Replacing chandelier with ceiling fan,how?

Hi guys.

I was wondering, what is the procedure to change the chandelier in my house to a ceiling fan? This chandelier was put in by previous house owner,so i dont know how they put it in.

I.e. what to consider:

Does the chandelier already have a hook that can be used for fans?

If not,is it possible to put in hook for the fan,without damaging/cutting the plaster ceiling?

Also, how much approx. to do this? And roughly what is the procedure...so that I know the contractor not conning me into installing and doing unnecessary work.

Selling Car to Used Car Dealer Procedure

Hi guys. I need advice cause I'm stuck with something. If this has been asked before, I apologize and hopefully you can send me a link (I have googled it for the past few weeks but nothing seems to fit my currect situation)

I am planning to sell off my car which is still under loan with bank. I have received an offer from a used car dealer that is interested in buying my car. The price I'm selling is at 32k. This dealer has offered me 2 options:

1) He says we go together to the bank that I have the loan with (in my case Bank Islam), and he will produce a document/agreement saying he will take responsibility of repayment and all liabilities/hutang will be transferred to him. He will settle the HP within 21 days (stated in the contract), during which he will find a buyer. After sign everything at the bank, (give right thumb print also), he will take the car from my possession immediately and look for a buyer. The amount that he will pay is 32k (bank settlement amount is 32k.)

2) He pays using a bank draft on the spot, but only for the value of 27k. Then I top up remaining amount owed to the bank. This way, I have ease of mind knowing that the bank loan is fully settled before I hand over to him.

My question is:

I understand the 2nd option is typical for any used car dealership. (I suppose)

With the 1st method, is it actually legit/safe to be proceeding with it like that?
Is the agreement that he is referring to is a "letter of undertaking?"
If so, will the bank come look for me/ask me to settle loan if suddenly he doesn't pay and runs off with my car? What about in a case where something happens to the car, etc.
If the 1st option is legit, can LYN members advice me on what precautionary steps I should take to cover my ass? He insists on doing it at my branch Bank, which I think is good. He also says that he is panel with Bank Islam (if I'm not mistaken). But I can't shake off this paranoid feeling. Is there any way of checking if the dealership is legit/good?

I know I should never hand over the car without proper documentation, but is this method legit/can hold up so that I am not held liable should anything unwanted happen? I have read a few horror stories that are now clouding my judgement.
