of the boom gate application to DBKL at the guard house area?

GST impact on service residence transaction

I heard from someone saying all SERVICED apartment under commercial title will be impact upon GST implementation whereby the seller needs to pay few % for GST upon selling (but i am not sure on which stage of the SPA stage). Which means if the seller don't have cash on hand to pay in advance then he/she can't sell the property?

It sounds very peculiar if it's true!

With the same amount of money, you can buy 1 mil MK freehold Luxury condo sizing 1,500 sqft vs 3 storey brand new leasehold 2,600 sqft dale landed house at lakefileds sg besi.
Which one will you go for?
For own stay & possible investment in case need to sell out in the future.

Property price increase by 10 ~ 15%

The radio DJ is broadcasting the property price is going to increase 10 ~ 15% due to recent petrol price increase + illegal foreign worker clean up 6P operation. Does it means buying sub sale property is better than new project since sub sale property escaped from the future price increase influence?

Lumina Kiara vs. Tiffani Kiara

To the honorable Sifu/s,

Would like to seek some opinion from the sifu here.
Comparing approximately 1,500 sqft of Lumina Kiara vs. 1,300 of Tiffani Kiara.
Both also similar price range/rental/location.

Which one would be more suitable for own stay & some investment intention just in case need to sell it out after few years?
As the current entry price is selling at about RM1mil for both unit.

Tiffani Kiara - Worth for subsale unit?

Currently there is very limited small unit (<1,000 sqft) available in Mont kiara as most of them are huge unit, easily near to 2,000 ~ 3,000 sqft.
Hence, besides Verve suites, Tiffani Kiara is the other more recently developed property with small unit @ 800 sqft ++.
The question is is looking at the high psf price for small unit (near to 1k/psf), is it worth to buy one for own stay there?
