http://www.malaysia-today.net/penang-lgexi...chief-minister/

Among the highlight (since most here lazy to read long article)

His actions have been staunchly backed by DAP and some DAP supporters. Obviously, DAP’s motto is ‘do as I say not as I do’.The Dapsters including LGE have appointed themselves as custodians of the nation’s morals been vociferously clamouring for the resignation of many Barisan leaders and public officials.

Now that LGE has been arrested, all these moral custodians are seen somersaulting. Lim Kit Siang, the chief somersaulting frog, strangely feigns ignorance of the right course of action to take on this issue and says he needs to go around the country to consult the ‘rakyat’ to help him decide whether his son should step down.

Another notable somersaulter is Ambiga Sreenevasan. When the issue of the bungalow first came to light she advised LGE to go on leave (The star, 22 March 2016). Now she prevaricates on the issue of LGE’s resignation and refuses to give a direct answer, no doubt being torn between ties of association and morally accepted behaviour.

Most Juicy part are in the link I provides above

Here some nice posters
[attachmentid=7167728]
[attachmentid=7167729]

http://www.propertyguru.com.sg/property-ma...-says-developer

Home sales in Malaysia are expected to recover in the second half of 2016, said Mah Sing Group, the country’s third largest property developer by sales.
“We have reached the bottom of the downturn, and it will recover in the medium term,” as Mah Sing is witnessing signs of renewed confidence from home buyers, despite the negative reports on the weak ringgit, and allegations of corruption, said Group Managing Director Leong Hoy Kum.
“The bad news like 1MDB and the ringgit have already been digested; I don’t see anymore bad news coming out. It is back to work for everyone, to focus on economic growth.”
The ringgit has also strengthened 3.8 percent, making it Asia’s third best-performing currency.
Meanwhile, Mah Sing is set to hit its RM2.3 billion sales target for this year. The developer is confident it can sell more “medium range to high-end properties” in 2017, especially in Kuala Lumpur.
Meanwhile, its competitors are also posting strong sales. Earlier this month, Eco World Development Group found buyers for 85 percent of the units at its apartment outside the capital. Moreover, nearly all of the 341 units at a project by Sime Darby were snapped up in one day.
Given the turnaround, Mah Sing is now looking to acquire more land parcels with its record net worth of RM1.4 billion (S$467 million). It wants to replenish its land bank after holding back on such acquisitions in 2015.
“Every weekend is shopping time for me and sometimes, I charter a helicopter to look at land of 500 acres to 1,000 acres,” added Leong.

http://asia.nikkei.com/Politics-Economy/Ec...-demand-falters
KUALA LUMPUR -- Malaysia could see a property bubble in 2016 with demand weakened by the slowing economy, an estate agent has warned.
CH Williams Talhar & Wong (WTC) is predicting flat demand for property in key cities, including the capital, Penang and Johor Baru.
Malaysia's property market has benefited from monetary easing in developed countries in recent years that has funneled foreign capital into equity and real estate.
Unemployment has been stable at around 3% and gross domestic product (GDP) growth has ranged between 4% and 7% since 2010, aided by good demand for commodities.
However, the downturn in crude oil prices since the second half of 2014 has had an impact. Growth in house prices slowed to 5.4% year on year in the third quarter of 2015 from a peak of 12.2% two years earlier, according to official statistics. GDP growth in 2016 is expected to fall to between 4% and 5% from 4.5% to 5.5% in 2015.
"Going into 2016, we see headwinds and home buyers will remain cautious," said Foo Gee Jen, WTW's managing director.
He expects high-rise residential and retail segments to be particularly challenged. There is an oversupply of premium apartments, with many "shoebox" units under 46 sq. meters sitting empty.
Foo said developers will probably take at least a year to clear these units before they consider more building. Some 13,000 high-rise apartments are due for completion in 2017, adding to supply in a bearish market.
Home ownership is already relatively high at 72.5% in 2010 based on a government think-tank report. But house prices have increased from 4.02 times annual household income in 2012 to 4.4 times in 2014, when a factor of three is considered affordable. Young married couples in particular are struggling to buy homes.
Foo also predicts consolidation of existing purpose-built office spaces in Kuala Lumpur, noting that companies like Shell and ExxonMobil are planning to cut costs by reducing their office footprints.

V23 Property Bubble First 2 in 1 Topic

Continue for V22

https://forum.lowyat.net/topic/3614004/+2400#entry75837533

Ladies & Gentleman,
I would like to make this new thread be more interesting, instead for the normal same old school economy related property bubble, I would like to include “Behavioral Economy Factor” thus I add in Families & Relationship factor as well, many of us may not be aware that families & relationship factor play as No.1 reason for us especially Asian culture to buy a house as a security toward relationship as well as for current families, future families growth, parents/in law, new ++ families members.

This is first of a kind 2 in 1 property bubble thread.

Factor 1

Currently our currency is really on a downward spiral trend with daily weakening against the greenback, so what can we do to keep the value of our money, especially in term of property investment which deem a good factor to secured future money value.

http://www.themalaysianinsider.com/malaysi...property-buyers

Factor 2

In fact read how married is No.1 factor in demand for property to young couples in China thus causing Property buying trends

http://qz.com/96737/yet-another-reason-why...-odds-in-china/

Yes, part of the reason I include this factor to avoid what happened in previous thread where Admin use derailed topic to close down the thread which I deem “high handed methods" nevertheless this thread as high prospective & wider discussion topic.

Again I would like to stress that this is not a personal attack thread but rather leaning from “general real life case study”

For those who not well verse with the phrase “Behavioral Economy” please feel free to read some of the link I attached.

Behavioural economics applies psychological insights into human behaviour to investigate how people make economic decisions under various conditions of constraint (e.g., time and knowledge) and influence (e.g., social pressure). This field has emerged as an important area of modern economics, and the social sciences more generally.

http://www.investopedia.com/terms/b/behavioraleconomics.asp

http://economics.about.com/od/behavioral-e...l-Economics.htm

https://www.city.ac.uk/courses/postgraduate...l-economics-msc

http://www.huffingtonpost.com/adam-grant/w..._b_5491960.html

I hope Jason (Top Graduate of Behavioral Economy) & Icemanfx (Current Undergraduate of Behavioral Economy) who specialist in these field come over & assist me to give better interpretation on “Behavioral Economy” especially how it affect Property Buying Trends & Bubble.
