Prop - personal name, but want rental -> company

Situation - I have properties (office & shops) all under individual name. some vacant, some tenanted.
What I want - To channel all rental into a ABC Sdn Bhd.

1) How to go about it ? Can ABC Sdn Bhd rent from me and all tenants assign to ABC Sdn Bhd ? I suppose I have to create tenancy agreement between ABC Sdn and myself ?

2) Can work boh for (1). Any other way ?

1) Do you have anything sold/ for sell in the past 6 months ?

2) Waited how long to get it off ? If still on listing, how long waited ?

3) Asking price par with market, lower, upper ?

4) what type of property, location ?

Your targeted selling price upon buying new launch

I'll love to learn what is your target selling price in your mind when they decided to buy a new launching.. (if you have it).

Let me start first.

Landed link house - construction time 2 years. My rule of thumb is my targeted selling price is 140% upon VP.
e.g. purchase 600k, target to sell 840k upon VP (2 years).
For every 1 year of waiting. + 10% of purchase price.
e.g. another 2 years after VP. 960k

that's what in my mind when I decided to buy a new launching.

How is yours ? Can be condo/soho/shop office/kilang/town house...

Ok, KLSE has already drop below long term support line (1700).

It is now down trend, not only in Malaysia but many other region too.

Will you buy next launching, assuming it is the same price as the one you missed.

Still BBB ? Just want to see what is people's buying sentiment now.

Attention to Commercial prop landlord ! TNB issue

Hello all taikor and bosses. If you have commercial shoplot, alert !

TNB has been going around to change/upgrade their meters in klang valley, once upgraded they WILL charge an unknown sum base on unknown figure.
TNB has charge me RM17k for "salah calculation" from Dec 2010 to Jun 2011. It was suppose to bill to my tenant but they are now left, and it has became my liability ! My next door unit got charge RM70k ! for over 2009 to 2011 of "salah calculation".

This is what you can do before it happen to you.
1) Ask your tenant to open account with TNB under their name. (they do encourage that)
2) Close your account.
3) In case they still bill you, dispute it !
