Letter Offer signed, then owner refused to sell

Dear all sifus,

I need your kind advice please. Below is the situation:-

I signed an Offer to Purchase to buy a condo @ RM165,000 in April and paid 3% to the real estate agency. Then I am using my own lawyer and the vendor is using his own lawyer as well. After both lawyers have finally come out with Sale & Purchase Agreement, I signed and issue the balance 7% to vendor's lawyer in June. After that the owner refused to sign SPA as they said the price now is RM210,000. He counter offered me RM210,000. The vendor's lawyer already cleared my cheque of the balance 7%.

My lawyer already sent a letter to vendor's lawyer to claim back my 10% + 10% compensation but it's already 2 weeks and there's no reply from vendor's lawyer. The vendor can just keep delaying but my $$$ stucked there. Now the vendor appointed other agents to sell for him at RM210,000.

Now what's my rights? What can I do? Can I put a caveat on that property?

Dear all,

My mum, who is 46 this year plans to purchase a medical card on top of her current ING medical card due to its limit is insufficient (she thinks). She said the limit is around RM60k. She also mentioned that she plans to buy Prudential medical card due to it is cheaper, the limit is higher and it is an investment-linked plan. She doesn't want to purchase ING anymore due to the higher fee among all medical card.

I then suggested Great Eastern as many of my friends purchased GE policy. But she said that she heard complaints on GE that it is very hard to make claims etc.
So I hope insurance agents in LYN can enlighten me and my mum on buying insurance. I understand that each companies will have their own advantages, can you all let me know what is so good about the plan offered by your company that can convince me to purchase from you.

My mum is a 46 year old housewife while I am a 23 year old property negotiator. I would like to know the the plan offered by your companies especially GE, Prudential and ING which you think will be suitable for me and my mum. Currently I have a life insurance from GE which my mum has bought it since I was still a child, I think coverage should be around RM50k now. My mum needs medical insurance for herself. Please recommend. TQ

P/S: Agents please share here what are the advantages/selling points of your companies. I believe many agents will have some sort of knowledge regarding the disadvantages of other companies as I think many agents are unwilling to reveal their own companies' disadvantages. So do pm me on what you think about the disadvantages of other companies to me (such as hard to make claims, what are not covered, co-insurance etc.).

Agents from other insurance companies other than GE, ING and Prudential are welcome too~

Hey guys, can any1 tell me what is the maximum number of people can share a wireless connection and it is stable n hv smooth connection? lets say streamyx 1.0 mbps...

and with the same number of people using it, will 1mbps n 4mbps makes a difference?

any recommended wireless router which its coverage area is bigger and hv stronger signal?

full commission based job means there is no basic salary at all, u just earn commission such as insurance agent, unit trust agent, diamond water filter dealer etc.

what i mean for the salary based job is working with a big company or being in a professional line such as accountant, engineer etc. where u enjoy good employees benefit, promotion and others
