            <description>Hi guys, want to ask anybody know a vendor that does window tinting that has a tint that is clear or almost clear?&lt;br /&gt;&lt;br /&gt;Saw that 3M has some products where the film rejects UV and heat but still let&amp;#39;s light through.&lt;br /&gt;&lt;br /&gt;We don&amp;#39;t want dark tints, we want to be able to see outside especially at night.</description>

            <title>Made a mistake, can i get a refund?</title>

            <description>Hi folks,&lt;br /&gt;&lt;br /&gt;So for my home reno I engaged a contractor to do almost all the works needed (carpentry, wiring, plumbing) i also engaged them to do spc flooring.&lt;br /&gt;&lt;br /&gt;However, unbeknownst to me the spc flooring is from a vendor we chose not to use because of mixed reviews previously.&lt;br /&gt;&lt;br /&gt;Their alternative vendor choices don&amp;#39;t suit our taste.&lt;br /&gt;&lt;br /&gt;Problem is we have already made progress payment.&lt;br /&gt;&lt;br /&gt;If we cancel the spc (they belum order lagi), it would leave a deficit of about 2-3k that the company would have to refund to us after deducting the final payment.&lt;br /&gt;&lt;br /&gt;Now i know this will be hard to pull off, but do you folks think it&amp;#39;s possible to do?</description>

            <title>Terminate or refinance ASBF to smaller loan?</title>

            <description>Hi guys, looking for some ASBF advice. &lt;br /&gt;&lt;br /&gt;Currently on a 29 or 30 year ASBF loan at 4.75% or Rm935/mth after latest OPR hike for rm200k.&lt;br /&gt;&lt;br /&gt;My house is almost ready so I&amp;#39;ll be paying full repayment soon + rent (until house is move in ready) and when that comes i can&amp;#39;t afford the ASBF anymore without really struggling.&lt;br /&gt;&lt;br /&gt;And after move in also, money will still be quite tight and am not a fan of not having much liquidity.&lt;br /&gt;&lt;br /&gt;However, assuming i can afford to spend rm500/mth after full mortgage kicks in, should i&lt;br /&gt;&lt;br /&gt;A - Terminate the ASBF completely and just put money in manually&lt;br /&gt;&lt;br /&gt;Or &lt;br /&gt;&lt;br /&gt;B - Find a lower rate ASBF and get whatever i can get with that 500 a month?</description>

            <title>How long your front load washer takes to wash?</title>

I know go many tered asking about this previously, but i hope to introduce new factor into the discussion to also help future buyers.&lt;br /&gt;&lt;br /&gt;Currently the rental unit I stay at, got a samsung front load 7kg&lt;br /&gt;&lt;br /&gt;A full load (cotton setting) with ambient temperature water (-- at temp setting) take 1 hour 3 minutes.&lt;br /&gt;&lt;br /&gt;I get wildly different answers from salespeople when i did research so am hoping to get better responses from owners.&lt;br /&gt;&lt;br /&gt;Do state: brand/model - capacity - water temp - setting (optional)- time&lt;br /&gt;&lt;br /&gt;For my example it would be Samsung - 7kg - ambient - cotton - 1 hour 3 minutes.&lt;br /&gt;&lt;br /&gt;As a bonus, how is the after sales service if you have dealt with them?</description>

            <description>Hi there&lt;br /&gt;&lt;br /&gt;So i may have made an error in judgement when taking my housing loan.&lt;br /&gt;&lt;br /&gt;My MRTT only covers 70% of the loan and the bank officer n an agent is trying to shill to me a separate life insurance to cover the balance.&lt;br /&gt;&lt;br /&gt;I&amp;#39;ve already accepted the loan n the MRTT as is, already sign S&amp;amp;P n all.&lt;br /&gt;&lt;br /&gt;The balance amount uninsured is about 200k.&lt;br /&gt;&lt;br /&gt;The options now are&lt;br /&gt;&lt;br /&gt;A) Take the life insurance which is one of those investment plans, so i can get up to 50k ish upon maturity if market is great n coverage amount doesn&amp;#39;t reduce&lt;br /&gt;&lt;br /&gt;B) Get an increase for the mrtt (is this even possible?)&lt;br /&gt;&lt;br /&gt;C) Use the monthly payment to instead reduce principal and then use my ASB loan insurance (covers the full loan amount) to make up the difference.&lt;br /&gt;&lt;br /&gt;Any advice?</description>

