            <description>KUALA LUMPUR: Maybank Investment Bank Research remains Overweight on the construction sector with Gamuda, the biggest beneficiary of the Klang Valley Mass Rapid Transit (KVMRT) as its top pick for the sector.&lt;br /&gt;&lt;br /&gt;It said on Friday KVMRT 2 is expected to receive formal approval by end-2014 and it should create some excitement in the property sector but demand is unlikely to be as strong as during KVMRT 1.&lt;br /&gt;&lt;br /&gt;“Construction sector will be the immediate beneficiary while property projects with close proximity to MRT stations would enhance in attractiveness. &lt;br /&gt;&lt;br /&gt;“Remain Overweight on the construction sector and Neutral on the property sector. Our top picks are Gamuda (Buy; RM5.30 target price) and Eco World (Buy; RM6.59 TP),” it said.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Maybank Research said since the KVMRT 2 alignment will cater for the north-west and south-east corridors of Greater Klang Valley (KV), it should benefit areas such as Sentul, Serdang, SKVE, Salak Tinggi, Cyberjaya and Putrajaya.[&lt;!--emo&amp;B]--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/cool.gif' border='0' style='vertical-align:middle' alt='cool.gif' /&gt;&lt;!--endemo--&gt;&lt;br /&gt;&lt;br /&gt;Key beneficiaries (property developers) are SP Setia, YTL Land, PJ Development, IOI Properties, MRCB, Huayang, 1MDB’s Tun Razak Exchange, Land &amp;amp; General, SBC Corporation, Glomac and Gamuda.&lt;br /&gt;&lt;br /&gt;“While the final alignment of the KVMRT 2 by end-2014 will likely create another round of buying on properties which are near to the new MRT stations, demand may not be as strong as during KVMRT 1 (in 2011),” it said.&lt;br /&gt;&lt;br /&gt;Maybank Research pointed out the factors are the affordability issue from interest rate hikes and GST implementation as well as stricter mortgage rules imposed by the banks. It maintained Neutral on the property sector.&lt;br /&gt;&lt;br /&gt;However, as for the construction sector, the whole KVMRT project that spans till 2021 in construction period would create ample construction jobs and provide long term order book replenishment visibility.&lt;br /&gt;&lt;br /&gt;“We remain Overweight on the construction sector with Gamuda, the biggest beneficiary of the KVMRT, as our Top Pick for the sector,” it said.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;KVMRT 2 will UUU the property price at this area: &lt;br /&gt;1.             <description>Fake Soho? No HDA coverage. Lets discuss. Can we stay in Soho/Sovo or Sohai if its not covered under HDA. Many So** coming up recently. New trend in Malaysia but how many Soho is pure Soho with HDA coverage? My understanding is if any property without HDA coverage, its actually considered as commercial or office and not supposed be used as residential. Cant cook as well. Understand in fact Empire Subang Soho not covered under HDA but been used as both office and residential. Any risk involved? Example fire insurance claim if one use it as residential? Anyone can clarify?</description>
