Hey Guys, It's been a couple of years since I last made a property purchase and was recently tempted to make another purchase. However, I can't quite recall when to make certain payments.

I do remember 2-3% deposite upon booking. However

1. When do you pay the balance 7-8%? Is it after loan approval?
2. When do you start servicing the loan? After key handover?
3. When do you start paying for the legal fees and tax?
4. Any other items to pay during this transaction period?

Was trying to plan out when to release some funds to make a purchase, and would really appreciate the help from the sifus here

Random Car parking in my Car Park

Recently I came back after a 9 day holiday to find that my Car Park in my condo is being used by a random car. I highlighted the issue to the management office and they have clamped the car, however I have few concerns.

1) It has been a few days now and the car has yet to been moved.
2) The car road tax expired 3 years ago
3) There is no Visitor Card nor Condo Sticker attached to the car, hence untraceable
4) Condo Management do not have record of this car registered.
5) The car is locked but hand brick is not engaged.

I'm not sure what's the best action to do in this situation as now I'm unable to use 1 out of 2 of my car parks. Thankfully the management office offered for me to use one of the spare car parks, however would like to get some advise on what action I should do.

Police Report? - Management Office mentioned they would be doing it. However, I'm not sure what impact it would bring.
Tow the Car myself? - and put the car where? and also $$$

Part of me just feels like smashing the car window and pushing the car out of my lot. But part of which also feels wrong as this would trouble the other residence instead.

Any ideas?

DIY Suzuka Bricks?

Hey Guys,
I plan to do a exposed brick wall at my place, and was told by a ID of a strange way to do it.

He told me to get MaxBond and I can just glue it on the wall. In fact he told me that I could glue on a layer of brown paper to the painted wall before using MaxBond on it to make it stick even stronger.

Any idea if it true?

Or should I use the traditional way of putting it up?

So I bought my property via Auction and had forked out all my money for the 10% Down Payment, Lawyer Fees and etc. I spent all my money up and now I own a Condo which is bare empty new unit.

Part of which maybe I feel like an idiot for not preparing for all the extra things I had to pay when buying an auction property.

So, if you were in my situation what would you do?

I'm currently thinking of getting few things done

1. Plaster Ceiling 1450sf (except toilet) - Any recommendation & expected cost?
2. Grills (expected to cost about RM1,500)
3. Lights, Fan & Air Con
4. Kitchen Countertop
5. Built in Cabinet for Bedroom

Any recommendation of any contractors? and how much more should I prepare myself for?
I've been reviewing around online but I'm not sure if they are good contractors after reading all the nightmare stories.

Now I have to wonder how do people even buy a place to stay and get married after that. It just takes up all the money!

Neighbours Parking Outside House

Hi All,
Just wanted to get some advise on Neighbours who park on the outside.

I understand that parking outside any property is free game, however recently my neighbours seems to have expanded their family and everyone has started parking outside my house. It has gone up to an extend that they have even blocked the whole lane making it a dead end road, blocking the fire hydrant and occasionally even blocking my house entrance.

I've advised my neighbours before, however I was told off by them with a simple "No. It's public property"

1) Is there any law regarding parking outside of properties?
2) Any idea what I can do to reduce the spam parkings, or maybe just outside my house?

How to convert Electric & Water bill to Residence?

Good Morning Guys,
I'm thinking of buying a Service Apartment but like most of you guys know, Service Apartments are build on Commercial Land. Part of it, it entangles Commercial Rates for utilities - Water & Electric which can be up to four times more expensive.

I've done some reading and I notice some Service Apartments have the ability to apply for Residential Rates since it's not being used for Commercial purposes. That being said, I was told that the current bill will be following the expensive Commercial rate.

May I know how can I convert my bills to Residential Rates? What can I do to get it done? Thanks!

Residence in Commercial Land

I recently saw some property which were on Commercial Land - Freehold.
It made me wonder what's the difference between getting a Condo in a Residential Land vs. Commercial Land.
Are there more things to pay for Commercial Land residence?

Anyone got any experience with it or know where I can read up more about it?
