            <description>Hi all,&lt;br /&gt;&lt;br /&gt;My father is using a new phone cable 7A 100W to charge my Redmi 13. I bought to him from Essager Official Store online. But he complaint to me that he experience hotness on the charger and phone compare to the original cable. I am stay away from him so cannot check how hot is it. &lt;br /&gt;&lt;br /&gt;I have google the original charger is 3A 77W and it is safe to use as the phone only accept 77W even the cable can provide 100W. &lt;br /&gt;&lt;br /&gt;May I know is it safe to continue to use and any impact on the phone and other?&lt;br /&gt;&lt;br /&gt;Thank you sifu&amp;#39;s advise.</description>

            <title>Questions about Non-rumawip vs Rumawip</title>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;I have stayed in both Non-rumawip and Rumawip type of condo. One of the difference is the noise (people screaming, cooking noise &amp;amp; smell and door banging) from the surrounding units. I am not sure whether this is due to the room that I renting for Rumawip is facing the walking corridor (can see people via my room&amp;#39;s window when they walk through the common area of the corridor pass by each unit) or the building materials that using is lower spec compared to Non-rumawip.&lt;br /&gt;&lt;br /&gt;This is because I am considering buying a Rumawip in Cyberjaya/Putrajaya. I am worried this will affect my family&amp;#39;s/tenant sleep quality. &lt;br /&gt;&lt;br /&gt;My second question is whether the rental demand &amp;amp; property appreciation for Rumawip in Cyberjaya/Putrajaya is lower compare to KL/Selangor? Mostly will be self-stay but may potentially rent out empty room (haven&amp;#39;t decide yet).&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Thank you for any comments/highlights/opinions.</description>

            <description>Hi, we will have 2 years of defect liability period after gotten the key from developer. &lt;br /&gt;&lt;br /&gt;I would like to ask what would be the usual sequence of things below without affect the developer not responsible to any defects discover during the defect liability period for a condo/service apartment:&lt;br /&gt;&lt;br /&gt;1. partition a small room as a store room&lt;br /&gt;2. Install lights, air cond, water heater &lt;br /&gt;3. Checking any water leakage to the floor below (will you do this??)&lt;br /&gt;4. Checking wall (cracks, water damage, discolor), tiles (hollow sound), water blocking for all water pipes in kitchen &amp;amp; toilets, miscellaneous (any dent, cracks, gaps/misalignment on he doors, windows, rails, dried cement&lt;br /&gt;5. Existence of the items promised by the developer&lt;br /&gt;6. Moving in furniture, install curtain&lt;br /&gt;&lt;br /&gt;Any other things I need to pay attention or check during the defect liability period? TIA.</description>

CCRIS record will update every 15th of month. &lt;br /&gt;When I follow my credit card statements to pay for the monthly total due then the spending record in my credit card account after the cut off date is being considered as out outstanding that will due in next month.&lt;br /&gt;&lt;br /&gt;I wish to get a lower interest rate from the housing loan. Is it advisable to pay all the amount (total due and outstanding) of my credit card and hopefully the CCRIS will be 0 OR pay credit card follow the total due amount and CCRIS will have small amount of outstanding record (that is due in next month)?</description>

            <title>Rat problem</title>

            <description>I noticed there is a rat like to come down from a hole on my ceiling board&amp;#39;s bathroom to bite containers and food. I have use rat trap and rat glue with food (fried chicken skin, peanut and etc) in the kitchen but unable to catch him. So I have sealed the hole and nothing in my house is being bited. &lt;br /&gt;&lt;br /&gt;On day 3 after I sealed the hole, he moved around and scratched things on the ceiling board (attic side). Then I only heard little moving sound in day 4 till day 5 today. No power source is damaged yet.  &lt;br /&gt;&lt;br /&gt;I am afraid he will bite things in the attic such as the ceiling board and wire.&lt;br /&gt;&lt;br /&gt;My question is should I open the seal and trap him in the bathroom but I have no confident whether can catch him or not and whether he has moved to another house. Perhaps should I put rait bait like Storm to make it poison since he will die near water source. &lt;br /&gt;&lt;br /&gt;Any advise if you have encounter similar experience?</description>

            <title>Questions about Property Going to Rent</title>

            <description>My father transferred a commercial lot (premise) ownership to me and 2 of the siblings. At the same time, my father also transferred the business ownership that operates in the premise to a new partnership formed by my elder brother and uncle. This means my elder brother is having the ownership of the premise and business. &lt;br /&gt;The monthly rental charged to the business is an average amount agreed by my mother as she is the trustee of the premise who will take care/manage the building operation. Thus, she is the sole person to received the monthly rental.&lt;br /&gt;&lt;br /&gt;Here is my questions:&lt;br /&gt;1. Does it necessary to get the tenancy agreement to be stamp? We know the partnership business will pay the monthly rental as both are our close relatives and my father hope to ensure the business will continue on and let all party know what is their responsibilities.&lt;br /&gt;&lt;br /&gt;2. What are the clause(s) that I can insert to the tenancy agreement for my my act as the trustee of the premise and she is the person to receive the monthly rental? I cannot find a suitable clause online. &lt;br /&gt;&lt;br /&gt;3.             <description>Hi, my relative is in critical stage and may pass away in these few days based on doctor observation. &lt;br /&gt;&lt;br /&gt;I tell his family member to withdraw his current account fund as they know the credential to login and his phone, to prevent bank freeze the fund, as they need money for his afterward arrangement. &lt;br /&gt;&lt;br /&gt;As I know all saving &amp;amp; current account do require to maintain a minimum balance. Will bank allow to transfer all the fund from current account and then charge for a fee for not maintaining the minimum balance? Or the transfer will stop when reach the minimum balance (both cases assume not reach the daily maximum transfer limit).&lt;br /&gt;&lt;br /&gt;Kindly seek for advice.             <title>Xiaomi Phone Problem</title>

            <description>My Xiaomi A2 Lite phone today suddenly screen does not pop out the drawing pattern to unlock and discard message. It only can increase/decrease volume and restart. I have sent into a phone repair shop to fix and they said is LCD problem that cost me RM200. Repair time is 2 hours to get my phone and need another 2 hours to let the glue fix. &lt;br /&gt;&lt;br /&gt;When I back home 4 hours later, the same problem appeared. I contacted the technician and he need a day to check, and he do not have spare phone for me just to receive call/WhatsApp. If the LCD problem, then no charge, if other things problem, then I need to pay.  &lt;br /&gt;&lt;br /&gt;I would like to know anything I can DIY to fix it?&lt;br /&gt;Is it worth to repair again or buy new phone?&lt;br /&gt;Whether the repair cost I paid today is expensive?&lt;br /&gt;If buying a new phone is preferrable, what is the recommended phone that is below RM1k?</description>
