I have a thought, would it be wise to engage contractor to renovate or build your house and engage a carpenter / kitchen cabinet company to do your kitchen cabinet, wardrobe or related carpentry work? This is because carpentry work is not a small amount, and by engaging different people to finish different work, will;

the result or the finished work be better?
lower cost?
lower risk?
better time management?

What are the best way to pay our contractor?

As of topic, what are the best way to pay the contractor? How much do you think it's appropriate for deposit before commencement or upon commencement and how do we pay the remaining to ensure it's safe for us and in the same time, it's enough for the contractor to go on?

Any document recommended to secure the benefit of both side?

My current contractor,

10% upon commencement
10% upon completion of foundation works
10% upon completion of ground floor walls
10% upon completion of second floor and roof structure
10% upon completion of plastering of walls, doors and windows installed
20% upon completion of electrical, water, plaster ceiling, tiles and fences.
10% upon handover
20% after 30 days from handover

There's an agreement provided by the contractor, can we validate the agreement with Commissioner of Oath or anyone to secure our position as customer?

Selling is the essential part of a business

Just to share some thoughts (and trying to make it simple to read),

Many people are unaware of the importance of selling (everyone knows selling means return of cash invested)(selling doesn't mean it's profit)
Example, people who start a new business, they get to enthusiast to actually acknowledge the importance of 'how to sell', they are overwhelmed with the fact they are starting a business and they have imagination of how the business turns out but it usually doesn't happen in such way. Most affected from this problem are people going into F&B, retail, etc

For me, selling begins before you buy. We take retail as example. Any decision that you make after you make up of your mind of starting a business should always be 'How and can it sell'.
Select the right location (understanding the potential customer of yours)(understanding the cost of operation in that particular place)(understand the no. of consumer to your product vs the realistic figure)(understand the behavior of your potential customers)(understand how much should you price)
Your enthusiasm (shouldn't exist in the first place)
Your availability to the business (your time)(how wiling are you going to sacrifice your time)
Your brain (how well could you adapt to criticism)(how well could you able to absorb the right information and discard the bad)
Your ability to identify people (you can't sell)(most business owner can't sell)(how well could you find the one who can)

I will give an example (a scenario) that I learned from a friend.

He started a business (in F&B) and it's in a high density area. The rental is high but the demand is extremely high versus the competition surround it. But, his business never makes a decent profit despite all the good signs. His food and drinks are above average. His pricing strategy is excellent. But, his downfall is the lack of parking space. He is not really selling. He was being too enthusiast to find out what could be the negative effect to his business.

Today, I was walking around Paradigm Mall, from early morning till late night. Watching people interact, watching people's body language, etc (It's a part of my job, that is another issue). I notice there's a small toys retail outlet opposite directly to Toy's R Us. Bad signage, bad salesperson employed, bad outlet layout and bad location. It's multiple signs that the business will not going to make it, these are people who don't understand the idea of selling. They think if they set up an outlet, people will come, buy a percentage of their product and make money, it doesn't work that way.

Talk about branding, how do you brand your business. Ever thought that a good business name can fool your potential customers from the beginning? The power of name and logo. I think most of you will have the experience of avoiding certain shop because of it's name or logo.
