            <title>[Need Advice] Property Handover Issue</title>

            <description>I am almost at the end of finalising my SPA in the purchase of a sub-sale property but all a sudden, the Seller is voicing out tons of issues and dissatisfaction in which preventing/delaying the property handover. &lt;br /&gt;&lt;br /&gt;To put things into context, here are some key points in the SPA milestone:&lt;br /&gt;- SPA lawyer represents both Purchaser and Seller&lt;br /&gt;-  Contract Completion Date is dated at end of Oct 2018, but the first loan disbursement to pay Seller&amp;#39;s redemption fee was released in Nov 2018. I am not sure how many extension days were granted prior to the Contract Completion Date and also not entirely sure which body (SPA lawyer/bank lawyer/bank/loan insurance) was responsible for causing the late disbursement.&lt;br /&gt;- Second disbursement was released in late December 2018, SPA lawyer emailed all the necessary documents that was requested by the Seller mostly pertaining letters from Bank&amp;#39;s Lawyers, disbursement receipts, redemption statement and sum breakdown that summarize to the final Balance of Selling Price.&lt;br /&gt;- SPA lawyer requested my authorization to release payment of Balance of Selling Price to seller. I gave authorization and SPA lawyer wrote off a cheque and banked it in to Seller&amp;#39;s account. This was the end of 2018 and I have already paid 1 month of the house instalment.&lt;br /&gt;- Come 2019, Seller is now frustrated and voicing dissatisfaction but oddly had also arranged the handover.&lt;br /&gt;&lt;br /&gt;Here are some points that were raised by the Seller that&amp;#39;s leading the handover into a state of delay and uncertainty:&lt;br /&gt;-  &amp;quot;Contract Completion Date was supposed to be end of October 2018, so I expected the redemption fee paid latest in October but instead it was paid in November. So there&amp;#39;s an increase of redemption fee there. Because of that too, I had to pay that extra 1 month of house instalment&amp;quot;.&lt;br /&gt;- &amp;quot;I have not signed any acceptance, so why did the SPA lawyer banked-in the Balance of Selling Price cheque?&amp;quot;&lt;br /&gt;- &amp;quot;I do not remember signing to the SP lawyer fees and they have deducted prior to my agreement.&amp;quot;&lt;br /&gt;- &amp;quot;For now, I will wait for the SP lawyer to explain to me in writing for the cause of delay&amp;quot;.&lt;br /&gt;&lt;br /&gt;So that is my current SPA dilemma. Legally where do I stand in this issue? What are my rights? Am I accountable to fork out more money to pay fine or interest in this issue although I did everything fast, right and orderly from the beginning until the very end of this SPA?&lt;br /&gt;&lt;br /&gt;On a side note, half-way through the SPA, we were assigned to a different lawyer/paralegal (I don&amp;#39;t know) because our initial lawyer had quit her job without her or the firm informing me and the Seller until much later date. &lt;br /&gt;&lt;br /&gt;I truly hope that someone here can advice me on this because this my first time purchasing a property and I don&amp;#39;t have the full wit to this.</description>

            <title>Hard Disk Power Failure</title>

            <description>Hello,&lt;br /&gt;&lt;br /&gt;Recently I had a power failure with my desktop PC. I think the power supply smoked up while I was asleep. The problem now is that my master Hard Disk(sata) can&amp;#39;t be detected anymore. My slave Hard Disk on the other hand works perfectly. &lt;br /&gt;&lt;br /&gt;I&amp;#39;ve tried connecting my master Hard Disk to docks, external cables and even through my neighbor&amp;#39;s desktop, but it doesn&amp;#39;t seem to get detected anymore. And I also realized that there is no power coming into the hard disk at all to spin it (no heat or vibration whatsoever). So I&amp;#39;m expecting something went wrong with its power circuit board.&lt;br /&gt;&lt;br /&gt;So do you guys know if i could just get that circuit fix and reclaim back my data or even if there&amp;#39;s no hope to fix, do you know where can i get my data recovered? i can&amp;#39;t send back for warranty because I need the data in it. Some part of my assignments are in there and most important are my pictures from time to time.             <title>Headphone Re-wiring service?</title>

            <description>Hello,&lt;br /&gt;&lt;br /&gt;Is there anyone here that can re-wire back my headphone or maybe just fix it?&lt;br /&gt;The problem is that my headphone suddenly can output sound only from the left speaker.&lt;br /&gt;It&amp;#39;s been almost 4 years since I&amp;#39;ve been using it and I don&amp;#39;t think i wanna replace it yet &lt;!--emo&amp;:)--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/smile.gif' border='0' style='vertical-align:middle' alt='smile.gif' /&gt;&lt;!--endemo--&gt;&lt;br /&gt;But anyway, my headphone is the philips &lt;a href='http://cdn.dealsdirect.net/m/products/995/4995/1/product1_4995.jpg' target='_blank'&gt;&lt;span style='color:blue'&gt;SHP805&lt;/span&gt;&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;p/s: I&amp;#39;ve checked the wiring on both side of speakers and it seems that none of it are disconnected or anything to that matter.&lt;br /&gt;So i&amp;#39;m guessing maybe the wiring at the jack connector may be the problem?</description>

            <title>Where can i fix monitors?</title>

            <description>Hey guys,&lt;br /&gt;&lt;br /&gt;My acer lcd has finally worn out i guess? Now it has horizontal lines falling from the top of the screen to the bottom infinitely. Is there a way to fix it or do you guys know any place where I could send it to get it fixed? &lt;br /&gt;&lt;br /&gt;I&amp;#39;m getting a new monitor anyway but I think it&amp;#39;s best i get this one fixed as well because it might be a waste just to throw it away. It doesn&amp;#39;t seem like a serious problem though. Maybe it needs to get the liquid refilled i guess? And it&amp;#39;s over the warranty timeline already too.</description>
