            <title>semi flex loan change to fully flexi loan.</title>

            <description>hi all&lt;br /&gt;&lt;br /&gt;i am thinking to change my home loan plan from semi flexi to fully flexi but afraid it will affect the BLR rate...&lt;br /&gt;will bank increase the BLR rate as the pay back since fully flexi loan save more interest?&lt;br /&gt;&lt;br /&gt;plan changing subject to bank approval , what will they consider to approve then? &lt;br /&gt;i heard nowadays banks mostly offer semi flexi right?&lt;br /&gt;&lt;br /&gt;BTW my bank is PBB.</description>

            <title>Procedure of buying property under construction</title>

            <description>hi there,&lt;br /&gt;&lt;br /&gt;i m 1st time buyer and would like to ask more about the procedure of buying property under construction.&lt;br /&gt;&lt;br /&gt;Property Type - Condo residential / Freehold&lt;br /&gt;Property Price - RM532,500&lt;br /&gt;Car Park - RM 30,000&lt;br /&gt;Promotion - DIBS / 5% discount / free legal fee&lt;br /&gt;Status - under construction to be complete on 2016&lt;br /&gt;buy direct from developer using their solicitor.&lt;br /&gt;&lt;br /&gt;i was informed to sign the S&amp;amp;P Within 21 days. otherwise the discount and DIBS will be withdrawn if there is any delay.&lt;br /&gt;&lt;br /&gt;i applied both panel bank from developer which are PBB and UOB and got an answer from PPB today but only 70% margins is approved.&lt;br /&gt;&lt;br /&gt;i am still waiting for UOB but the 21days period is approaching.&lt;br /&gt;i am thinking to sign the S&amp;amp;P first to secure the discount and DIBS while waiting for UOB.&lt;br /&gt;&lt;br /&gt;1) if only 70% loan is approved and i am not able to settle the remaining amount , can it be treated as loan rejected and terminate my S&amp;amp;P and get back the 10% deposit?&lt;br /&gt;&lt;br /&gt;2) what to take note for signing S&amp;amp;P and DEED OF MUTUAL COVENANTS? can i have the document sign later or it must sign on the spot with the witness by solicitor?&lt;br /&gt;&lt;br /&gt;3) after signing S&amp;amp;P , DMC and loan agreement , are there any else document need to be signed? as i am working abroad and only stay for 2 months each year, need to ensure all the document are signed before leaving, or can i authorize someone sign on behalf of me?&lt;br /&gt;&lt;br /&gt;if the construction is completed , what will be the next step? how and when the title convert from master to strada? how much it would be charge then?&lt;br /&gt;&lt;br /&gt;as the lawyer is from developer and i afraid he will not provide full info to me.....&lt;br /&gt;&lt;br /&gt;thanks for your patient and need your kind advice</description>
