Changing windscreen in KL

I drive a cx5 2015 model and the windscreen had a crack due to flying rocks when driving on highway. It's been cracked for a few months which i didn't bothered and now i think its time i find a place to change it. I have insurance already covered for the windscreen.

Question is where can i get them replaced? I know only Dr cermin can also but was wondering is anywhere else can? I was told if i go to any tinting shop, they will do the windscreen for me also and stick tinting for me all covered by the insurance, is this possible?

I live in OUG so anywhere nearby will do and open for suggestion where. If tinting shop can do the replacement with original windscreen and stick new tinting that would be the best in my opinion. If you can give me a few tinting shops name that would help also as i can go ask them. BTW, my windscreen has 0 tinting on it

First time taking the car to claim windscreen so any suggestion or advice would help. Thanks.

Changing my car ownership to foreigner status

I owned a car for 15 years as a Malaysian. For many years i've been working a board and while i am away, the car is driving by my family member. Recently i changed citizenship and no longer a Malaysian as they have taken back my IC and passport. Since i do come back once in a while and my family members (parents) still drives them, i want to keep the car still for them to use. I know the easy path is to just transfer the car name to my parents of one of my family members and they can still use it.

But i was wondering if i can still keep the car ownership under my name but just get JPJ to update my car registration from Malaysian to foreigner now since i got all the documentation. If i go this path, how about insurance? If JPJ is able to do the ownership to my new foreigner status, will insurance company let me renew under another new insurance policy?

Anyone one has gone through this path and knows the rough process for this? Do share them if you got some experience. thanks!

Looking for reputable mazda repair shop

I drive a 2015 cx5. Looking for a reputable mazda repair shop that can do the major service like replacing wear and tear stuff like car undercarriage, and etc. Basically looking for a reliable and reputable shop that can repair all the "extra" noises coming from the engine bay, absorber, and undercarriage. If you know one that is around puchong or old klang road area that would be good. Do state the workshop name and i'll give them a ring or visit to ask more. Thanks in advance!

Rejecting an offer which one already accepted

I need some help/advice and here is my long story short....

I have been working in my current company for 7 ++ years and found another job which pays better and better job scope. Tendered my resignation to my manager and they are very sad to see me go however understand that it was needed for me as there isn't much career progression for me already in the team.

While serving my 2 months notice, there was another internal job for another department which I was interested and is 1 grade above my current grade. Was told by my awesome colleagues to give that new internal job posting a go and see if they can pay me more and get 1 grade higher if I were to stay back, after all there is no harm in trying right? So I decided to give it new internal job posting a go while I still have 1 more month to serve left. Even spoke with the hiring manager about my interest and told him my current situation that I have resigned and if he wants to try me out, he and his team have to be fast in the interviews. Have gone through 3 initial interviews will multiple folks, and now I am at the final interview where they will probably talk if I really want to proceed with this internal role and what kind of package will I get by joining his team.

Now the questions I want to ask is:

1) If I do accept the internal job posting, is it "legally" okay to call up the other company that offered me to join earlier and tell them "sorry can my current company gave me another role and I will not be joining you all in 2 weeks time" ? I've been reading online a little and some said so long you do not turn up on your first day of work at new place, you are not employed with them yet.
2) Will the other company take legal action against me as I have already so called "signed" the offer letter that I will join them?

My manager is a very cool guy and he can retract my resignation letter anytime so long I am still employed with him, but he will only do it if the other internal department confirm wants me. Also the last interview with the internal hiring manager and from me joining the other new company is just 2 weeks gap! If I do get to the point where I do want to stay at my current company but joining another department instead, I really might consider (provided they can match my new salary at a minimum and give me 1 grade higher). If that happens, probably I will be black listed from joining that other company forever.

What are your thoughts? I've never really been in this situation before in my 18 years career. The real question I really want to know is, is it legally okay to reject the new company offer even if I already sign all that I accepted the offer!

PC audio output?

I am going to build a new PC soon and plan to pair it with a sound bar instead of the standard PC speakers. Now thing is what normally people will use for their audio out put? Do people now still use the green AUX 3.5mm jack port? Or people go with the optic out? Does a mother board has the HDMI arc option that can transmit sound as well?

I am out of touch with PC build as the last one I build was more than 10 years ago. Do advice. Thanks.

