            <title>Shoplot Land Price in Kepong - Sell or build?</title>

            <description>Hi All,&lt;br /&gt;&lt;br /&gt;I am not so familiar with shoplots nor kepong area.&lt;br /&gt;&lt;br /&gt;There is 1 shoplot land, with freehold title, size 27 x 51 feet, about 1,100 sqft. There is no bank loan used for getting that land.&lt;br /&gt;&lt;br /&gt;It is around Jalan Kepong and Jalan Besar Kepong area. Location wise:There is a school nearby SJK &amp;copy; Kepong and local college/tuition centre nearby. Future nearby MRT station being built now.&lt;br /&gt;&lt;br /&gt;Similar shoplots around there were sold for transacted price rm 1.7 mil last year 2018, but it has 3K sqfeet.&lt;br /&gt;&lt;br /&gt;Questions:&lt;br /&gt;(1) If that land was to be sold, what is the price?&lt;br /&gt;(1) If a building was erected, 2 storey or3 storey. What is the cost of building?&lt;br /&gt;&lt;br /&gt;TS, what is your opinion: sell land or build building for rental?</description>

            <title>View@Serai Saujana - Pro &amp;amp; Con (Buy?)</title>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;I have just viewed a unit in View @ Serai Saujana. 1800 sqft unit facing jalan subang at high floor, facing East. Asking Price is RM 1.2 million fully furnished, and heard owner bought at around 900++ K from developer.&lt;br /&gt;&lt;br /&gt;I am thinking of buying in saujana for own stay because&lt;br /&gt;&lt;br /&gt;1) Near my parents place in Kelana Jaya.&lt;br /&gt;2) Easy Access to jalan subang &amp;amp; NKVE, and Fed Higheay.&lt;br /&gt;3) Near Citta Mall, small mall in Ara but fulfill most of my needs.&lt;br /&gt;4) Exclusive Saujana Address, although in Shah Alam.&lt;br /&gt;5) Nested amongst Saujana bungalows.&lt;br /&gt;&lt;br /&gt;Con&lt;br /&gt;1) Facing Jalan Subang, got traffic noise.&lt;br /&gt;2) Near Saujana Hotel, can be busy in certain weekends due to functions like wedding.&lt;br /&gt;3) Near subang airport, there are planes flying by.&lt;br /&gt;4) Slow appreciation in value even after 3 years whereas other condo nearby appreciated faster.&lt;br /&gt;&lt;br /&gt;Tested the sound from jalan subang, it is ok when windows are closed.&lt;br /&gt;&lt;br /&gt;I am just concerned that I missed out any other weak points, appreciate all TKT inputs. Heard that View is only 50% occupied and the appreciation is very slow. Even the Villa is having difficulty in sales and got developer units.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;</description>

            <title>Renting - how to prevent short term renters</title>

            <description>Hi&amp;#33;&amp;#33;&lt;br /&gt;&lt;br /&gt;I would like to seek opinion on tenancy agreement. Normally there is a 1+1 year term which allow for yearly adjustment in rent amount. I have a new 26x80 2 storey house in good neighborhood for rent which is vacant for 6 months.&lt;br /&gt;&lt;br /&gt;I do not mind if tenant move after 12 months or more,  if good tenant I probably would not increase rent as well.&lt;br /&gt;&lt;br /&gt;Several potential tenants ask for short term, i have one potential tenant indicated previous owner gave notice to him but he stayed more than 6 months and was always shopping for a house to buy subsale. He can afford the rent I was asking for RM 2 k monthly, as I found out he was keen to buy a corner lot being GM in local firm. Normally short term owners ask for more but he was asking for RM 1.8k monthly, I would like to offer 1.9 k but get longer term period commitment from him. I have competition from 6 other units probably asking rent rm 2k but he was keen at my unit bring nearby playground.&lt;br /&gt;&lt;br /&gt;Other T&amp;amp;C are standard, except:&lt;br /&gt;&lt;br /&gt;1) 2 years tenancy at RM 1.9k monthly.&lt;br /&gt;2) Deposits will not be re-funded if tenure is less than 12 months&lt;br /&gt;3) 3 months notice to be given by tenant.&lt;br /&gt;4) Rent will be paid till end of notice period, and not offset by deposit.&lt;br /&gt;</description>