            <title>Bank bidding war to get me to sign their loan</title>

            <description>Sifus i need help.&lt;br /&gt;&lt;br /&gt;So am applying for a housing loan and am applying with 3 banks, A, B, C.&lt;br /&gt;&lt;br /&gt;Bank A already approved with 3.15%&lt;br /&gt;&lt;br /&gt;Then Bank B approved with 3.3% but banker is promising that he can appeal to 2.95% or 3%. Banker said he conlanfirm can get me 3% at the least.&lt;br /&gt;&lt;br /&gt;Bank A chasing me to sign LO (fortunately under quarantine now so can buy time), so i told them about Bank B offer.&lt;br /&gt;&lt;br /&gt;Now Bank A offering to appeal to 3.05% if I guarantee to accept their loan offer.&lt;br /&gt;&lt;br /&gt;Bank C has all this info and will make a decision later today but banker said the offer rate is most likely around 3%&lt;br /&gt;&lt;br /&gt;What do I do?&lt;br /&gt;&lt;br /&gt;Do i hold out for Bank B?&lt;br /&gt;&lt;br /&gt;Or do I take Bank A offer?&lt;br /&gt;&lt;br /&gt;Developer is dangling rebates if I sign SPA by month end, so extra pressure there too.&lt;br /&gt;----&lt;br /&gt;&lt;br /&gt;Some extra details&lt;br /&gt;&lt;br /&gt;Bank B offer&lt;br /&gt;2.95 ( 2.75 BR + 0.2)&lt;br /&gt;&lt;br /&gt;Bank A offer&lt;br /&gt;3.05 ( 2.56 BR + 0.49)&lt;br /&gt;&lt;br /&gt;</description>

            <description>Hi,&lt;br /&gt;&lt;br /&gt;So I&amp;#39;m looking to buy a property.&lt;br /&gt;&lt;br /&gt;The developer is offering to absorb 10% downpayment if i can get 90% loan (doable). &lt;br /&gt;&lt;br /&gt;Property will be done either end 2023 or early 2024.&lt;br /&gt;&lt;br /&gt;I can get a better rate as i am a bumi, but my wife to be is Chinese.&lt;br /&gt;&lt;br /&gt;So SPA is likely under my name only, as is the loan.&lt;br /&gt;&lt;br /&gt;My question is,&lt;br /&gt;&lt;br /&gt;1) at what stage is it better to withdraw epf to lower the loan? Right at the beginning or can i withdraw later when turn key and pay towards the principal then? &lt;br /&gt;&lt;br /&gt;2) can my wife withdraw her epf after marriage to pay for the house? Does she need her name on the title?</description>

            <description>So ok i&amp;#39;m looking at an Aset Kayamas property with a good location near my workplace.&lt;br /&gt;&lt;br /&gt;I am very aware that AK has a bad reputation, and a friend in construction has said that the project&amp;#39;s main contractor (TME) also has a bad reputation for bad finishings.&lt;br /&gt;&lt;br /&gt;My question is, since the unit is mostly bare... if all problems that can be caught by an inspector is fixed within the DLP period and maybe passes a second inspection, what are the major issues that could be a detriment after the DLP expires?&lt;br /&gt;&lt;br /&gt;Basically, is it worth to go with a dodgy developer but get a property with a premium location for affordable prices and then do the place up?</description>

            <description>So I&amp;#39;m totally new to this property thing &lt;br /&gt;&lt;br /&gt;And i&amp;#39;m frankly very very frustrated with lots of property listing sites/apps.&lt;br /&gt;&lt;br /&gt;For new developments its mostly fine, but subsale listings appear to mostly be scams.&lt;br /&gt;&lt;br /&gt;Agents will put up fake photos of houses obviously not in that location, tag condos as landed properties, like simply tikam put location.&lt;br /&gt;&lt;br /&gt;for example, search for landed in ara damansara on Property Guru, and you&amp;#39;ll find an agent listing homes in Alor Setar, Sungai Buloh, places that are definitely not Ara Damansara.&lt;br /&gt;&lt;br /&gt;It&amp;#39;s frustrating and makes looking for a subsale very difficult.&lt;br /&gt;&lt;br /&gt;Tak kan lah nak drive around look for those houses with for sale banners?</description>

I&amp;#39;m a first time homebuyer.&lt;br /&gt;&lt;br /&gt;Was initially planning to rent once I get married in July next year, but after some discussions we decided to explore buying property if the repayment is about the same as how much we are willing to pay for rental.&lt;br /&gt;&lt;br /&gt;My wife-to-be would prefer somewhere easily accessible to Damansara/Bangsar area for work and leisure purposes, while I want somewhere close to public transport so I can go to work easily.&lt;br /&gt;&lt;br /&gt;Now we found a new development enxt to NPE and Sunway that is actually very near to my office, and location is good.&lt;br /&gt;&lt;br /&gt;We also like the floor plan being proposed by the developers.&lt;br /&gt;&lt;br /&gt;HOWEVER, the developer has a negative track record, and has even sued some unhappy previous buyers for badmouthing them before.&lt;br /&gt;&lt;br /&gt;I also have a friend who lives in a different project by same developer who said that deterioration over the years is quite bad and it would be better.&lt;br /&gt;&lt;br /&gt;Now, whether or not this new project will be just as bad, i dont know. &lt;br /&gt;&lt;br /&gt;I am honestly kind of curious.&lt;br /&gt;&lt;br /&gt;Anyway the question is, since buying into this project could be seen as a &amp;quot;risk&amp;quot; would rent to own schemes like Houzkey help mitigate risk?&lt;br /&gt;&lt;br /&gt;Like you get to test the house out for 5 years, if not siok then cabut.</description>
