‘Anti-tourism campaign’ gains ground in Penang

QUOTE

GEORGE TOWN – Those itching for Penang nasi kandar and char kuey teow may have to hold off their trip to the state, as its locals are on a social media “campaign” to ward off domestic tourists.
Several memes and comments have surfaced on Facebook asking those intending to visit “not come” and that “tourists are not welcomed – yet”. Some jested that Penang is “closed” as their favourite hawker stalls are not opened and there is “nothing new” on the island.
Others were angry about the reopening of state borders – the Covid-19 cases in Penang were still high with ICU beds at 83.3%. Just as people are free to move around within the country, technical problems at the PLUS toll caused heavy traffic jams from Permatang Pauh and Juru towards the Penang bridge.

Source and full story:
https://www.thevibes.com/articles/lifestyle...te-borders-open

Lease With the Option to Purchase

Since getting home loans is difficult these days, has anyone used "lease option" aka "Lease With the Option to Purchase", which is used in the US and UK, to secure properties that they want?

1. Is this "lease option" legally binding in this country?
2. Are Malaysian lawyers willing to draw up such agreements? (if anyone knows a lawyer who can do this agreement, pls let me know)
3. Are Malaysian sellers willing consider such agreements?

From personal experience, most Malaysians tend to reject out of the box ideas

QUOTE

With a lease option, there are only a couple of required elements, and everything else is negotiable between the individual tenant/buyer and landlord/seller. The way it works is that the tenant leases the home from the landlord. The lease agreement sets up a certain rental rate, and a certain lease term. The agreement also expressly gives the tenant the right, or "option," to purchase the property on or after a certain date, at a certain price.

Just about everything else is negotiable. Sometimes, the buyer pays an "option fee" at the time she enters into the agreement, which is thought to compensate the landlord for the privilege of giving the tenant the option to buy the home for however long (holding the place off the market, and forgoing other prospective buyers who might come along during that time). On today's market, though, many lease options are negotiated to include only the normal security deposit.

From:
http://www.businessinsider.com/lease-purch...?IR=T&r=US&IR=T

More info here:
https://en.wikipedia.org/wiki/Lease-option

Join Gerakan or MCA?

I'm thinking of joining a political party in 2016.

But it's not for running political office or out of principles.

I just want to know more rich and powerful people (businessmen, politicians, etc), know more friends and maybe enjoy free makan.

It's either Gerakan or MCA - which one do you guys recommend for an English speaking guy?

It think Gerakan fits me better with its multi-racial approach and Penang ties (I'm from Penang, currently working in PJ) - but MCA probably has more businessman members and is politically more powerful.

How to convince rich old man

I recently got to know of a rich guy aged above 80 who actively takes part in certain forums (not LYN) Although he is married and has children, he posted that he intends to give his wealth to charity when he passes away. Even now, he gives scholarships to students who write to him via e-mail. I estimate him to be worth around RM100 million. He's in Malaysia, but not Klang Valley or Penang.

I have his e-mail address and I'm trying to think of a way to convince him to donate RM1 million to me. Just 1% of his wealth could change my life. The thing is, I'm an employee (aka salaryman) now, so I can't ask for a scholarship.

Can you guys give some suggestions on ways to convince him? Legal ways, as I don't want to break the law.
