            <description>Hi all,&lt;br /&gt;&lt;br /&gt;I received this from one of the purchasers of the office block (same as streetmall block). It&amp;#39;s very alarming and I hope any purchasers here are aware of it. This is potentialy tantamount to dishonest practice&amp;#33; I am not agreeing/disagreeing on this, it&amp;#39;s for you to judge; I&amp;#39;m just posting this to make all aware, and it may or may not be applicable to you for other blocks in OneSouth.&lt;br /&gt;&lt;br /&gt;**************************************************************&lt;br /&gt;To the developer of OneSouth,&lt;br /&gt;&lt;br /&gt;In the said letters, you mentioned that the Vacant Possession (VP) for the said unit can be completed subject to the following 2 (TWO) conditions being fulfilled:&lt;br /&gt;&lt;br /&gt;1)	All progress billings including any outstanding are fully settled (either by ourselves or our end financier)&lt;br /&gt;2)	Full settlement of miscellaneous charges as shown in the attached Statement of Account, which includes full settlement of the purchase price, all miscellaneous charges and late payment charges (if any)&lt;br /&gt;&lt;br /&gt;However, I would like to draw your attention to the fact that the conditions above have violated existing terms which were set earlier in the Sales and Purchase agreement (SPA), i.e.:&lt;br /&gt;&lt;br /&gt;1)	The Third schedule of the SPA : Item no 3 (a), which states  the 2.5% of purchase price is to be paid after the handing over of VP&lt;br /&gt;2)	The Developer Interests Bearing Scheme(DIBS) is effective until the VP is completed.&lt;br /&gt;3)	Clause 6.1 of the Deed of Mutual Covenant: Miscellaneous charges can only be billed after the VP is completed.&lt;br /&gt;&lt;br /&gt;Effectively, the SPA clauses mean that VP must take place before full settlement of progress billing , and until that happens, the DIBS scheme must continue to run. &lt;br /&gt;&lt;br /&gt;Moreover, VP process must be completed with the following conditions fulfilled:&lt;br /&gt;&lt;br /&gt;1)	The Certificate of Fitness issues (we received the Certificate of Completion, not CF)&lt;br /&gt;2)	Joint Site inspection (to determine dimensional accuracy and visual inspection for defects)&lt;br /&gt;3)	Acknowledgement of Delivery Order (with or without defects)&lt;br /&gt;4)	Handing over the keys/access cards to the said unit.&lt;br /&gt;&lt;br /&gt;Hence, I hereby insist that the charges in the Account Statement(pertaining to interest outstanding) for the said unit be immediately reversed and until full settlement by the end financier takes place, no further interest or other charged are to be incurred by ourselves. Concurrently the above-mentioned actions are to be taken within 14 (fourteen) days from the date of this letter to satisfy the conditions of VP completion.&lt;br /&gt;&lt;br /&gt;**************************************************************</description>

