Basement height limit & Narrow passage way

There are some building basement which the height are too low and cause problem to those Mpv and Suv to enter.

Let us contribute some information.

Summary

Building or tunnel without issue(>2m)

1. City Square-JB : 2.1m
2. Angsana-JB : 2.1m
3. Genting Highlands-PH : 2m
4. 1 Utama-KL : 2.1m
5. Mid Valley-KL : 2.1m
6. Bejaya Times Square-KL : 2.1m
7. Jusco-Malacca : 2m
8. Smart tunnel KL: 2.1m

Building or tunnel to avoid/precaution(<2m)

1. Xxxxxxxxxxxx : xxm

Narrow passage enter with precaution.

1) Paradigm Mall - blardy hopeless design, the rampway up to next level all freaking narrow. There's lots of space there, utterly failed design.

2) Kidszania building opposite IKEA, Mutiara Damansara. Never ever go down to the basement car park...the ramp up is at the side, 90 degrees ...they even have to break part of the wall at the side of the ramp, but it doesn't improves anything.
The carpark on the top floors are ok (from another entrance).

3.Empire mall - basement parking which are too steep that can scrape the front lip and chassis.

4.Star regency hotel, Cameron Highlands . Just opposite cactus farm. I drove a Naza Ria there and my sides is so close to the wall at the ramp.

5. Hospital Universiti Malaya. Low ceilings and very narrow lanes. Your estimation ability and driving skills must be damn good.

Nissan serena 2011 or Toyota estima 2004

I am planning to get a family MPV for weekend ride or vacation trip purposes. Budget below 100k. After doing some survey. I found that Nissan Serena 2011 or Toyota Estima 2004 somewhere about the range.

So now the question goes.

1. Which one more comfy?
2. Which one to choose?
3. Is it worth to buy 2nd car which already near to 10 years or more with that price? Or simply get a new exora?

Hope Serena or Estima owner can give me some idea...

Do seller have to pay GST?

HI, recently i plan to sell off one of my unit. the agent said GST (government service tax) involved. Just want to know do seller need to bare for the GST or the buyer? or no such thing for GST currently.

Buying Commercial Shop Unit

Hi, all expert.

I am planning to invest in commercial shop unit. usually how much loan the bank will approve?

According to the topic, some saying if having RESIDENTIAL unit the loan will get approved for

1st unit is 90%,
2nd unit is 85%
3rd unit or onward is 70%

If that is the case then how about having commercial shop unit? anyone have idea?