Singapore driving license holder question

I got a friend who is a Singaporean and holding a Singapore driving license. He wants to come into Malaysia and borrow my spare car to drive around Malaysia. I've been doing some research online and it says so long one hold a Singapore driving license, that person can drive any Malaysia car (rental or borrow from friend) no problem. If kena road block and required to show license, it is not an offence to show the Singapore driving license to the police office who that person is driving a Malaysia car.

Is the rules I stated correct ? Im just afraid that police might not recognized a foreigner with Singapore driving license driving a Malaysia registered car. I know there is another option is to get the international driving permit but online said that is not necessary in Malaysia If it's Singapore driving license.

Do advice if you know more about this rule. Thanks.

House loan full settlement

I have intention to fully settle my house loan by early next year. So now i started my case study how to do it. I called my bank and they said to fully settle you need to walk in to the branch, ask for the full settlement statement and pay RM50. Next I will need to use their appointed lawyers to do the full settlement. Does anyone know how long will it take to fully settle the house loan with a bank to my full ownership?

Also I have questions to ask during this process, does anyone know any nice and friendly lawyer that i can ask some general questions?

My passport only has 8 months validity as off Nov 2021 and i would like to renew by Dec 2021. I heard many stories that you only can do online, no more walk in to UTC or any immigration office like at duta or putrajaya. Now is this true as off now? I believe people can still walk into their office (UTC or immigration office) to renew right like before covid time? Anyone recently renew or know the current rules please share our thoughts. Thanks.

Is there such thing as agent referral fee?

I just heard this from another friend of mine. Lets say if i have a friend who wants to sell his house and i know a reputable agent that can help this friend of mine to sell. If i intro this friend of mine to this agent and the agent start advertising and eventually manage to sell it, i will get a small referral fee from the agent for the intro and manage to sell the house from my connection.

Now is there such thing? If there is such thing how many % would i get from the agent? I would assume its a small % cut from the agent fee that they would give me?

State Consent question

I recently sold one of my property to a China foreigner buyer who will be paying cash. When someone is paying cash, my initial though was everything will be fast as no need to wait for bank approval and etc. My lawyer then told me that if everything goes smoothly but SLOWLY, i should be able to hand over the keys by August/September 2021 latest! I was shocked when my lawyer said that. Why so long I asked. The lawyer said because your buyer is a foreigner, they need to get a "State Consent" approval from some authority after the signature of the SnP. This State Consent approval can take 1-2 months to get approval for KL property and then only can move on to getting the remaining 90% balance from the buyer. Then the buyer can delay a little longer don't know what to protect themselves from paying up the 90% or partially for some unknown reason. That means i need to serve my bank loan longer until August/September 2021 possibly! With the CMCO now, it makes things slower from what the lawyer said.

Have anyone of you experience this or know a little more about this? Would like to hear from another person point of view. To me looks like selling to a foreigner (who pays cash) dont have much advantage at all...

My driving license will expire by April 2021. I know now we dont need to go pos office anymore to renew as they bring back the function via MYEG. I was wondering IF i renew my license now in Nov 2020 for 5 years...which i am about 5/6 months away only from expiry, what happens to the 5/6 months? Will my new expiry be still April 2026 after i renew it 5 years or am i forced to renew 4 years only because i renew 5/6 months earlier? If you have done this before please do give feed back.
Buyer cannot get loan approval then what?

I am selling (sub sale) my first house and got a buyer to agree to my selling fee. Agent already collected 3% earnest fee as booking. After a little over a month later, agent tells me the buyer documentation not so good, bank cannot approve them yet. So the buyer now trying to use alternative ways like getting a guarantor or having a 2nd name on the loan. Its frustrating for me as don't the buyer check if they are financially fit to buy a house that they really want first?? But that is not for me to judge.

So lets put the worst case scenario, what if the buyer tried all tricks and still cannot get the loan approval and have to back out the buying process. Now what happens next? The 3% earnest fee that they paid burn? The 3% earnest fee will give back some to the buyer and remaining will cover the lost of time between the agent and the seller? Or all 3% will give back to buyer?

First house im trying to sell and this happens, so want to know what is to be expected if things don't go according to plan (which I HOPE it don't reach this point la....).