            <title>How to reduce your EXISTING homeloan</title>

            <description>Hi guys,&lt;br /&gt;&lt;br /&gt;Just thought that this may interest those who are having monthly mortgage commitment and/or would like to squeeze some extra money out of it.&lt;br /&gt;&lt;br /&gt;1. Request for rate review (means reduction) or current rate. Yes, you can actually request for the mortgage rate to be reduced. Some banks require you to write in (eg Citibank), but some (eg StanChart and HSBC) can do it over the phone. Just a call and you pay less everymonth, or pay the same and get your property clean in shorter time. Caveat: once the new rate takes effect, you will be locked in a fresh holding period (3-5 years). Usually at 3-5% penalty rate. If the property is for staying/long term investment, why not?&lt;br /&gt;&lt;br /&gt;p.s. Has anyone got calls from banks regarding pre-approved loan? I got called up a couple times, and (this is what they said) they mentioned that if I buy new/refinance my prop the loan will be automatically approved. I&amp;#39;m trading carefully on this (in case it&amp;#39;s just a big frog jumping around) &lt;!--emo&amp;:)--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/smile.gif' border='0' style='vertical-align:middle' alt='smile.gif' /&gt;&lt;!--endemo--&gt;, but imagine if it&amp;#39;s true&amp;#33;&lt;br /&gt;&lt;br /&gt;2. Refinance. Similar to the above, this can be done during or after the lock in period, or even if the prop is completely paid off already. Usually investors use this method to wring more money out of the equity increase in the prop. For eg. you bought a prop at RM100k and took out RM90k loan, after 3 years, the prop&amp;#39;s price has increased to RM130k. But you still have abt RM80k(assuming) of loan. So what do you do? Refinance, and if you get 90% margin again, you will get extra RM130k-10%-RM80k =RM37k. This is EXTRA RM37k for you for other investment. Please please please do not use this method to get the money to buy car, vacation or anything which will be used and gone. Remember, drink the milk, don&amp;#39;t eat the cow&amp;#33; It&amp;#39;s healthier too&amp;#33; &lt;!--emo&amp;:D--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/biggrin.gif' border='0' style='vertical-align:middle' alt='biggrin.gif' /&gt;&lt;!--endemo--&gt;&lt;br /&gt;Caveat: You assume higher repayment, so make sure your cashflow is not restricted. If -ve cashflow is generated by this mean, don&amp;#39;t do it. Also, fresh lock-in period. Do check out competing rates, it&amp;#39;s just so attractive nowadays...&lt;br /&gt;&lt;br /&gt;The cool thing is, if you don&amp;#39;t need the extra money now, just park it there. Don&amp;#39;t touch it, and you won&amp;#39;t get charged the additional interest (only applicable to flexihomeloan). I&amp;#39;m a very strong advocate of flexihomeloan, whether for own occupancy or investment. I&amp;#39;d love to hear contradicting views, let&amp;#39;s exchange opinions here.&lt;br /&gt;&lt;br /&gt;Also, more often than not, it&amp;#39;s NOT worth clearing the homeloan prematurely, especially if you are into investment. Use the extra cash (bonus, rental etc.) to invest.</description>

            <title>Beware the financial advices</title>

            <description>There have been so many financial advices being belted out, that I just think we have to set some things straight. Take with as much salt as you want.&lt;br /&gt;&lt;br /&gt;1. Pay yourself first.&lt;br /&gt;No&amp;#33; Pay all the high interests debt and essentials first, only then pay yourself.&lt;br /&gt;&lt;br /&gt;2. House you stay in is a liability.&lt;br /&gt;Not necessarily. Get your own place as early as possible, the house you can make into a home. Whether or not you have enough to pay cash, GET A LOAN ANYWAY. Make sure you have the flexibility to put in extra money and withdraw the excess anytime you want. Not one week, 2 days, or 1 month, but immediately whenever you want it. Then put all the cash in this mortgage. Whenever you find there&amp;#39;s a better investment potentially returning more than the interest rate the bank in charging, take out the cash. Put all your salary in this account, effectively reducing the principle. It&amp;#39;s a liability if it&amp;#39;s poorly located, and historically does not provide good yields.&lt;br /&gt;&lt;br /&gt;3. Do not pay other ppl to get financial assistance (Financial consultants, unit trust agents etc.)&lt;br /&gt;We are not stupid just because we do not know something. We just haven&amp;#39;t learnt yet&amp;#33; The best teacher is experience no matter how much you read or talk to ppl. From these ppl, go to one by credible references, make sure you get your money&amp;#39;s worth, get the return you anticipated, then choose to stay or leave.&lt;br /&gt;&lt;br /&gt;4. Taking loans to buy car is bad.&lt;br /&gt;Again, not necessarily. Make sure the effective interest rate is lower than the inflation. If you find one, then take the LONGEST LOAN possible. Let inflation eats away the value of your money. There&amp;#39;s no fixed formula to do this, some use FD rate as the inflation rate, some use the official CPI, it&amp;#39;s up to you.</description>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;I have a situation which I really don;t know what to do anymore. See, I need to monitor a location where it&amp;#39;s very remote. The exact area of monitoring is like a guardhouse (abt 5mx5m).  I want to do live streaming of video there while monitoring it from my home in PJ. As long as the video display is decent (view size and quality like PDA), then it&amp;#39;s ok. &lt;br /&gt;&lt;br /&gt;The area does not have 3G or EDGE coverage, not even phone line, and even with phone line Streamyx is not available there.&lt;br /&gt;&lt;br /&gt;Can anyone help me out here?&lt;br /&gt;&lt;br /&gt;Thanks&amp;#33;</description>
