So as promised, this is a follow up to my other post :

What has happened since?

I have gone ahead with Option A from my previous post. For the some who don't know what going on: My roof has been attacked and eaten out by termites. I suspect the termites has been attracted by the numerous leaks caused by my ageing gutters running almost to the centre of the house.

At this moment I will be completely changing my roof trusses from wood to light weight steel. Also changing my concrete tiles to brand new monier roof tiles. And redoing all my plaster ceiling + Installing downlights.

This is the quote for all works I have requested:

Area covered: Roof and Plastering: 1880sqft

Option A

Steel roof truss system(25 degrees) = RM 14,145.00 (Unit price: RM 7.50)
Supply and install cemboard fascia 7.5mm thick. Qty: 156 = RM 1,482.00 (Unit Price: RM 9.50)
Supply and install double sided woven foil = RM 3,394.00 (Unit Price: RM 1.80)
Supply and install standard conc roof tile & ridge tile = RM 7,921.00 (Unit Price RM 4.20)
Supply and install metal flashing 305 x 0.47mm thick. Qty 84 = RM 705.60 (Unit Price RM 8.50)

Main roof truss spacing 1220mm +/-
Roof batten spacing 310mm +/-

Plaster ceiling and additional brick to cover roof space = RM 9,500.00
Gutter = RM4,000.00
Roof Works = To demolish all existing roof, remove fascia board and zinc, wood truss, tie bricks, plaster walls of bricks, paint area and electrical works = RM 10,000.00
Plumbing = To replace all existing polythene pipe from Water Tank to bathrooms to 3 inch PVC pipes = RM2,800.00

Total estimate: RM 50,000.00

Hi Sifus!

Need your expert opinion on the following quote guys! I would truly appreciate any kind of help.

Long story cut short: My roof has been partially eaten by termites. So basically I would like to replace all the wood trusses to LWS. If possible i would like to reuse my existing roof tiles (Epoxy paint it). This is one of the quote I received.

Area: Approx 1900sqft

Option A

Supply and install double sided woven foil = RM 3,394.00 (Unit Price: RM 1.80)
Supply labour to install existing conc roof tile(Epoxy Paint) = RM 3,017.60 (Unit Price RM 1.60)
Supply and install metal flashing 305 x 0.47mm thick. Qty 84 = RM 705.60 (Unit Price RM 8.50)

Main roof truss spacing 1220mm +/-
Roof batten spacing 310mm +/-

Plaster ceiling and additional brick to cover roof space + plaster = RM 10,000.00

Greetings to all Sifu's and Guru's!

Need your expert advice and opinion about Fadason Service Apartments located at Kepong/Jinjang.

I have a buyer now whom is willing purchase my unit for the price of RM350K. (1250 sqft) AND Im a little confused if I should sell the property now or keep it for a couple of years for higher returns.

Its a leasehold property and Fadason do face a couple of lawsuits being brought against them. My questions are as follows:

1) Do you think the property value can go up to RM450K/RM500K in the next 2 years?

2) Is it advisable to refinance this property with their current lawsuits?
