Planning 2buy a landed house in Selangor b4 GST

Happy New Year to you all, Malaysia definitely good year ahead in 2015. I was planning to buy a subsale landed house in Selangor area before GST, working at PJ area, budget around 650-750k, ideal land size 20x70 or 22x75, minimum build up 2000sqft above, of course freehold, any good recommendation by all the Taikors Taijies here? Currently found some in Kota Kemuning and Putra Height area.

Question: Renewal of Lease

1. Why most of the developer only renew the lease back to 99yrs when VP but not the time they start selling it?
2. Developer need to pay more money due to the land value increase after VP so why they don't renew it early?
3. Usually they didn't stated in S&P, if the developer didn't renew the lease as promised, what can we do?
4. Any case about the developer didn't renew the lease as promised happen before?
5. Can the developer renew the lease less than 99yrs?

I have a question about Cyberjaya...

Bandar Rimbayu, Kajang, Elmina, Rawang, Semenyih, Setia Alam, Bangi, Cyberjaya, all are about 30 km away KL city centre.
Why people always think that all other places more worthy of investment instead of Cyberjaya? Mindset problem?

Hi, I was looking New Launching or Under Construction(Complete in year 2015/16) Condominium within KL area

My budget and requirements are shown as below:

1. Around RM600k
2. Minimum 1100sf above
3. 3R2B
4. Freehold/Leasehold
5. 2 Carparks
6. Low density
7. Each floor less than 8 units
8. At least 2 tiers security
9. Total unit maximum 600 units
